New Forum: Start Your Journal Here - Read First

Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.

You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.

By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.

You will also be able to get insight and perspectives from others in a light you may not have considered.

Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.

If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."

Then add you go.

Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.

We all look forward to following your progress, trials and triumphs!

new Investor

I received Dean's books on Friday and finished them both by Monday. Needless to say, my kids watch a lot of TV this weekend!

My husband and I are so excited to get started investing but we are a little nervous too because this is all new to us.

I drove around and found a distressed propety which I found out is a REO
that is not listed yet. I left a message with the REO officer today. Hoping
to hear back soon.

I HAVE ENJOYED READING THE FORUMS AND JOURNALS. I PLAN TO FOLLOW IN THE FOOTSTEPS OF THE SUCCESSFUL INVESTORS HERE!!

First Post

This is my first post i have read the PFRERN thanks to Dean. I have began assigning deals. None of which went through. I have posted ads for investors wanted on craigslist and also, started building my buyers list using the news papers. I am in Orlando looking to invest in New Jersey, and Orlando. I have no finances, no credit, but i am filled with optimism about where this will take me.


Just Starting!!

We are scared as hell! We are reading and learning and wettin our pants. *Smile* Not really but close. We pray that we can make it work for us. We are looking into the Central Florida and New England area to make deals. Anybody having success in those area?

startted journal yesterday

wow! here i go...it's time to start, feeling depressed, hate job, got to do this.


The Road Less Followed

My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
So here we are I have a buyers list of 8 people, 5 in one price range and 3 in a higher price range.I still need more buyers. It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

You have just helped me put my life into perspective. I too have had a very challenging five years beginning with a near fatal auto accident with multiple injuries, cervical spine surgery to regain use of my left side, Hurricane Charley and a tornado, loss of a job three years this coming February, a fall a year ago this past December in which I broke multiple bones in my left arm and wrist and tore my rotator cuff that later required major surgery a year ago this past July, my mother passing away this past January after a four month bout with bladder cancer. So, believe me, I empathize with your adversities and empower your future.

All that being said, I listened to Dean's call last evening and it was inspiring and I am most certainly ready to change my former and current financial situation. I am honestly desperate to make changes in my life. I too, am intelligent, but I oftentimes don't listen to my gut and it is usually right. I tend to overanalyze everything and oftentimes try to reinvent the wheel rather than just getting in the wheel barrel that already is working. I also tend to become overwhelmed and it paralyzes my action. I'm one of those people who has to have everything done right if it is going to be done at all.

I have always had an interest in real estate and now it is time to put my sincere interest into a business venture. I have the ability to look at something and see how it can be different. I have college degrees which is great but it also tends to make me overanalyze things and consistently question things. That can be an obstacle. I have read many books on real estate, attended seminars, etc. and am ready to put that knowledge to work for me and hopefully make communities that have experienced hardships recently better places. I am excited about this venture.

Today is the day...

I have been a member of this site since 3/09 after I read Dean's Real Estate Millionaire book. Unfortunately, I am still trying to get started - trying to get more information on real estate investing has given me information overload. It's also partly because I am scared to get started. Not that it was all a waste of time - I was able to get some great beneficial information After listening to Dean's call last night - I realized that Dean is the real deal and he really cares about people. I ordered the other book and is looking forward to reading it. In the meantime, I will be writing my goals down and developing a business plan for success.
Any advise for newbies will be appreciated.....

Today I was on the web and I found 3 property but the one I would like to buy first is the landlord because he want out. I have not cash and my credit is bad. I'm going to one of the group to see if some one can help me. On what to say and what to do so I can buy my first property. I'm looking forward to meeting new friend here.

Hi All,

I finishes Reading Dean's book about couple fo weeks ago and now I am on my second read and some of the things that I read through are making more sense now.

My biggest draw back I am not able to mentally retain the knowledge that I gain I am very forgetful. I am taking this as a Challenge. I intend to read Dean's book as many times as possible so some of the tips and techniques gets ingrained.

Today will be my first call for pre-foreclosure property, Zestimate $576K, I will offer 40% that value. I have no clue what the outcome will be but I am taking it as a learning process. In past two weeks I have identified 1 Vacant multi family house (200K FMV)) on sale and 1 FSBO and many small houses on sale ranging from. Going to make calls to all this realtors and throw in offers.

If I can get a deal done this month it seems I will get confidence boost. You want believe but I do not have the slightest idea what I have to do next as I have forgetten most I have read but taking a step at a time to a goal of one house this month.

I will keep all posted on my progress.

i have had Dean's starter book for a while but just just dusted it off, cracked it open and started reading it this past weekend and I read more than half of it. I could't put it down. I am real excited about the opportunties but a little paranoid about incurring more debt. i like the idea that Matt Larson had about rounding up your buyers first but not confident with my sales pitch yet. But more worried the sellers will have questions that i don't have answers to. I have trouble trusting my buyers too to follow through but i guess a few successes under my belt will take care of all the uncertainties. I think the exit clauses saves you too which is comforting. Not to the end of the book yet, but i am guessing Uncle Sam will have me and you other investors on file after every transaction and will be sending us little reminders when its time to pony up. i guess having $$$ and sharing is better than having nothing to start with eh?! No deals yet, but hopeful turning real estate becomes my favorite addiction.

doesn't it help you to get information on properties that us people w/o a license can't get ? I read all the RE books for license but I really don't do tests well and I tried 3 times but I onloy wanted yhe license for the information I would have been able to get


Agents information

you can get the same information that the agents use, from the your county's Property Assessor website and annual taxes paid on the property from the Tax Assessor (Commissioners) website for your county. The only difference between the information you gather from those sites and what the agents have access to in the MLS; is they can see which agent (brokerage) sold the listing, how much for, how long the listing took to sell (days on market) and difference in original list price and sale price. And of course how much each side made on the commission (% only-not actual $ amount). And any private notes that the listing agent might of added in regards to the listing.

If you click on My account on the left side of the your computer screen located under Main Sections, your account page will show which postings you replied too. That is the easiness way of tracking your postings. Create a new thread post and post your question under one of the thread headings, e.g. My Deals. So that everybody will be able to read your question, not many DGers visit this area of the site. God Bless with your REI.

Baby Steps But I See Myself Moving Yeah!

I received Deans book about a month and a half ago. Read it and got so pumped up and excited. Then Fear took over. Can I do this? Well, last weekend I completed setting up my website and got my toll free number. Today, I put up my first ad on Craigslist and I am even starting my journal here. Yeah!
I have to admit I am still very very scared though. Smiling:-)smile

Now that I've found myself there's no way I'm gonna let go!!!

If your landlord really wants out, he may be willing to do a lease/option with you. Read up a little bit on that and then see what he thinks. It may be a win/win situation. you can get started in your REI, and he can turn all the "headache" of landlording over to you (not that is has to be a headache for YOU. Eye-wink )

I was introduced to the site a year ago, but finally just hands down bought the book(s). I am just reading as much as i can, it is a ton of information. I am incouraged by all the referral links, and the especially the Octoberfest Success call on the 28th. I am starting to think I really can do this deal, and the weird thing is my confidence level is really high mostly because i talked to my bank about pre approval for a morgage, it was just a "probe" call and i let them know i was interested in makng a purchase on a home, that i am FHA qualified. I just wanted to get an idea based on my credit score what my chances where. They were very nice, and said I would be fine based on the score i gave them which i thought was poor, but they said it was within the limit. And my DG contact called me to make sure i got my products, we talked about where my focus on the tangable achieve-able was. And i realized i had a lot more going on for the good than i thought. So today i will start my goals list, and as suggested write what it will make me feel like when i complete each task i set to achieve. Finish my reading cause i know i will be coming back to those pages again and again. As i begin to comprehend the terms and that. I just know that life is all about what kind of light you want to put your world, i personally want to keep a good brightly lit world going for me and my family. Thanks Dean and my new DG family


Sunday Morning Oct. 2 over coffee day 1 of our Journal

My husband and I are drinking coffee and turned the tube. The first commercial we saw was Dean. His pitch was a little different. He didn't seem to have that "deep need to make sales". He truly seemed to want to "help" others. He was like a kid with an awesome toy and he wanted to share it with whoever would come and play. He wasn't in to selling you a toy to take home and figure out how to use it yourself. My husband picked up on that too. He just said "order that". I asked him why. But I knew. My husband had always dreamed of making money from investing in real estate, but was always a hand's grasp away. Not sure how to start, believing there was never enough funds, etc.
Before I even started reading Dean's books, I got phone calls, and we were enrolled in Success Academy.

Dean's books and materials from academy are really giving me some hope and the leap my husband and I took doesn't seem so far. Learning some "lingo" and soon I can jump into the forum and actually understand what I am reading! Eye-wink Tomorrow my goal is to start making a Goal Sheet with a plan layout, target, and action steps.I need to finish learning the terminology, name my business, send it in to the state and be legal. I have to learn to be organized, which I am not.

Thanks for the encouragement Rina. Nothing came through yet but that doesn.t stop me. Today I posted two more ads on Craigslist. Tomorrow I intend to post some fliers around my neighborhood businesses. I am sending a letter to possibly a prospective seller(homeowner I identified on FAL). I will keep you posted.

Not a good day!!!!

I been going out looking at property I found some good one and I was going to get the equity out of my home. Why did the person tell me that I can't because my balance is under 50,000.00 on my home and the bank want you to be over 50k. I was hurt,I work on my credit to get it little better, but my song pop in my head aint no stopping me now I'm on the move. That make me feel better. I found this site call(find that money) it over 16000 investor that lend you money or go in to partnership with you, so I type in my information and got 10 rely. Dean tell us all the time protect yourself and property. Well I'm looking at this as taking equity out of my home. I'm not going to lost my home, I work hard to get it being a single mom and with Dean and my DG family I will not lose I'm on a winning team. I can only go up. until next time god bless

well im starting to get very frustrated i have gone to rei groups the two that are any where near me i even traveled out of state for one almost 90 miles away to try to get investors like they told me in the book i have placed adds in the paper i have put adds on creigslist and the adds i put there are taken off of the site. i spent the 8700 dollars on the success academy and that hasnt done anything for me either. i have to be doing something wrong i just dont know what it is. i have taken the last of my savings and put it into this and i just dont know what to do next. i cant very well do much till i get a buyers list but i seem to be strikeing out in that area. but i want this to work i dont have much time before my next cc payment is due and thats not gonna be able to get paid because i dont have a job. i was laid off 3 months ago and cant find another one. can someone please point me in the right direction or tell me what im doing wrong i need HELP i am not very good at asking for help but im at my breaking point. please someone im starting to drowned in this mess
