It sounds bad but thats why we're getting deals post sale (GSE's) at about 10%-35% ARV. We bought a HUD home recently, 3 BED 1 BTH for 4,500. Put about 8k into it and are renting it for 700. We had lines of credit and are putting it in Real Estate. We bought 9 in the last 24 months. We have high utilization so we're using Insiders Cash to refi some of these to replenish our capital. The area consist of Portsmouth, Chesapeake, Suffolk,Norfolk and Virginia Beach, on the south side.
On the Peninsula, there is Hampton, Newport News, York, Poqouson, and Williamsburg.
This area has a massive military presence.

In 2012, you had an unemployment rate between 5.5-6%. It was a little higher in 2011.
