Olympia is actually made up of 3 municipalities: Olympia, Lacey, Tumwater. All three have basically grown into one entity most people refer to as "Olympia", but they are legally separate. Lacey is interesting because it is 1) on the north side of "Olympia", and 2)quickly growing towards JBLM (Joint Base Lewis McChord) which is only a few miles away (north) and has been recently growing itself. Does "proximity to a military base" usually equal "great rental market"? The area near the base is called Hawk's Prairie, and it has been EXPLODING with growth for a while now.

1) I Live in Florida however I am buying rentals in Indiana due to market competition in Florida. Rent to value ratio is much more favorable in Indiana and rental market is strong

3)Avg cost of the bdrm home is $20-25k + $3-$6k in fix up costs

4) Avg rent is $700 (are you paying attention to the ROI here!)
