Titusville is situated East Coast Central Florida-known as the Space Coast because it is adjacent to Cape Canaveral and Kennedy Space Center Complex, where the Apollo Rockets and Space Shuttles were launched from.

Our front door-the Intercoastal waterway known as the Indian River Lagoon is world renowned for its sports fishing, boating activities, eco tours, the Canaveral National Seashore and just over the bridge-the Atlantic Ocean.

We house not one but two airports, two deep water marinas, 6 Golf Resorts, and the one and only-world famous-family owned and operated-Dixie Crossroads Restaurant.

We're about 30 minutes from the real Cocoa Beach, made infamous in the "I dream of Jeannie" sitcom. Daytona (Beach-International Speedway), Orlando (Disney-Epcot-Universal Studios-Sea World-and more),and Melbourne are all less than an hour away. Tampa, St. Petersburg, Clearwater, West Palm Beach-less than 2 1/2 hours away. Fort Lauderdale and Miami (South Beach) less than four hours. It's less than five hours to Savannah or Hilton Head, Georgia and just over 6 hours to Key West-FL or Charleston-SC.

Folklore tells of how Captain Titus won the right in a game of dominoes to name the town. He spent his life loving and developing Titusville. Even on his deathbed he swore to protect Titusville. There is a drawing in our small and quaint musemum of Captain Titus standing on the coastline with his arms outstretched. To this day there has NEVER been a major hurricane or disaster to ever cross into the "city limits" of Titusville.

Hi Dean and Matt: I am in the Triangle area of North Carolina. This includes Durham, Chapel Hill and Raleigh and the markets are somewhat different in each area.

The triangle area is doing better than the rest of the state re unemployment rate. Wake country (Raleigh) is at approx. 7.0% down from 7.5% about a year ago. Durham county (Durham) is at about 7.2 down from 7.5% aout a year ago. Orange county (Chapel Hill, Hillsborough, Carrboro) is at 5.7%. Orange county has Duke University and Medical Center known worldwide, and UNC, University of North Carolina. Chapel Hill is close to these main employeers.

Current cost of 3 BR home: Durham--$83,990 to about $290,000 on the higher end. Raleigh area is about $276,000 overall, but there are older brick homes or ranchers for much less. Chapel Hill average cost is higher from $179,000 to about $335,000.

The average rent for a 3 BR depends on where and on condition, but is a range from $850 to about $1750 to $2200 if more luxurious.

Taxes for properites are, in Raleigh: A 200k home has taxes of about $2,239: $300k home it's $3,358, and a $400k home about $4.428 in taxes.
In the same increments, for Durham it is $1492, $2238, and for $400k home, it's $2984. In the same increments, for Chapel Hill, (orange county has the highest taxes) it's $2450, $3720, and $4960.

Current days on the market have decreased in just the last 2 months. I am guessing it's about 120 but that is a guess and I will ask my realtor tomorrow for greater accuracy.
This area of NC has incredible possibilities for investments in real estate. There are many REOs and forclosures. There is a wide range of opportunities and people are very hungry for them. NC continues to see a very high influx of people coming into the state to live. Many come from up North and of course the universities draw an international as well as local population. RTP (Research Triangle Park) is home to many corporations and their employees need places to live. It is an interesting and diverse area of the state, and a very desirable place to live.

I am in the Florida market - Manatee County (Sarasota & Bradenton specifically) where the avg price of a 3/2 is $175,000 with avg rent of $1050, annual taxes of $800 and currently the avg DOM is 92 days; I have a duplex providing $145/mo rent with a FMV of $115,000 that I would sell for $100,000 & a 3/2 with a FMV of $75,000 & looking to rent @ $850/mo or to sell @ $65,000-$70,000. Unemployment rate in Manatee @8.1% down from 8.5% & the lowest in 4 yrs. Hillsborough unemployment @8.6%.
I also have an agent in Hilsborough where the avg 3/2 is $190,000 with avg rents @ $1100/mo, annual taxes @ $1250 and with the current DOM @ 90+ days depending on the area.
The unemployment rate in Florida is high @ 9.2% but the real unemployment rate (incl those who have given up + those moved from full to part time is closer to 15%).
