I really believe in using all three to reach my goal of financial independence. I think the quick flips are good for gaining capital, selling the properties you find really good deals on to homeowners for a big gain is even better (who doesn't like large sums of money...) but the passive income generators, the rental units, can be a nice comfort so you don't ALWAYS have to track down the deals 24/7.
I am just starting out with all of this, but can see how each of the three strategies can be very helpful and am eager to get myself to my goals!

I am just getting started in learning more about real estate opportunities to create a decent income. After 31 yrs of marriage, I find myself divorced, in foreclosure, and underemployed. (Not to mention, very depressed emotionally.) My past education and experience working is good, but I am having no luck finding a FT job that I can start without additional schooling or within 100 miles from home. Very frustrating for me and for many others also, I'm sure, dring this time of our down economy.
In answer to your question, (although I am interested in all 3 options), I would most like to buy low to fix up minor (not major) issues for rental income and for resale income. I would love to be able to support myself in this avenue. (And, keeping my home of 29+ is of utmost importance to me at this time!) Thank you, Lynn

Due to a poor credit issue I know wholesaling would be the way to kick things off right. Having right the tools and motivation is imperative.

We were founded and built this Great country of ours for our independence. I am more a Buy and Hold Investor. I am not opposed to Wholesaleing.
If I knew about it, I might change my tactics.

Dean...I love the idea of wholesaling since it's potentially quick with little to NO risk, especially now just getting started however, as I continue along I am very excited about the idea of buying low, rehabing and flipping retail.

Thanks for the invite to the drawing and my interest lies in all three areas, but if in the luck of the draw mine usually goes south so let me be the first to congradulate who ever does win it. Dean seams to be an amazing person with a heart for helping others so who ever gets it know that you have been blessed.

I had to change jobs and the new job requires much more travel, so I don't have a lot of time.

I am definitely more interested in Wholesaling at this time. I could really use some quick money.

I would choose wholesaling because I'm to broke to do anything else.

Although my future goal & familiarity would be fix & flip or buy & hold, I would like to put my foot in the wholesaling door to build up cash.
