4:40am On the computer looking at real estate websites from east coast
looking for deals
6:00 Started on local sites looking for GREAT deals and checking out DG
7:00 Pretended to be susie homemaker and actually COOKED Breakfast
8:00 Started calling my 2 realtors with myy list of house I wanted info
on.
9:30 Talked with them again set up 5 appointments to look at houses today
10:30 1st house upside down - no CASH FLOW potential
11:00 2nd House was a wreck and owner owed nothing on it but because it
was on 1/2 acre wanted 359K when it was comped at 146K he must
have bumped his head.
11:45 3rd house was ok but only 3K instant equity and neighborhood no so
good
12:15 4th house was really nice and in price range - it was a short sale
asking 100K even but upon further investigation owed bank 310K -
could not figure that one out so walked away.
1:00 5th house was actually 2 houses on same lot - REO and priced at
359K on 1/2 acre. Comps were in 245K range but owner anxious. He
owes nothing on home but asking HUGE over price because he will
Owner finance 80% at 3% interest if you give him his huge asking
price. It figures it will com out to same thing as if he priced
lower and you got loan with higher interest rate. H was funny but
it was a nice property. Passed.
3:00 Took mom and kids to Rubios for late lunch
4:45 Came home dead on my feet
5:15 Got call from neighbor across street. They are moving to San
Diego this month due to husband got job transfer and wanted to
know if I wanted to lease purchase house. Told he more than
likely (its gorgeous and the highest valued property in
neighborhood. Lost very little value in down cycle. Told her I
would come over tomorrow and talk about it. (too tired right now)
6:30 Dryer stopped working and headed to laundromat (ugh!!!)
7:30 Back home and on DG.....dang I am burnt out!

thanks for the compliments but I am living this life because its the only option to life that I have right nw. I love what I am doing and NO I have not had any bad deals because I know more about the properties than they do most of the time. I study every little detail and I ask questions till I am blue in the face then I have enough info to sit down do the numbers, weigh my options and make an informed decision. But I am fast and I dont waste time second guessing my self sully. I dont have that kind of time. One day you call me and I will tell you all about me.

thats what i'm sayin', if you don't mind, i would like to hit you up some time to talk about RE, i mean, you listened to me, i'm a friggin' nut on the phone, i don't shut up and i have a thousand questions and i need everything to be explained like a 5 year old, but thats how I learn, and once i do get it, i really get it, i master it, just like i did with bowling, and motocross, baseball, etc., not saying that i'm the best ever, but i don't accept average, so another words antia, you won't be wasting your time, because i need to succeed in this, i don't have a choice, and i will, just need a lil' guidance, and maybe a bone thrown to me, lol, SULLY.

I already posted under my deals my new deal so i guess all I have to say today is that time and patience go hand in hand and even though it may not seem like it right off, due diligence DOES pay off, sometimes better than you think.

Well today was not the best day of my life by a long shot. I wont go into the long story but to make it short, I almost lost the house I live in due to an unscrupulous Property Manager trying to boot me out and buy it from under me by lying to the owner. But GOD is merciful and good and HE worked it all out. Lets just say, my REAL ESTATE INVESTORS knowledge as well as my patience and heart were tested today and I think I did pretty well, what do you say Rina?
Guys I can tell you from this hand experience, a person loosing their home seems like something static as we, the investors stand back and look in, but when it happens to you or almost happens o you, you see things in a WHOLE new shade of light.
It did not soften me on my approach it only made me strong, more determined to conduct my business in an honest and forthright fashion and it empowered my to know the difference between the in real estate that are fair and honest and those that will tear you up and suck you dry.
I feel that after my ordeal I am a far better person with the knowledge and skill to back up what I so intensely speak.

I agree with you 100%! You MUST do everything in life with honesty and the highest integrity or it's not worth doing! I almost lost my house too and after that I made it my mission to help others in that same situation. I hate that other people in that situation are being preyed upon by scammers and unscrupulous investors! It makes it harder for someone like me, who genuinely cares about their situation, to be trusted. Anywho, congrats on getting through all that and prevailing!

Thank you, Anita. After reading this, you have truly inspired me to go at this as hard as I can.
Well the last house I was working on, my "green house" was being financed by Countrywide. On Friday the office I was working with, the workers were paid and on Saturday when they returned to work the place was closed. So as of right now I dont know where my loan is or whats going on with it. We were suppose to close escrow TODAY!.
When you call the office it gives you a 800 number to call and thats the national call center which acts like they have never heard of what I was calling about but I did learn that Friday night Countrywide closed down 65 local offices nationwide. SO BEWARE.
Anyway I have offers in on 8 other houses and all are looking pretty promising.
I will post numbers upon acceptance.

I had heard that Countrywide was facing Bankruptcy that is probaby why they are closing offices. There are a lot of lenders facing this situation with all the shady business they were doing. Sorry to hear your news but I know that if it's meant to be you will find a way to work it out. I am truly inspired by all your fabulous success. I have been studying alot but I know it's time to get moving and break through this wall of insecurity. I am only insecure because this is all new to me. I do know that God has already equipped me to succeed. So your journal sparked something in me. I was looking at pretty houses but now I know I have to go to the not so beautiful side of town and look at ugly houses. I would love to get some guidance from you. I will email later if that's okay.
You are so right. The lenders are as unsteady as the market. But you are right again, in saying if it was meant to be then it will be. Thank You. I said the same thing earlier.

That doesn't surprise me one bit, there are three major lawsuits against Countrywide by three different states and thousands of complaints upon complaints on several websites about them. My loan was taken over by them and it's NOT been a good experience for me either. Very unsrupulous business practices! I wasn't going to say anything, but since you brought it up, I thought I'd chime in... LOL!

Look for nice houses and ugly houses you can make money with either with the right exit strategies. So don't limit yourself to just the ugly ones, there's an abundance of both and the investor that knows that will be the one to make the most money.

STILL....no contact with anyone that claims to have any knowledge of my loan. The builder that I was buying the "green" house from is being really patient and also trying to help me make contact with CW.
She will still sell me the house and I can actually go sign the papers on it Sunday, she will flip it to a lease Option with 100% of lease money going towards house, until we can get CW to fix this.

I've talked to a few negative people the last couple of weeks and man has it taken it's toll on me. But I have to remind myself, that's their vision, not mine and keep forging ahead with mine. But it does drain a little bit out of the pool, so now I've gotta fill my pool back up with my positive beliefs for next week. Yes you ARE fully equipped to prosper and succeed, sing it sister!!

Anita, that's great that the "green" house builder is working with you on that. Man, that Countrwide thing is a bummer! Just hang in there, it's all going to work out! Thank God for the lease option, huh?

Ok guys this is a ghood one.
After a week of not hearing one single word from countrywid I get a call from this guy named walter that tells me he just got my file. But he needs me to send ALL of my info back in because he does not have anything, so I politely ask him how does he have a "FILE" if he has nthing in it.
He goes on to tell me this song and dance about how all office are individual and how CW is closing ALL local bracnches and sending all loans thru call centers. The he has the nerve to tell me that my interest, which was locked in at 6.5 will now be 7.8 because the rate changed.
THAT WAS IT!!
I , and not politely, told him where he could put that loan and anything else CW had to offer. I then called the owner (builder) of my new "green" home and told her what happened and asked what we could work out with out financing through a bank. She said after all the hell CW just put BOTH of us through she would owner finance it 100% for me, but mine was the ONLY one she was doing that for. She was only doing it because she knew I was telling the truth about the CW situation and how I was being treated because she was trying to help me find a contact there and was getting treated the same way.
GOD is good and it never fails to see how things work out when you think there is no chance of success.

All this sounds so good. I just don't understand how you worked all this out. I understand nothing is impossible. Why was the owner selling the house? What is the incentive for the seller when he is financing it for you? So does this mean he finances the loan for you and you make the payments? These may be silly questions but I just need a little more clarification if you don't mind. I have found alot of wonderful deals but I am not quiet sure how you get investors to help you out financially. Do they finance these properties in their name for you? Sorry if these questions are a little elementary I just need some understanding. "with all your getting...get and understanding" right? Thanks for your help...or just point me in the right direction if there is already a thread about this.
That whole Countrywide thing sounds like a nightmare (for all those people losing their jobs, too). I'm so glad the "green" owner was able to give you financing. Great job on staying determined!! Now you can look forward to getting some "green" out of that deal.

No your questions are not elementary and we only learn when we ask, but the long and short of it is, the owner is carrying the paper or /owner financing the property for me. This means that I will pay them the same as if I were paying the bank. Here is a thread called

It may give you a much clearer understanding on just how that works.
