let me make a note here. the market is going up and going to be getting better. the movie industry is starting to get pretty big here. there is a new movie studio, tyler perry, and another one is being built soon. movie and tv crews are having to come here for many months, and need to to live here for that time. the actors etc will all need places to rent or buy. the time to get in on this is now. it is getting bigger each year. the need is here and will get greater.

Looking at the lowest to highest cost and picking the mid range pricing I found there were 10 homes over 3 bedrooms in the $89,000 to 90'000 range. I chose a 3 bedroom that was 89,900 and rental ready, 15 Cortland Street, Springfield MA 01109

4. What’s the average rent for that same house?
The average rent for a 3 bedroom house is $1300. There as also an 11 year waiting list for low income subsidized rental guarantying at least 1 year of rental payments if house it to city code.

5. What are the average annual taxes for that property? $1,902 per year

6. What are the current days on market? 180 days

Point of interest. Western Mass is posed for a housing boom in 1-2 years with the addition of casinos either in Springfield proper or the surrounding 20 min area. Now is the time to snap up all the houses that are rentable or flippable. I own a development posed to begin renovation of any of the properties in need of repairs.
