Right now, I am into wholesaling, I want to get as many deals as fast as I can. I want to be doing 20-25 deals a month. So if you can get a more advance system together to show us how to make the process faster. I would love to learn it and apply it in California.

When I became a single mom (after a 20 yr. marriage) I had no clue how I could stay home to raise my daughters, but it was important to me. I discovered 'fixer-uppers'. Yes, we moved a lot, as equity was my paycheck, but not only did I get to be home, I became a very good plumber, novice carpenter & have even roofed once. I am 52 & still at it! So the market isn't quite what it is, but I just helped my boyfriend build a 13' wall in one of his rentals. As a 'mature' woman, I am finding I still like power tools more then shoes!!! So I will stick with what I know....buy to fix, sell at a profit!!! What a ride!

I know it is very important to know which concept I'm setting myself up to be involved in. Eventually, I'd like to help out Families that don't have a perfect score. However, to start out, I'm looking more into quick flips/purchasing tax lien certificates (especially in the counties that have very short redemption periods).

Seriously... my primary interest is in buy/fix/flip. But due to circumstances (economy, wife's illness, work pressure and so on) I am forced to do wholesale.
So my answer is this:
Wholesale as a way to gain the capital I need to buy/fix/flip.

I am most interested in buying really cheap, rehabing and renting out for positive cash flow. Through personal experience (my daughters) I found that it's difficult to find nice homes to rent unless you pay an arm and a leg for rent.
Currently, I am more interested in:
Rehabbing and then either reselling and/or renting to help families in transition to get settled in addition to generating cashflow.
My Preference
If I had the money, I would prefer to buy,fix, and flip to end user. I have been trying from day one to build a buyer's list, with no success, because I wanted to buy and flip to another investor/buyer. If I could build and get that list rolling, this would be my method of choice. I am interested in both. Forget the contest, just send me the Ipad. I desperately need one.

Hey Dean, I am primarily interested in wholesaling at this time because I need to get rid of debt and know, that is, really know that I can bring in a minimum of $5000 per month. With the knowledge that I can bring in $5000 min per month, I do not have to take another J.O.B. that drains me and gets in the way of building a real estate dream.
In the future, I would buy to hold and rent, but in key places near water or in the mountains. I have access to many beautiful properties in the NC area, and simply need you, or one of your students to work with me to make a flip or investment (for the buyer) happen. I would love that iPAD to carry around too!
