We are currently doing deals in North Haven, Ct. 06473 which is a great area. We are wholesaling a deal right now which the home Zestimate is $160,000 and we retained if for $95,000. We are in the process of working with a bird dog who has 3 buyers coming in @$115,000 to purchase and his commission will be $5000. After the deal closes, we will net $15,000 on the deal and there's are a lot more of these deals going on! Let us work for you!!!!!

Looking For Two Students

Answers:
1) We are familiar with Haledon, NJ (zip=07508.
This is a small blue collar community between two larger cities: Paterson and Newark. We actually have a 3-bedroom rental property (3-year lease with option to buy)in Haledon.
This is a mixed community, with older long-time residents and newer Spanish-speaking immigrants from the Philippines or South America.
Haledon is also very close to William Paterson University so rental to students is a definite option. In fact, our second choice for renters would have been 4 students "with good references".

2) Unemployment in September 2012: 10.8%
and in January 2012: 11.7%
As expected, the unemployment rate in Haledon is higher than the rest of New Jersey, and in the US in general. There is an improvement over the last year, making the rental market very attractive.

3) Current average list price for a 3-bedroom house: $189,442
and the average sold price is: $169,510
The ratio of sold to list price of 89.5% shows that the market is still somewhat soft, with plenty of opportunity for bargains
These prices are slightly higher than the comparative numbers in Paterson and Newark, showing that Haledon is considered better for raising children than the bigger neighboring cities

4) Current average rent for a 3-bedroom house:
$1,558
This is higher than comparative rents in Paterson and Newark, again reflecting the perception of a better community.
We were able to get a monthly rent of $1,700 because of the rehab and location that is close to commuter highways.
