Investors not needed!

I want everyone that is posting "Investors needed to start investing" topics to stop for a minute. First things first, get started looking at tons of deals and lock up a deal that is a killer deal that is sure to make money. Set up a closing date that is 45 days out so you have some time to work. Next, put an ad in your local paper that reads something like this. This is an example make sure you tell the truth!

Seller Desperate!
3bed/1 bath house for sale
good neighborhood/nice house
appraises for $95,000
must sell now! will take $75,000 to get rid of it
123-456-7890

In a deal like this you would have locked up the house for $70,000 or less. You will be able to assign this home to someone else or set up a double closing. You probably get a lot phone calls from potential home owners and possibly even an investor or two.

Don't look needy to bankers or investors- you will break their confidence in you. Always present them an opportunity to get involved in a deal with you.

Presenting the Deals to investors can really help you obtain the investors.

Creating a list before hand is still a fine idea and one that I still work on regardless if I have a home. Usually it is just to find out what they as the financer would like for terms if I would bring them a deal.

In posting an ad here are a couple of headings I like also:

- Steal My House Before the Bank Does
- Steal My Equity
- All Vultures Welcome

That is why I posted this topic. Investors are not generally going to just hand over their money to a rookie investor with bad money management skills. But they will invest in a deal!

I just ordered the book today and am waiting for it to arrive, i also got the audio tapes but am a little tentative on listening to them before i get the book. I guess my question is this, Do i need the book to understand the audio and visa versa

Well I took my time with the audio but I am on my 6th complete read of the book in the last month. I listen to the audio cd's in the car when I am in there but I carry the book with me on EVERY transaction trip I make. I t stays in my briefcase for reference and refreshing.

LOL Thank-You, yeah posting was the easy part but it seems to me that every time I post one question, another comes to mind. I am sorry if I sound ignorant or a little slow in my questions but I just want so bad for this to work that I am willing to sound a littl, shall we say, IDIOTIC, lol. I have read every section of this web site twice so far and am just awaiting the arrival of my book. I have allready called my realestate offices and got lists of REO's, and contacted several sites on starting my own web site. I have also contacted banks in my area for a list of their REO's. I am fully charged and ready to do this but I promise you one thing, and this goes back to my earlier comment, I will ask alot of questions, but I know in time that I will be able to aide in someone elses success as I hope all of you can aide in mine. Thank-You again for making me feel welcome in this group of the elite.

My problem has always been trying to build a buyers list before locking up a property. But after reading this...it seems as if the buyers will flock to you automatically AFTER you lock the property up.
