Anderson, IN is a gold mine

1) Anderson, Indiana

Anderson Indiana is a gold mine. Due to a heavy number of layoffs and closing industrial plants, the local economy plummeted about 7 years ago. A search for foreclosures brings up 61 properties in a 10 mile radius. 44 of which are under 20K. There are a few small pockets within Anderson that will VERY soon skyrocket in value as they are in the line of major upcoming development. The combination of extremely low house prices and the fact that development is right around the corner, anyone with the funding would be crazy not to jump on it. With a bit of knowledge of the area, a bit of real estate knowledge, and funding, this are will make someone ALOT of money!

Martinsburg, WV is considered as part of the Metro DC/MD/VA/WV area.--(an area that CONTINUES to BOOM near the Nation's Capital!!
I currently live in Inwood, WV 25428, however Martinsburg zipcodes are right by my house.
Especially I notice in Downtown Martinsburg, there are quite a lot of inexpensive homes that could be bought and rented!!!

Hawaii tends to be a little different than the mainland market, being that it's very desirable and inventory is limited. Even thou prices have come down, the downswing hasn't been quite as dramatic as the mainland, and is now on the upswing. If you want a chunk of Paradise, now is the time to do it!

This is Metro Columbus. Of my 32 purchases in this area since August, 10 have been Rehab'd (9 are rented), 4 have been Sold, 20 are under construction. The 28 I have will produce $18,144 income in Rents per month. My average purchase price overall has been $12,207 per property. We are showing an un-leveraged solid Cap rate of 10.3% including vacancy and maintenance. We calculate this secondary market to have a conservative 4 year run with the new Casino going in, an upscale, west-side shopping area to match Easton Mall on the east side, the city influx of revitalization and the hospital area revitalization, plus the OSU area in constant demand. I have an exit strategy with a non-profit that will purchase then Lease-op, but could use a summit group for additional sales. I have enough history now to get approval to purchase direct from the land bank and will began that asap. My cash on cash has been 59.29% on the sales so far. The anticipated Cash on Cash for the balance of inventory is 77.51% because the 19 lot is self-funded after the first 5 properties are repaired, although an influx of PM will make the job easier and faster.
