I would start with the wholeseale and move to the others once I get some cash flow.

Along with the profits, RE investing feeds my creative juices so I have to admit I love a good rehab and flip. But for sheer unadulterated cash now, wholesaling takes it. The smart money these days though is probably in buy and holds ... when will properties be so available and cheap again? Does this answer the question? Let me check my IPad ... no wait - I don't have one!

Buying cheap, fixing then selling would be my choice. Since there is more deals that one rehabber can handle I would love to wholesale the ones that I can get cheap but not in my buying criteria.

At this point I would have to say Wholesale. I do have several rental properties,I need to get some more cash for bigger ventures.

i will like to do all but i think my best bet is to start with wholesale.

Based on the case and the market circumstances, each one of these strategies can be the best, but overall, the best way for making a good money and fast, is wholesaling. It may seem more work (more deals over time), but actually it has the minimum engagement, cost and responsibility. You do not need to fix or rent or pay for mortgage. Most importantly, it does not take much of your time and money (for investment). You just make a deal and walk away with the money you just made.
Of course you want to take advantage of other strategies too, but focusing on wholesale can make you reach.

Flip and hold Dean!!!!!

I have previously bought fixed and rented. But would like to try a different strategy, wholesale seems to be the next option for me.

I am working on doing distress commercial apartments fixing them up and renting them out. Because of the high demand for rental apartments.

iv got some money so at first flip, then rent rent rent... so some day cash in an retirer an then flip agian just to be doing somthing, it going to happen i no. thank dean u keep me going.

My answer is actually, D. All of the above, but if I have to choose it's flipping houses.
Buy,fix and sell to an end buyer.

I am interested in getting quick cash using the wholesale aspect but I am also still interested in doing all the techniques to get a good understanding of the whole real estate market.

I am most interested in wholesale right now. Very limited on money, but want to get to buying really cheap rehabing and then renting out.

Hi I am approved for a fha loan for about 135 K ,but need someone to partner with and bring the funds to fix up the properties that are available for that price.

Hi Dean - had your material for a long time and have not moved on it ;-( - Listen to you often but I felt timing just was not right yet. Now, I am ready to get out and DO - Anyway, I think the best thing for me to start is to get the lists and match them up - buyers and sellers. Looking forward to being one of yor TOP STUDENTS.
