It doesn't matter how little or much you do, just post whatever. Did you drive a neighborhood, look at a house, follow a lead, send postcards or fliers, make phonecalls? This is all the "work" that leads up to the ultimate success, signing day. Use Anita's 3-house deal as an example. She did her homework. That certainly wasn't her first phonecall of the week!

Spent the day looikng for distressed properties and FSBO. Found quit a few. After searching the tax record's. I found that most of the owners are hard to find. In particular, a property that is totally neglected. Was listed by a realtor. The tax office said that the mail is recieved at this address. I think if I ask a agent to pull the listing for me they will go after this property again. How do I reach this owner? Should I mail him a letter? Thanks for any advise!! Great success...........
Yes, try mailing a letter. You could also talk to the neighbors to see if they have a way for you to contact the owner (or do it for you). You could also leave a note on the door.

My schedule for today:
Spent the morning doing paperwork, looking over listings.
1-1:30 show a house for rent.
2:00 sign the 6 offers I asked Gail to write up last night!! (all $10K-$40K and 50% off asking, great neighborhoods)
dinnertime ~ my kids are up from Tulsa, coming out for dinner YAY!!!(we'll spend the whole day with them tomorrow)
6:30 ~ walk-thru at Laura's with inspector and potential tenant
7:45 ~ meet up with family buying the Hwy 35 house, to figure out the numbers and write up a purcahse agreement
Check & respond to e-mails. I sent out an "interested in selling?" e-mail to several "house for rent" ads on Craigslist. Got a bite from one gentleman. He actually has two that he'll sell together. Now to see how serious he is to get rid of them.
Went to look at a tri-plex yesterday. Owner is in CA and wants to sell fast. He has a tentative verbal agreement with another gal, but is keeping my name and number just in case that falls through.
That's it for now. WOW, it's a beautiful day!!! Sunny and warm....mmm...

I'm really feeling your energy!! Your drive is unbelievable. You must be doing this FULL TIME. I can't wait until I can at least get the FIRST one out the way. YOU my dear are doing 4 a month? That's amazing [I'm sure] in most of our eyes.

Sounds like you had a very busy day. The tri-plex sounds interesting especially with an out of state seller. This may work out especially with only a verbal commitment from the other buyer. I hope a few of the 6 offers come through for you. These homes some like promising deals.

Kings & Queens, I humble request your assistance...
I spoke with two mortgage brokers over the weekend and one specializes in credit repair, but can't help me with financing in Maryland. Another seems to "get it", but I'm worried about getting my credit pulled by multiple brokers. One told me that getting my credit pulled for the same purpose shouldn't show on (or negatively affect) my credit score. The other said [since one is suppose to check their credit regularly] that I could wait to move forward with him (and pulling my credit) until next month... and it shouldn't affect my score.
Any advise on this guys??? PLEASE HELP!! Smiling
Hi.. I'm a real newbie here and I have a question... Does anyone know the Haverstraw area is for real estate investing right now? Like I said, I'm brand new. I've read the books, done some research, and have already come up with 5-6 FSBO's within walking distance of my apartment. What's the first step here? can anyone help me kick this off? Wow, you don't know how dependent you are until you have to go without. Got so many phonecalls I couldn't even keep up with clearing my voice mailbox!! haha

quick, brief update:
The past two weeks have been a whirlwind of family, investors, offers, rejections, counters, "odd" communication, travel, daughter's graduation, surprise events, emergencies, investor's renters moving, getting new settled in, construction projects, party for my attorneys/title company's office, etc. And the sad news from Anita (praying for you sis... Hope everyone is pulling together for you).
Very much look forward to learning from new posts on the site and blogs from Dean! This is my REI haven in the mad, mad everyday world of Real Estate Investing. Honestly, I have not met any other investors in my "real" world that have the heart and mind of the people here, but boy am I learning a lot from observing their behaviors (some are real liars. I find it very amusing, and am learning when to hold information and to listen VERY CAREFULLY to the words they say). I'm learning through the grapevine and my own experience who to or NOT to associate myself with. It makes a difference how others in the local field view YOU. REI is SO MUCH a "people" industry. Relationships and reputation are VERY important.

and WELCOME BACK!! I haven't been on the site much either. Going thru some other obstacles, but it looks like holding/renting is not in my foreseeable future. (Unless I can get down to MD and talk to some mom&pops) I didn't get any feedback/suggestions (from ...humbly request your assistance..) on what I should/could I do, so that's my train of thought now.
I was told that most condo developments have a certain percentage of unit that they allow as investment properties, so I am waiting for the HOA to contact me with their requirements...
Other than that, I'm trying to take advantage of this busy summer season in NYC rental market.
I am hoping you all are having great weather for the grad parties and good times with families and friends.
