Thanks for the opportunity to learn, compete, and partnership. Would like to hear more of why these specific questions. I understand the employment rate. In todays market in every area housing prices are all over the place.

1) Nashville, TN

2) According to the Dept Of Numbers in the Nashville Murfreeboro Franklin area the unemployment rate in Jan 7.0, May 6.6, Nov 6.3 2011

3)The average cost of a three bedroom house of 20 houses on zillow in the Nashville area was just at $110,000. This did not include the most influential area.

4)The average rents from 15 houses on both zillow and craigslist for three bedroom house was just below $900.

5)The tax rate varies from approx .033-.045 and higher in the business district. My best estimate for the taxes is $1125

6)This is another one that varies with the area
I did read in one area it was taking 90-120 DOM. I couldn't find nor the guy I talked to didn't know about the entire area.

Investor area opportunities

Quito, Ecuador
Average salary is generally around 300 dollars monthly. The cost of property is varied by location. For example, in Manabi you can purchase a 1/2 acre lot on the beach for 25k. In Quito that same 25k will buy a used car at best. I've seen properties range from 5k -10m. The coastal areas are definitely the "hot spots" for excellent development and return. 1h can be bought for $1.50 per meter. 10,000 meters is equivalent to 1 hectare. I arrived here from Texas 7 months ago. There are a few virgin beaches that will make nice resort properties, and some of the locations I've scouted already have some hard buys from the Hilton's, BW corp. and some local blue diamond high end developers. Land purchased weeks ago, nothing developed yet, and a new bridge being built by the presidents orders. These are all inside conversations. I am seeking investors to support and create year round hospitality development for a large return. The pacific ocean is very inviting, and the scenery is completely pristine. Along the coast line there are "Miami" style resorts and condos already build and occupied. The areas are approximately 190km on either side of the "virgin" area I'm interested in developing. Esmeralda's, guyaquille, etc., are right up the coast line.

What a great idea for a poll. Looking at all the numbers from around the country definitely tells you where your market is. Just knowing you guys need these numbers makes me pay very close attention to them. Thanks so much for all the great advice and motivation. Investment opportunity

A few more pieces of information. The condos up the coast line are 90m2 in size, and sell for approximately 140k-160k each. I spoke with the developer/owner of the blue diamond towers and got the supply grid and chain for all of the wholesale cost build supplies including concrete contractors. I viewed cost sheets both expenditures and final returns. Blue diamond is going to start construction on a third tower which is already sold out prior to breaking ground. The cost of constructing the third tower will be funded by 50% of the sales from the second tower. The second tower, which is 100% occupied sold out completely by the completion of phase one( first tower) construction. This process will be duplicated up and down this coast line. Clients ( buyers) are global. U.S., Japanese, Korean, columbian, Peruvian, Ecuadorean, European, etc. all U.S. currency here, as the sucre has been replaced by the U.S. dollar 11 years ago.
