I am more excited about rehabbing, I just love the idea of taking an ugly house making it pretty and liveable. But I must admit the ease of wholesaling is very appealing.

In my case...

I am immediately interested and attempting wholesaling as I have a lack of money. I must be doing something wrong because I have looked at close to 200 properties and submitted around 100 offers and no deal yet. I am determined to make this work. After I get a few wholesale deals (5 or so) under my belt, I would like to keep one for rental income. However I eventually would like to become successful and knowledgeable in each facet of REI. We did one and and theit really took
alot longer to retail it than we thoungt .We are wholesale prospects now.

Investment strategy

I would like to buy, fix and rent. I believe that is the best approach in my enviroment. Thanks Dean for all your help.

Need to find a buyer first as I don't have credit of money to fix up a place.

I would love to wholesale property and keep it moving. Im hungry and eager. Thirsty as well. Eventually I would love to hold and rent, but right now its about building capital to flip. Flip Capital!!

First I would like to thank your people for coming to Indianapolis, IN this past weekend. One of things I remember is to start where you can start. At this time because of not having worked since before going into the hospital in 2007, I am very much interested in Wholesale, and after building my cash, buying cheap-rehab-renting or selling.

I look forward to making it happen. I felt more comfortable and confident than any other real estate person I have heard over the years.

I prefer Wholesaling as it allows for quick cash and less headache not having to deal with out of pocket fix up cost and wait for the recovery when the property sells, which in this climate could take quit some time or not at all. Even if you held property for cash flow, with this climate a good paying tenant could easily become a non paying tenant with the loss of a job. I'd much rather match the Buyers and Sellers, make the quick cash, and be out the deal.

Wholesaling

Have no additional disposable income, so wholesaling is my only option.

Right now, Wholesaling to investors excited me the most, because you don't have to use any of your own money to buy the property to make a profit, creating a win for the seller because they sell their home, a win for the buyer as a great investment, and a win for the wholesaler for fast profit. Laughing out loud

How cool: To answer your question, Wholesaling & ASSIGNMENTS & THE CONTINUAL BUILDING OF MY BUYERS LIST.

After a couple deals I'll be concentrating on ESTABLISHING A "FIRST TIME BUYERS LIST & GETTING THEM PRE-QUALIFIED." NEXT I'll start in on my first Short (I have a wonderful team together; would like to do one short with them and then evaluate the short sale process). Buy/Rehab/Hold & Rent is my last option, until I reach certain financial goals. 5.5 months and still haven't done my first deal. Still, I'm doing everything with the exception of Bandit Signs, which cannot be done where I'm at. Too bad because they are probably the best single tool. I do have them however.

I have just attended yours 3 days workshop at New Orleans,LA.It was so helpful ,fun and motivated.You are not only teaching people how to do real estate but you motivate people to step out of the box and define who they really are.It was so great.After the workshop I was a little emotional because I couldn't afford to join the next training level.All I am thinking was to do "WHOLESALE" that 's what I just learned from the workshop,it's easy process and it's safe for a new rookie like me.I will act on it and will be there at "InsidersEdge:The summit",thanks Dean!

Which of the Three?

At this point in my life, I would be most interested in buying and holding, but renting until the market recovers some.

I want to learn wholesaling, and then work my way up to do the other two. Long-term, I want to buy and hold. When I can gather a team of professionals with integrity, buying low, fixing up, and selling or renting would be ideal. But I have a lot to learn about wholesaling for now!!! I'd have to say, wholesale, at least until I bank enough money to afford to be able to sit on a property waiting for a retail buyer.

Hey Dean as of now I want to focus on doing wholesale deals so I can get some cash flow in, plus get more experience working with motivated sellers and investor buyer, after I build up some cash flow I will move on to doing buy fix & flip to retail buyers, and I will be using your awesome systems to put everything in place so I can be a successful investor like yourself. Then I will move in to other investing strategies, and seek to help other up and coming investors be successful as well with your unique strategies.

I prefer to fix and sell retail and move on. However, I have impediments in the financial area that prevent me from getting started. I have no room for failure. I would foreclose on my own home if I fail.

I would like to Wholesale due to quick turnover and quick cash.I need to build up the kitty.My passions is to rehab and flip to first time home buyers.The feeling that you get from owning a home is incredible.Last but not least,I would tap into the probate,incredible deals and i get to rehab.
