So it's been over a year now since I became actively seeking SFRs. What a journey it's continuing to be. Well, I have been working on "just building my Buyers List" for Multi Family Properties (MFPS's) strictly from the ALL CASH BUYERS found as Hedge Funds & REITs (Real Estate Investment Trusts). What a world! In doing so, I'm breaking new ground for these people are somewhat allusive, yet there are thousands of them. Why bring this up here in the Bio Section about myself? Because with the exception of myself as a professional Harmonica Player, and the fact that I do have a back ground in the field of Merger & Acquisition, I've left my past behind. I have nothing I wish to say about myself, except that with the new found success of this, my 7th business I am entrepreneuring, I am not looking back to my life either. So why bring it up? I just up-dated my profile page. Thanks for the advice. And as I said in it, I just competed a move to Avondale, AZ Sunday/yesterday the 12th. I have much to do concerning my move here, but I wanted to start my new week and move on the right foot, so I've spend the past 90 minutes or so on the DG Site, plus did some driving around checking out neighborhoods, etc. I know the area to a degree, but now I'll be learning it from a different perspective. Sorry it took so long to repond here. I had been off-line and using the computer at the Simi Valley Library before. Now I'll be here daily. Will be doing R/E 4/8hour days and 2/10hour days, with one day off a week with my long time girl friend. Again, thanks for the feedback! Aloha!

3/14/2011 Up Date
Well folks, all it going at a much better clip. I'm seeing properties from a variety of sources: I have 2 R/E Agents working on my behalf, one in West Phoenix and one in East Phoenix. I'm still doing a lot of driving neighborhoods. Yesterday I revisited one that I drove through (every street) back in January and found a weeded up yard! Today I'll do the on-line research for it. I spend a lot of time on-line through many, many sites: FSOB's and more. My Foreclosure Alert Site was a bit premature because I'm not in a financial position to do anything but Assignments: My goal is two, then I can expand into other techniques. I'm doing this full time: 12-14 hour days/6 days a week. On the 7th day I still usually drive an area for 3-4 hours, but the price of gas is eating away at my back up cash. But I'm confident now that any day I will find my first property, now that I'm pushing through 10-20 per week. Hopefully as my R/E Agents get more and more into the swing of things, that will increase rapidly.
Also, I'm posted on Craigslist with my Auto Messaging number, using my Business Cards w/same. I need to do flyers but in my community I don't seem to see a place to really post them. I have 6 bandit signs. They go out on Fridays and I pick them up on Sundays. Since I cannot put them at intersections, except at Residential tracks, I must target a community. This is a problem I must resolve!
I Don't know if anybody is reading this, but it feels good to write it, share and know that somebody is actually out there doing what I'm doing and working just as hard. And I really enjoyed the last conference call!

Staying On It!
04/11/2011 Just an up date to say all is going smooth, cunching numbers and really into a flow. Some offers out there but no enchilada first deal yet! Looking for new ways to market. I read one idea about putting flyers on cars: Going to put some tougher today and go do it! Will take any gorilla marketing ideas you might have out there. Bandit signs are mostly a bust because of restrictions, but I can put them in neighborhoods specifically. Down the line when I can hire somebody to help I'll get into them heavy: Phoenix (and I'm on the West side) is so spread out, and there are zip codes I don't want to be in because I can't do deals in them. So any ideas & help is appreciated!
All will happen and I'm still INSPIRED AND MOTIVATED BIG TIME!

Just a comment : you mentioned foreclosure alert being too premature, and I find it to be a great tool in terms of pre -foreclosures, which is where some of the assignments can be found.
Do you get much from the bandit signs?
I see you are in AZ too, so are you having any success with this year?
