New Forum: Start Your Journal Here - Read First

Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.

You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.

By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.

You will also be able to get insight and perspectives from others in a light you may not have considered.

Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.

If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."

Then add you go.

Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.

We all look forward to following your progress, trials and triumphs!

my journal

I am working with a partner, she is skillful at short sales, we are looking at expired listings from MLS which she has access to, today we are going to speak with a lady that owns a boarded up 6 unit building.


Your Town, Your Real Estate Profits

You all know the saying, "If it sounds too good to be true, it probably isn't"
I usually apply this to Real Estate Infomercials very strictly. Mr Graziosi
indeed sounds very sincere and forthright, but the airwaves won't refuse to
transmit the words & Images, to paraphrase an old saying.

I'm on a tiny pension & SS ONLY and haven't two spare nickles to rub together,
so I need more than glib assurances from slick salesmen that this scheme will
produce for me w/o requiring a "Rhodes-Scholar Mind". And I detest the idea of 'selling'.

Would there be any good reason for me to delve further into this ? Be honest.

I'm on SS and I am trying, besides, there is other information that you can use besides dean's but dean's info is a good start for many.

Say, Honestly, all these guys try to make it sound so easy
that almost ANYONE can do this. Well. I've got Hydrocephaluus,
aka Water On The Brain, and the docs tell me I was born in
this fu state. I affects memory and concentration for starters,
as well as a host of other neurological problems.

If you know of others in the same condition who are succeeding at
this real estate rat race, I would like to know. It would calm my
jitters. And I certainly have not one thin dime of disposable income
to risk.


I'm convinced

I suppose for some people it takes some convincing before they start out on a venture.
I say study up on the subject, It's not easy work, so if you're looking for something easy, real estate isn't it, but it gets easier the more that you do it.

i think my biggest fear well be to fail but i think i can over that hopefully

i jumped around a little and i like the idea of locking up deals, and getting buyers and sellers together. what do you think about that anybody.

A change in life

We purchases Dean's book(s) in Dec. They arrived the first part of this month. I have read one and gotten through half of the other. We are doing the online classes too. It's taking us longer than the thought it would to line everything up, but with each day I see progress. It's slow, but steady. Absolutely every moment spent on this is rewarding and sometimes a bit confusing. I'm certain that as the journey continues things will come together and make more sense. I'm going to a Real Estate Investment Club meeting in Feb. We are going over the first three lessons and the overview again and working on the action items. Since unemployment is 10% here it may take a little more effort to get a deal done. But once we have (I say we because my husband and I are a team)a couple of transactions done, it will be easier. I work and go to college and he is employed full-time. We are very busy, so we guard our time carefully. I made contact with a fellow Oregonian this week on this site. He is motivated and I know the area he lives in (I grew up there). It brings me pleasure to share what I know about my home town so he can be successfull in his own business!

my motherinlaw has a house and its two unit. the one room 1-1/2bath unit has been recently redone and everything is new but the other unit is a 3 bedroom but is under construction and needs roughly 6-8 grand of work to be turn key ready.so heres the deal shes 5-6 payments behind and is broke from fixing the one room unit,and she is being advised to file bankrupsy if she was to do that than she would just be walking away from the house.than what the bank takes over for a forclosure?she is willing to stay in the one room side and pay rent.she is a(rn)reg.nurse and makes good money so rent would be sucure she said there was a lien for 40.000 or something.im working on getting all the detales and numbers ex.but i can do all the work to the house myself to save on that end and build equity in the property.can i make this work well let me refraze that i know i can i just need alittle guidence please and thank you

It depends on your goal(s) with it.
If you are trying to help her out and save it ignoring the numbers. Then probably a lot could be done. (If you watch yourself.) You don't want to put yourself in the same "pickle".
If for a business reason. Then get a hard skin on and check on >all< aspects. Get her permission [as she is a relative you don't want to get her ticked off] to check court records, bank records, title records etc. Normally you wouldn't have to have permission for all those, but... . Figure out the ARV and giving/getting yourself a FMV or a AMV. Then do the math. Allow a min. of 30% cushion as things do change. (those darn Murphy s Laws always get in the way.

Getting Started-First Entry-Opening Statement

Hello,

My name is Mark Edward Ethier. I purchased Dean's books and I'm reading everything I can. What I come away with in all of this is positive.

I what to maintain good documentation on what I am doing and where I am going. Slowly build a detailed journal of this venture. Kind of like a before and after picture.

First off I will say, it's been a very brutal and hard slam into the concrete due to a number of reasons; some of which was due to my lack of knowledge and understanding of real estate, but most of which because of the unscrupulous, dishonorable nasty people out there praying on honest good people just trying to make a better life for themselves and family.

It is my ambition to be successful in real estate, give back and have the ability to educate people so they will not fall victim to the many perils out there.

In making a promise to myself: I will maintain a positive perspective and take the position the it's good that concrete is hard, because I will have a strong bounce back up! LOL!

Second, I can barely wait until I can start striking some deals. As I read more and more and become more involved the excitement level continues to grow. It's hard holding back and just learning because I just want to explode into the real estate market.

In closing,
I believe that Den's business is one of integrity and that he is a good man. Further, as a note, I will be practicing the ideas and techniques taught to try and be successful in real estate investing. The reasons are simple; I want to gain wealth and I already have great causes ear marked for what I will be giving back.

Just started my website today!!!

It is still under construction and I have recently set up my 1800 number
I am still working on a good script for my VM. I am really excited and so if my life partner Tina. together we are planning to be successful in the real estate market this year.

P.S. I am so glad that bought Deans Book one year ago. At the time I was so busy in school and Being in Student Board of Government I did not take the time to read this book. Today is the first day of the rest of my life... I haven't received my book yet, but I'm exploring the site to see what I can reasonably expect in the all to new world for me.

Struggling but Making Steps

Hi, I grew up with landlord parents so I got some knowledge of the buy and hold strategy first hand. Now my husband and I are trying to branch out into buy, fix and sell. Our remodeling business of 32 years is not creating enough work at this point in time so our motivation for real estate investing continues to increase.

After 2 bids lost to higher offers, we finally closed on one and are rehabbing it. I think we got it for the right price that will allow us to sell it quickly at a price below market. If anyone has tips for finding a realtor who can really market and find a qualified buyer, I would appreciate it.

I FINALLY DID IT

After about a year and a half of not really doing much I finally went and bought my first investment property. And the best part is I didn't use a single cent of my own money. The techniques do work they just need to be applied. I will admit that I am freaked out a little since I have never purchased a property but I am resolved to succeed. To anyone who might read this. DON'T GET DISCOURAGED! It can happen as long as you are willing to try.


Ready to Start - But No Books Yet!

I've received Dean's emails and have completed the Fast Start Form and the 7 Levels Deep questionnaire. They have really motivated me to get started but I haven't received my books yet. I can't wait to get started. I've read many of the Journals - which were all positive, thanks for that! So I'm starting today to count down the time when I can get the books, read them and get started. Like many of you, I recently lost my job and am working part-time and have no money to put out for this program. But I'm gonna give it 100% of me and pray that it will get me back on my feet. I'll keep you all posted on my progress.

No Turning Back

I Joined the Academy in January 2011. I have not made any offers yet. I am still gaining knowledge but I am looking for deals in Philly and nearby south Jersey towns as well as Phoenix and San Diego every day. There's a lot of competition around here, but I have to keep going. I have lined up 7 buyers but I need more. I formed relationships with two RE agents. I started a LLC; I aquired an EIN; I obtained a Dunn & Bradstreet File creator # to help establish business credit; I joined The Tax Club; I obtained one business credit card and established a business checking account. One of my credit score's was 592 so I purchased Philip Tirone's 14-Day Credit Challenge. Fortunately I have some capital and hope to extract equity after I purchase a property. I will be attending Dean's Edge event in May. The LLC required a lot of time in the beginning, but I'm glad I invested in it early on.


Excitment!

Whats up DG fam. This is my first time writing a journal entry. I have been searching this site for about two weeks now and about to attend my first DG event on tuesday. I am more than excited. I have had some horrific financial troubles and willing to take this step. I would love encouragement and any advice if possible. Thank You and God Bless.

Thanks for your testimony. I really am broke but by faith I will close on 2 lots next week for a low $1,500. I don't want to be broke tomorrow. Probates are my area of interest and I am in the fields doing the research. Hopefully, within 6 months I can have a success story to share.

Thanks again for sharing your courage, I also shared it with my 30 year old daughter.


Hey making good contacts, but still no money

Its been over 2 years now and I have not made a cent! However, I have gained great knowledge over these two years. I have build relationships and a list of contact everywhere I go. I have a list of investors (buyers) and sellers. But have been worked down to one investor and don't know why I can't seem to make a deal with him. I only want want to play the bird-dog role for now. I asked to be paid $5K-10K per deal. I am very hopeful that this will pull through. Now that my kids are older and I am almost finished with school, I can really put myself to work.

My question is: I have an investor who is in direct contact with the bank herself. I want to know if I could sign an agreement with my buyers that if I simply put them into contact with each other that I get paid a lump sum of $50K or more, or I can just tell them to pay me every time my buyer (investor) buys from the banker lady i.e. $10K/deal. However, I do not want to get screwed and I lose my buyers or they go behind my back and make a deal without my knowing. I want to know what legal contract can make me do this? And I'd like to know if there is a better approach to my situation. I feel like I am just sitting on money that can be made right now, or maybe I am just to naive, since I am not as aggressive as most people that I have met.

I don't know how to be on top of everything that is going on, when I am not even sure about what is going on cause I have not met anyone yet. May be there isn't anything going on if I have been doing business with this person for a while.

I would suggest searching in our Real Estate forums for the answer, and if you do not find it, feel free to create a forum by going to Real Estate forums. Other members and coaches will be there to help. Many of the members on the site are investing in Real Estate right now or have done it in the past so they have considerable knowledge to share.

I'm so ready to be free...

Tomarrow I get to go to the free seminar in Towson Maryland. I saw the last couple minutes of the infomercial only by chance. I called and got a spot. I have been trying to get started for over a year but have not been able to get a buyers list started.I AM SO EXCITED.I plan on going to edge next year. Right now I am an RN on disability due to degenerative disc disease.I belive I can still work from home and get my last needed surgery. I am so ready to be free from this life of poverty. My handicapped son and elderly mother were supposed to be protected by my life as an RN.Once I gt this started I plan to be unstoppable.
