#2 UNEMPOLYMENT/ I have 12 of the top 100 cities in lowest unemployment with in 3 hr,and Colledge towns at that.The ave. rate is 5%. madison is # 24 just 45 min. away.
#3 av. price is 156k acording to zillow
#4 rnts in these towns very because there collage towns and because of the turn over but around 1500 down town but you drop outside a few miles 8 to 900 will get you the house
#5the taxes are as you alredy know I'm sure are a little tricky because the house val. was in places cut in half but the tax stayed the same, for instance a 400k house was 5700 in taxes and at 250 k now still is 5700. but on av. the 150k in town is 2500 to 3500,and there again leave the city and get 35 acers for the same price
and # 6, dom You can find areas that are on fire 30 or les but on an area I would need to do you any good Is around 180 days and as long as 410, thats not an av. it was just the worst i saw and it was a dam nice house in pictures anyways

However, because of its unfavorably high unemployment rate of 13.1% & 13.3% for 2012 & 2011 respectively, compared to the nations 8.3% & 9.1%, I chose to use the neighboring town of Union to determine the viability of the housing market in this region. Although taxes are high around here, other surrounding communities also show promise and potential for good investments in this area depending on your criteria.
