I went to two banks (yes the ones are TOO BIG-Chase & US Bank) to refin. They both said that my income to debt ratio should be under 45% before they would help me.

I will call the small ones !!

In your blog you stated that you tell the banks I buy houses all cash. This would work IF I HAD all cash. I will work on FSBOs.

Yes, Arizona! of course i would love to be on your show. Thank you for the financing info, will need to watch this video at least one more time before making any phone call's, as it is late and the end of a 12 hour shift for me. But thank's again Dean.

First, if I'd have to drive to Phoenix, I would (Santee, CA isn't that far away anyhow) It'd be a lot of fun to meet some of us in an environment like that!
Second, I'm going to start calling tomorrow, and see if I can get the credit union/small bank to work for me. I've always been kinda scared to ask banks for money... but really, isn't that the way that they make money? And what's the worst they could say anyway? No? Next!

I Think that it is a great idea to have a tv show where the audience can ask questions. I am also interested in being in the audience. I have been to two seminars which have helped me get motivated to start this program. I Think this new TV show would motivate people again to help finish the program. Thanks for the idea.

The lesson about the banks... I remember you giving us this information before, and I have put it to use already, and yes, it does work!!!. So far, I've refinanced 4 properties- out of state!!! My latest one with a credit union, that I was not a member of!
... and my fifth one in the works!
Don't forget to think about direct banks also (the ones that don't have branches, it's all done through internet)

Dean, The show sounds like a great idea. I've been using two banks in my home town and now I'm looking into a credit union for a better interest rate.
You just have to ask the right questions.
You might even want to ask to see what they have for REO properties they want to unload.

Well I hada bit of a dry spell but I'm back I have my attorney and agent doing my closing at 3:00 tomorrow. I picked up a cute 2/1 for 40K that needs about 10K in updates and repairs. It will appraise at 70K when done.
I have my guys going in same day of closing to get rehab started while my husband and I get ready to leave to Costa Rica to learn to surf and bring 120 lbs of school supplies and clothing down for local school and village! Remote investing rocks!
As for your banking refi's I just want to say to other students be tenacious! You may hear many 'no's' that you cant do that but it just means...they can't. Go on to the next. You WILL find a banker to give you 100% . I find them doing 80 LTV on FMV with 5 year balloon and I get them to give me anammort of 20 years on that ballon to bring up my monthly cash flow. I still will be calling and using this rate against other banks to try for 25 or 30 ammort with 3-5 year balloon though. Try to line up two or 3 yeses and use them to your advantage during nogotiations for the best rates.
