I would wholesale houses. The more the merrier. Start small, 5 properties, and increase them sporadically in five more properties at a time.

In this market, it feels like wholesaling is not a viable option. Yet, given the fact there is little cash out - its best for a new person. Rehabbing and selling for retail is the easiest for inexperienced to understand.

1. Wholesaling - if it can be explained as super easy...super doable

2. Buy & Flip retail - if funding is explained clearly.

Hello Dean, I bought your books and they made a lot of sense but I've yet to do my first deal. Being on disability I obviously have little cash and wholesaling makes the most sense wit access to buyers and motivated seller lists. Will keep up with your blog as I need to do something soon. Buy wholesale at a low low below market value then re sell low for the buyer or investor to feel a gain also!.

Hi, Dean Wening Cintron here. At the moment I will like to do Wholesaling for a quick cash. But, it will change in the future. I will fix , Rent, hold and... Sale to people that I am fixing their Credit and investors. Also, to those people that will like to purchase their houses Back. This Buyers/Investor will create a bigger cash flow. Why? I will Low purchase...I will Rent them to them and I will high sale them in the years to come.

While our long term plan is multiple streams of income, right now...to acquire larger chunks of money to speed up the process would be most inspiring.

wholesale sounds like a good place to start but I'm more interested in growing passive income and that sounds like rentals. I've run into roadblocks with financing. I have good credit and pay all my bills but that's not good enough for them. The banks want to see something more tangible. Like me go to work for a paycheck. Rather than run my own business.
If they think that's going to stop me they have a rude awakening coming on the horizon. They lit the fire and now the energy is in motion.

Wholesaling makes a lot of sense to me, right now.

I would like to buy/rent/sale when the price goes up.
