4:40am On the computer looking at real estate websites from east coast
looking for deals

6:00 Started on local sites looking for GREAT deals and checking out DG

7:00 Pretended to be susie homemaker and actually COOKED Breakfast

8:00 Started calling my 2 realtors with myy list of house I wanted info
on.

9:30 Talked with them again set up 5 appointments to look at houses today

10:30 1st house upside down - no CASH FLOW potential

11:00 2nd House was a wreck and owner owed nothing on it but because it
was on 1/2 acre wanted 359K when it was comped at 146K he must
have bumped his head.

11:45 3rd house was ok but only 3K instant equity and neighborhood no so
good

12:15 4th house was really nice and in price range - it was a short sale
asking 100K even but upon further investigation owed bank 310K -
could not figure that one out so walked away.

1:00 5th house was actually 2 houses on same lot - REO and priced at
359K on 1/2 acre. Comps were in 245K range but owner anxious. He
owes nothing on home but asking HUGE over price because he will
Owner finance 80% at 3% interest if you give him his huge asking
price. It figures it will com out to same thing as if he priced
lower and you got loan with higher interest rate. H was funny but
it was a nice property. Passed.

3:00 Took mom and kids to Rubios for late lunch

4:45 Came home dead on my feet

5:15 Got call from neighbor across street. They are moving to San
Diego this month due to husband got job transfer and wanted to
know if I wanted to lease purchase house. Told he more than
likely (its gorgeous and the highest valued property in
neighborhood. Lost very little value in down cycle. Told her I
would come over tomorrow and talk about it. (too tired right now)

6:30 Dryer stopped working and headed to laundromat (ugh!!!)

7:30 Back home and on DG.....dang I am burnt out!

I just wanted to pop in and let you know that I have locked up two more properties. Planning on doing an assignment on them but will post numbers later today after I get back. Having open house for investors on properties. This is something new I am trying.

Well it has been a while since I last posted in my journal so I will try to update it today as much as possible.

I had two more offers accepted on 2 homes but I let one go because I simply could not find a buyer to assign it to. The other I have an offer on and things are looking good. If you remeber I told you guys about my friend that was getting foreclosed on and I made offer on her home for 220K and she owed around 400K I think. Well anyway the bank accepted my offer but since I put it in months ago, the value has dropped significantly. I am having Randy my realtor run comps tomorrow and I will accept purchase and submit counter offer for the lower FMV amount.

I have moved into a new home after the terrible ordeal I had with the home I was living in. I am picking out floors and tile for my "green" house and have locked up a lease for 1 yr at already.

I have two ladies that are in foreclosure already but the notice of sale has not been issued so I am actively trying to find an investor to short sale the property to over the next month so wish me luck on that one.

As for a side not, it has come to my attention that a few of the articles I posted on here, I failed to credit the source. My apologies for that one. I try to put the best info I can find up for others to see and use and sometimes I fail to give credit to the original source, so if you find that I have done so, please bring it to my attention so I may correct it.

Now, as for my prospecting...lol...I laugh when I say that because when real estate agents hire an "assistant" and pay them $9.00 per hour to go out and "prospect" for them they are simply called "assistants", but if you or I want to go out and locate properties, we are told how illegal it is and against the law....makes you go hmmmmm....doesn't it....lol

I have also been doing a lot of reading on lease options. I am finding that most lease options I am finding these days are not "real" lease options, they are owners asking for 10K-20K down (enough to pay them out of foreclosure) and then they are wanting this HUGE amount for rent with NOTHING going toward Down Payment. They want you to make another 10K DP at end of year the find your own financing at that point. Sounds crazy to me but I guess people are coming up with all sorts of things these days.

Well that is about it for me today, I will try to post more often but as my time is now spent out harassing realtors and becoming an irritant to lenders, I have h=not been able to post as often as I would like, but I will do as much as I can.

Just wondering something

Great posts Anita, you're a hustler no doubt about it!!! I was wondering when you say the house was upside down do you mean that the roof is where the floor should be??LOL JUST KIDDING It's 2am and I'm working so out of it. Seriously though when you say upside down do you mean it was a wreck and there is no money to be made?
You see the thing I have fear is that you looked at five places and maybe the one with the golf course going up next to it is a good one and your a known mover and shaker so your neighbors called you up like the bright and shining knight!! I might not be able to figure what's so hot and what's not, at least now so what do I look for, if you could give me in bullets for how to tell bam bam bam no good thats good no good thats good etc.?

Upside down means the mortgage is more than what the current value of the home is. Look for structural stuff, are there any cracks in the walls, is the structure sound, is the roof good, does the plumbing work, do the faucets have adequate pressure, the heating system, the water heater, the A/C or cooling system, are there any electrical problems, does it smell like there's a gas leak, is the basement full of water? You get the idea? You want to make sure to check all the BIG ticket items. The ones that will cost you the most to replace or repair. All the rest is cosmetic. That's what the inspection sheet is for. Once you do it a few times then you know automatically what to look for. Make sense?

Spent the day followig leads for vacant properties.

Also set up meeting with 2 other investors. They contacted me last week to see if we could meet and maybe do some things together.

Had my brother look at 8 properties for me since I cannot get out right now

Met with my agent Friday to discuss the short sale I am renegotiating and also some other deals I have offers in on.

i have a question about bird dogging. several people have told me that in texas it is illegal to collect a finders fee
(bird dogging). if i have a decent contract with the person who is paying me stating that i am being paid as an independent consultant for property location services and not for properties is that okay? when i talked to county officials, they acted like they didnt know what i was talking about. after all, the only one who knows i am being paid is the one who is paying me.

Sorry it took so long to reply, but if you feel that your situation warrents change then there is nothing to do but step out there and make that change.

Birddogging is caled a lot of things but try a referral consultant on for TEXAS and you will find that there is NO LAW on the books and you can work as much or as little as possible. Good hunting

2009 JOURNAL UPDATE

Greetings fellow Graziosians

I have missed you all. I have not been around posting much but I am ALWAYS READING. And I love the fact the we have so many newbies, but just wait till Deans book hits the shelves, dg.com will exoplode.

Well I have almost finished with the rehab on the apartment building I bought some months back, I guess the sdeller will be glad because he doesnt get a payment until its finished and I have tenants...lol...that was one heck of a deal.

I found a gym of a house nestled away in the middle of Downtown surrouded by tress and it only cost me $5500.00 but I will go in to that at a later date.

I have working on lots of deals but also a project. No....not my 10 homes in a year but Housing for Homeless Familes. I started an organization called "Families in Action". It is modeled after Deans Home Program but with a few differences. Here it is if you care to read it:

FAMILIES IN ACTION
HOUSING PROJECT
Providing Not Only A Home - But A Foundation

PURPOSE: To summarize an alternative solution to the need for housing
of homeless families.

Families In Action - Housing Project, (FIAHP) as it will be commonly referred to, is an innovative and thoughtful solution to the transitional and permanent housing crisis that has gripped families, not only in the Antelope Valley but around the nation. On a daily basis, more and more families are becoming homeless. This is due to foreclosure, loss of job, financial issues or domestic violence - and there seems to be no end in sight. This is by no means to be taken as a “cure all" but it’s certainly a step in the right direction and hopefully just the beginning.

A very fast trend that is taking place in our nation today is the immense growth of homeless families due to foreclosure, in some shape form or fashion. The days of dreaming of home ownership are not over, we are merely at an impasse, but with the right direction and a few new and innovative techniques we can overcome this crisis as we have so many others. FIAHP can not only serve as an avenue to transitional housing for families but if presented and managed correctly, can be a stepping stone into home ownership for those desiring to do so.

The FIAHP will bring homeless families, community businesses, and homeowners together as never before. A homeless family will now have the opportunity to live in a home for up to one (1) full year rent-free. The rent and utilities will be covered by sponsors, or simply put, local businesses. These businesses will donate funds to pay the rent and utilities on the home for a full year (approximately $15,600.00 per home). This figure based on a four bedroom home renting for $1200.00 per month with baseline average utilities of $300.00 per month. The utilities covered will include power and gas. Water and trash will be paid by the homeowner, as is usual in home rentals in this area.

The business will sponsor said homes for the purpose of assisting the homeless family in obtaining transitional or permanent housing for them and their families. The families must meet certain a criteria to even be considered for the program. A few of which are listed below:

1. Must be a current resident in a recognized 501(c) 3 Shelter or Transitional Living Facility.

2. Must have minimum income of $1000.00 per month this income can either be earned income from employment, or benefit income from things such as Disability, SSI, Social Security, etc.

2. Must participate in a certain number of volunteer hours either at the Shelter or elsewhere in the community where their services are needed.

3. Must save between 30-50% of their net income (after taxes) on a monthly basis to be held by the shelter, (or hosting organization) in an interest baring trust account, until their term of one (1) years ends in the home. This savings percentage amount will be based on family size. So a family of five (5) will not be required to save the same amount as a family of (3). At the end of the term (1) year, these funds will be returned to the family (minus interest) and used as a basis for them to obtain permanent housing or either continue to live in the home in which they were placed. If a family fails to meet their obligations or were removed from the home prior to program completion due to breach of agreement or unlawful conduct, they will only receive the portion of monies back that exceed any damage amount that was done to the home.

4. All families must carry renters insurance to cover their personal belongings.

5. No one can live in the home that was not on the original agreement and anyone breaching this is subject to program termination with a 30 day notice. Please note that upon entering the program the families must sign a waiver forfeiting their right to eviction, with the understanding that they are NOT a tenant, but a GUEST of the home for that period. Therefore their termination from the program is "AT WILL".

As stated, this is only a few of the guidelines that will be set in place. FIAHP is designed to give the families a place to live while allowing them to take a portion of the money they earn and save, so that they can have a solid foundation to get started with, once their program term is completed. They should use that time to get back on their feet and provide stability for their family. It is best suggested that during this term, they be required to attend classes on money management, life skills, conflict resolution, job skills, even home-ownership. They must set goals and meet with their case manager on a monthly basis to see that these goals are being met.

Basically, FIAHP is not only a housing program but a life program. It is helping these families continue to be a family by not only providing housing but the skills to manage finances, manage home and manage self - all in one complete package. Providing a place to live is not the only goal of FIAHP. It is with great hope that FIAHP will act as a catalyst and even a model for other communities to follow and duplicate.

Now, you say, what are the benefits to me? to my organization? to my business? There are many benefits to participating in FIAHP, such as tax write-offs, logo placement on all materials advertising and promoting this project, deferred tax liabilities and more. Yet, the main benefit is that now we are no longer waiting on the federal government to help "fix" our local homeless situation for these families, we are taking action, as a family among ourselves and with a combined and concentrated effort, providing a solid foundation for the homeless families in our own "home", if you will, to live as whole, complete parents, mothers, father and providers once again, with their head held high.

Complete program details and guidelines will follow, but to summarize what FIAHP is all about, it’s about families. Families In Action - Housing Program is just that, families in action. Families taking the initiative to learn and grow and put pride aside and gain knowledge to become stronger. ACTION - without it, there will be no family.

Ok I finished the work on the apartments that I bought a while back. They are no longer an eyesore. I have all of the units rented out and I did a contract with Lockhead International to provide housing to their employees because it so close to the plant. So I am all done with that one and the seller can now start getting paid.

2 Houses For Sale

I am now selling wo of the home I bought last year. The one whre the owner was in Hawaii and the other one I picked up at an auction for 16,700.00. The last one was only a 2 bedroom, 1002 sq/ft and pretty ugly but its amazing what a coat of pint and a little sweat will do. I am selling it for 79,600.00 the FMV is 81,200.

Lasted Find

I jst put an offer in and had it accepted on a 3 bd / 2 bath 1745 sq/ft ranch style home. Two years old. FMV 185K offered 112K. It was a forclosure in a remote part of town that is really undeveloped and so I guess not many people wouldwant to make the drive to get there. Been on market as REO for right at 6 months and only had one other offer but the buyer was from out of town and cancelled offer once they found out where it was located. IN THE MOJAVE DESERT...lol

But I think its beautiful and I see tht the five lots next to it have already been prepared to build on, so I think I will work on acquiring those as well. Maybe I can start my own subdivision out there and call it Anita's Acres or something..lol

I BOUGHT AN ASSIGNMENT

There is a fellow by the name of Anthony in San Gabriel Valley, CA that vbought Deans book. He locked up his first assignment and I took him up on it. It a modular home, next to the mountains and he made 5K off the assignment and I now have a nice home that I already have a cash buyer for so by the end of next week I will have profited 11,420 from this deal. Not bad for an old lady huh.

My 12 Unit Complex

Most of your probably remember that when I started I had my eye on this 12 unit complex. Well I never quite made it hppen but now I have. They are still vacant and I spoke directly with the HML that holds them and we made a deal to partner as equity partners on them so now I am proud part owner with a 33% equity in a 12 unit complex and I used no money down to do it. Just some straight talk and a lot of initiative.

Anyway I guess I will update more later. Gotta go now.
