New Forum: Start Your Journal Here - Read First

Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.

You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.

By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.

You will also be able to get insight and perspectives from others in a light you may not have considered.

Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.

If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."

Then add you go.

Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.

just starting out and sort of unsure

Hi Everyone ! I was going along and then it hit - June 14 - MY Birthday !
I turned 38 and realized " MY GOSH, I am staring down 40 - what am I doing with my life ?, where am I headed ? where do I go from here ? " So, soon after, I was up late one night as I sometimes can't sleep (probably worrying about finances again) and -WALLA- I seen Dean's commercial and ordered his books. Right now, I am part way thru and have skipped around some too. Today, I actually think I might have found a potential deal too: a couple bought a house on 1.6 acres in Dec. 1998 and paid $ 144,000. It has appreciated some but now they are in foreclosure and owe around $ 120k. The county has the assessed value at $ 184k. I have not looked at the property yet but the Sheriff's sale is on 7/21. If the lender would take less, that would leave enough room for profit and any rehab costs I am thinking. It is an older house (built in 1939) and sounds like it may need some work and clean up/sprucing up. I am going to dig in more and see what I can find out as it might be a potential. I do not really know exactly what I am doing so it might be interesting. I have poor credit and, of course, no money ! I plan on keeping a running journal as things progress so that I can stay focused and on track as sometimes I get frustrated and tend to say the heck with it all !


Starting over again

I am currently reading the 2nd book by Dean... Profit from real estate right now!.... I have been reading and attending real estate "everything" since 2000.
I also formed a group with 5 women that had the same inspiration and drive for REI and together we commited to keeping each other accountable for staying financially updated and also track on current topics. We played a board game called cashflow every week and it was amazing how it increased our REI and financial IQ... It led us to pitch in $ wise on 3 day courses, bootcamps,expos, etc. So now I am back to the basics. Starting from the beginning and trying to put the missing puzzles together to correct the not so great decisions on our current investments.
So now I have read up to page 145. So far I have reintroduce myself as to my "why". Made my list of neg, positive, and what I am grateful for.
Today July 8 I went driving around writing down agents names/# from signs.
The signs I focused on where listed as sale pending, under contract, just sold, or you just missed this deal "sold". I chose these only because it brought to my attention that these agents were actually selling/working fast vs the signs that I see on the market for 6 months to a year. During my driving I came across an abandoned single family house. Everything broken, grass as tall as me and the front door was kicked in with easy access of course I was tempted to take a look but decided against it. Who knows who was in there.
Tomorrow I will go through the agents names I listed and make the calls. This is one step I never done so it will be a first for me.
I will also research more on the abandon house I found.
I see I have written a lot here but I guess I needed this to actually see that maybe this isn't so bad starting from the beginning again.

Congratulations on getting back in the game. That is fantastic that you and the other women are working together and keeping each other motivated/accountable! You already have the drive and a lot of experience. Now with Dean's tools/programs you will go far!!

Hi Chuck you need to build up a buyer's list first foremost. If it gets accept find an investor to assign it to for a small assignment fee. If you have family members or close friend who would be willing to co-sign on a loan or loan you the capital than you can give them a equity position in the property where they share % of ownership.

Hello All

I have just finished reading Dean's PFRERN, loved it. Also I went ahead and created the website. Called the support line but there was no one to answer(oh, it's sunday night, silly me). Without reading some of your journals, I would have never started this. You all are so inspiring and positive, I'm so lucky to join this board. Just want to say thank you & hello!


My journal

My name is Manuel, and I am a fresh star. I am new to REI, but I always knew I would be here. I have a 20 background in construction, with a couple of businesses under my belt. Because of the construction meltdown in Florida, I finally have the opportunity to pursue my dream.

I just finished Dean's new book PFRERN and the student interviews, and will be starting BARM tonight. Once I am done with PFRERN again, I will start the process of fulfilling my dream.

I am open to any constructive advice and look forward to learning from each one of you. The benefits of this forum is immeasurable, and is a welcome change to the me first atmosphere prevalent in today's business world. It is a remarkable statement as to the character of each one of you, and I am thankful and proud to have found you.

Happy days and many deals to each of you, and I look forward to calling each of you my friend.

have read 2 books been on at least 2 conference calls and we are pumped.


left out a few things

Busy with 3 boys! We have actually started quite a few things. We have our business started. We have a name and the bus. has been filed with the state, I have made quite a few calls to home owners. Most of whom have not been very receptive to what I have to say, but that's ok I won't give up there. I have contacted hard money lenders, they won't lend where I want to invest, but that's ok too. Where there's a will there's a way! I have a few homes I am looking at right now, but with no money to buy it's going to be kind of dificult. Have a very short buyers list, and a RE agent that wants to work with us but has been busy with family issues. We will find a way to get this bus. moving in the right direction. We are also students of Deans academy and have about 5 more lessons to go through. We are ready, just need to overcome the obsticles.

OK. I am a 54 y.o. who has been "tinkering" in Real Estate on and off for the past few years. Things have gotten to the point in my life where I must make a dramtic decision to become wealthy via the real estate model. I had bought some investment properties in the past but never anything to write home about. Due to the recent downturn in the economy my private business took a major hit about 1 year prior. This caused me to go into major debt with credit cards (used to pay off business loans) and now i am trying to play catch up which is not easy. I was up one night (couldn't sleep, gee I wonder why?) and caught Dean's infomercial. Something about the presentation caught my interest. Don't ask me what, but my gut feeling was singing loudly. I attended seminars in the past (ie; Rehabbing homes; Real Estate courses; etc.). As of today I never really put much time into any of them. This time though it was different. I devoured the book and took copious notes. I wrote a business plan and road map to follow. I decided this time I was not going to re-invent the wheel and instead focus on what Dean was teaching. I am in such a positive frame of mind I know this will work. I will keep you up-dated on my progress. I will start today:
DAY #1 - Day #3: Worked on setting up the free web site. Almost finished. Signed up for COA phone messaging service, will still need to record my messages but I will tackle this next. Got the AFF site partially done. I am doing all of this in time I have found that normally would be wasted. I am dedicated. I still have my own business to consider but i can work on both.
My Goal: Be out of all debt in 18 months. Do 5 NMD deals by October 1 2009. Make at least 10K per deal. I also statred to take more of an active role in my life. Some recent books I have purchased and read. "Success through a Positive Mental Attitude" W.Clement Stone; Success Principles by Jack Canfield. I will be asking for advice and posting hopefully on a semi-regular basis with much shorter entries. This 1st entry was just to introduce myself and my present situation. Good Luck and Success to all

We have been interested in real estate for a long time and have had several favorable experiences in our personal journey to this point. Through the years, we have invested in training and materials to learn more about real estate. The job, raising children and everything else had taken precedence, delaying our jumping in with both feet. We would not trade the experience for anything; we just need to proceed full steam ahead. We started this leg of our real estate journey with ordering Dean’s Profit from Real Estate and Be a Real Estate Millionaire on 03/03/09. By 03/31/09 we started with Dean’s Success Academy and signed up for the Live Event. We have been studying and working with the coaches while setting up a business. The live Event was fantastic, packed full of information with knowledgeable and motivated family members. Setting up the business has been time consuming and a bit of a distraction from the task at hand “Investing in Real Estate”, but should pay off in the long run. This kind of journal is new to us as we are not into the “face space” kind of thing. This journal seems to be of great value for the sharing of information, the ability to praise one another which is very motivational, and to become friends with other members. Thanks to Dean and his team, this is our new direction, that’s our story and we are sticking to it!

Soooo New at this!

Hi everyone, It has been a little less than a week that I signed up for the online course. I am excited about all of the information that I am absorbing. I am trying not to get overwhelmed or anxious to start that first deal. Can anyone tell where to find the Business Setup and Marketing lessons?

Wow!! You guys have unique stories and are so motivated!! Well, I just purchased Dean's book and I know that nothing is impossible if you put your mind and energy to work... I have terrible credit and sometimes my mind is telling me that how on earth am I going to succeed real estate with bad credit, but you know what, just like Dean encourages us, never give up and look on the positive side of things and focussed on that positive side and energy because that will get us ahead. And that is exactly what I am going to do.

My first offer on a property!

Well, here goes! After over a year I've finally worked enough courage to overcome my fears and have decided to look at two houses in the neighborhood that have been sitting for quite some time now. I get the jitters when I think about it, but I keep thinking what could it hurt. From reading Dean's book, "Profit From Real Estate Right Now!"...what an awesome read! In Dean's book I gained so much confidence that I've started looking for the book I purchased last year that I was too intimidated to read, "Be A Real Estate Millionaire". In Dean's book that I read "Profit from Real Estate...", I gained so much confidence and knowledge I realized that most of the opportunities that I passed up, I didn't have to!

As I type in the journal I'm listening to..."Put your offer in writing mp3"...among other things. I feel this will give me more courage as I'll have something professional to present to the seller. I hope others that have been through this phase of Dean's program are reading this and praying for me!

The house that I am looking is a fixer and needs quite a bit of work, however if my first offer is good I'll gain sixty to one hundred thousand in equity after fixing up the home. At that point I could rent out the home or sell for 90% of the equity in the home. There is another beauty nearly two doors down from this one vacant, fixer, I think this one is bank owned. I just walked up to the door and turn the knob and the door opens. After accessing this one the damage looks very minimal with no wall, floor, ceiling or structure damage, this one could be a steal at thirty thousand, with eighty to one hundred and twenty thousand equity thereafter.

I know there is a lot more that I have to do, but I'm very excited at this point!

Heather's new Journal

Hey everyone!! My husband and I are so excited about this!! he actually bought the books for himself, and I picked them up and have't been able to put them down! The possibilties are ENDLESS and we are so excited!!!! We have already decided on our advertising system and to go ahead and set up the COA Phone Solutions message system, so we are well on the way!! I am a lil apprehensive about finding a realtor to work with though. I am going to draft up an email and send it out, but I'm just a little nervous about meeting them face to face after my husband and I have screened them to see who we want to meet. We have dealt with a few agents and one or two realtors and when they think they are making money off of you then they are so nice, then if something happens, all the hard work you put in goes down the toliet because they don't think they can make a commission. I am looking for someone who is willing to stick it out for the long haul!! Does anyone have any tips or sample questions that helped ya'll to weed out the bad apples? I just want to feel safe that we are working with someone who is working as hard as we are! SO thats where Damon and I are!! excited!!! thank ya'll!! I would say good luck- but who needs luck whe Dean makes it so easy!!!!!!

I have walked through a few properties. With a bankruptcy, a bank loan for down
payments, rehab loans or mortgages are declined. I cannot afford the DG Success Academy as of yet. This town has almost no buyers because there is nothing here anymore. But there are a lot of renters. I'm going to try to use a HML for a down payment to get a mortgage, then refiance the property to pay the HML in full.
Hopefully I can afford the application fee for the HML. Maybe there is someone
in the forums who finance for down payments. I'll sign any form that is needed.

Outside my comfort zone! Result...First Deal!!!! YaHoo!!!!!!

I am sooooooo excited and crawling out of my skin at the same time....after a few weeks of reading all the support from DG family and Deans books.....I jumped in full speed ahead and bought my first property in PA and very much outside my comfort zone....it took all I had to get over all the negative from other people to just doing it.....I truly feel soooooo blessed and now I feel I know what is means when you learn to live in your higher self....Thanks Dean for paying it forward....AHO!!!!!!!!

Getting Ready To Jump In

Hubby and I are getting ready to jump in! Looking for buyers so we have a list and then going to search for properties in the area we picked out. Tomorrow is massive advertising campain time! Woooo Whoooo! Here we go! Hang on honey we're gonna make it! I told him we would be buying or doing a R.E. transaction within 30 days of getting the book but have been working and doing the wife thing, haven't had a chance to absorb it uninterupted. A couple of pages to go and we're FLYING!!! It's a matter of time now. We want to have our ducks in a row.

The Journal Begins

I have been following the site now about three months, many moments of want but I have not found the drive. My sisters house is in forclosure now, the closer she gets to losing that home,(a beautiful water front home in a private waterfront sub divison called Rio Villa in Houston) the more I am continuing to learn about the cost of inaction (non-action). I cannot help her because her ex who is not accessible must sign off by order of the court...but where he is... no one will tell...she is left with a big credit problem for his inaction as well.
But the good thing is, it got me thinking, there must be others out there...looking for buyers and help. I will just get started finding good deals and directing the right buyer to the right property, studying the ads in papers perhaps for buyers like the 'cash for houses folks' could be something that would get me inspired to be involved in real estate as a small start. Next month i am committed to buying the books! I did finish paying off my truck this month as planned, so now I will be able to invest in myself with some DG books.
I get back here to my journal; about two or three times a month and will up date then how things actually panned out...will me "DOING" !

My life

Hello everyone,
My name is Jennifer and I am just so sad because, this system sounds just so wonderful. I swear I don’t have a penny to me name, and as I understand it you can’t really start anything without a phone number that you have to buy. I did set up my website but I can’t put a number on there. I heard that you can do something within the system with no money but, I have not come across that yet. Anyways, I just have a family to take care of, just like everyone else. I have four little girls, 5 and under, and my husband can’t work at the present moment. I do have a little income whenever she allows me to work I paint/clean her houses. I was just wondering if there is any advice that one can share, to help me get started; now knowing my situation. Thank you for listening!
