Ghost Ad - Finding buyers

Is anyone currently running a ghost ad? If so do you have a script of what you say when someone calls you? And or do you have a script that states what you say in your pre-recored message?

I need some help on what to say and record. Need some real live examples.

GHOST AD

The most important part for your information that you ask for is what will your lender do or what will you do for the buyer?

There is a post above that states to give specific information but that may not work for you.

The key to finding motivated buyers is to market to them in a way that will get them to call. We know that the buyer we look for is just below what the banks will look for but still able to get financing.

The market is full of 80% of people that do not know that they can get financing. There are people that would disagree with me but then try to contract a bank or unsuccessful mortgage broker and give up.

I do not suggest putting ANYTHING about your requirement in your ads. First because it will limit the number of people that call because they don't think they can meet the requirements and second it costs more to add the extra information.

I suggest that you put something like this:

OBTAIN THE AMERICAN DREAM (whatever you do you need a header to catch attention)
HAS THE BANKS SAID NO?
WE SAY YES
POSSIBLE 100% FINANCING IF YOU QUALIFY - (this is of course if you think you can get 100% or do a combo loan with seller financing. If 100% doesn't work you want something that speaks to your market.)

The qualifying comes over the phone. Your message can say pinpoint things like:
- That if they are not sure of what they can get you can have them qualified
- list the basic requirement you have or that the "good" mortgage broker has given you
- Have them list the type of house they are looking for and the area
- Have them list information about themselves such as income, debt and even amount they are looking to spend on property.
- Find out how quickly they need a home. (part of their motivation)

From the information they give you can decide if it would be worth working with them.

what about the No's

Do you return everyone's call? Do you only return the calls of the people you feel would qualify? Do the other ones just kind of wait around to hear? Or is there part of the message that says, "If we feel you qualify, we will return your call?"
I'm not trying to be facetious at all. I'm just wondering. I've never tried this before.

Devil's advocate

Playing devil's advocate here but I prefer to qualify my people IN the ad when possible.

For example, don't put a location in the ad and more people will call. But how many of them will want to live on the east side of town when your house is on the west side? You just wasted time.

Or for LO.. you want/need at least 5K in option money. Anyone who calls who does not have 5K, you have just wasted time.

IMO... if it's a free ad (eg Craigslist) more info = better. Stick every FACT in there that you can.

But be careful about writing ads that look benign but are subjective (eg perfect for childless couples, low crime, safe neighborhood etc). There are some way out discrimination laws out there and an attorney in Cali was suing people based on the "impression" that they were discriminating against "families".


About the lawsuit

I was once told by the newspaper that I couldn't put "nice neighborhood", because that implied there were neighborhoods that were not so nice. I was like "What??". I only heard that the one time, must have been a new employee. That was a few years ago. Now I just use the word "quiet" or list the name of the neighborhood. Most people know the reputation of each part of town.
