Cost Factors

Is everyone seeing property tax rates go up? And as gas prices continue to rise do you see that affecting the housing market in your area?
The property tax we pay on a duplex appraised at $184,000 here is almost $3,300 per year. That is within the city limits. Tax on the same building 10 miles away might only cost 1/2 that. And because gas prices are so high now, it is much easier to rent out places in town than just a short distance away. Until recently, anything available in the country was snatched up immediately. Now they are hard to rent out.

Is anyone else noticing the change?

I have seen..

EVERYTHING go up with gas in my area. My prop taxes actually went up almost 1000 a year!!!

Even though gas prices are rising I still get a ton of calls from people who want to rent from me and drive 30 minutes to work because a lot of times the schools are better in the outlying areas, so I invest in both areas. As your taxes increase so should your rental rates. I love blaming a rent increase on taxes to my tenants.

Wisconsin is in the top 10 worst states for property taxes. 1.82% of value.

And Douglas County is

the worst of the worst, and the city I invest in is the worst of the worst of the worst. We've even got signs all over posted by the taxpayer association warning newcomers!!!

And yet, we still make good money! Like Anita says, life is good.

Yes and no...

While gas is certainly expensive and getting more so, it still remains a small portion of the typical family's budget. Where gas is killing is that the cost permeates the entire economy eg the trucks that deliver to WalMart, air freight and so on.

The bigger problem right now is FOOD. Check the price of eggs lately?

Yes, property taxes are a real problem. Fortunately, in Cali we hav Prop 13 so Im somewhat insulated from it. But in Phoenix, it's Katy bar the door. Prop taxes are going up 10-15% a year. Also, SALES taxes are now being implemented in many places on ALL rentals (in addition to a yearly business license fee).

I have written extensively about this in other places. It's nothing but a money grab by politicians who cannot balance their budget ie they decide how much they want to spend FIRST then go looking for the $$.

So far I have passed it on to my tenants. I am VERY candid about what is happening, and I provide them the bill numbers (if the city residents voted on it) and contact phone numbers for the various city/county tax collectors. So far the tenants have all been understanding. No complaints or move outs.


Today

gas is at $3.80 gallon here, $4.48 for diesel. How does that compare for you guys?

I am so sick of watching gas prices and everything else go up and still getting taxed like it was 1980 with 2008 cost of living - and all was good. Our government needs to wake up and smell the coffee - the american coffee and stop thinking everybody else's is better.

Ill step right up on your soap box... Cali needs to wake up and vote out the socialists. Our senate leader is an atrocity, stating flat out that they will NOT reduce spending. They WILL increase taxes.

There doesnt seem to be a tax that is NOT on the table including eliminating/reducing the mortgage interest deduction.

Thank god! Finally...some one that can give an intelligent conversation on what I seem to try and express here everyday. I watch money being spent on the most unnecessary things out here but they build it when its not wanted or needed then tax us for it being there even if you dont use it.

I go to Arizona quite frequently and I gas up when I leave home ad when I hit th state line in Arizona. The gas is almost alway 20 cents cheaper there. Go figure!

Gas is going up...

I just read in the Financial Times that they're expecting the barrel of oil to hit in the 200's by the end of the year, yesterday it went up $9.

Will this have an impact on the property tax?

I actually own quite a bit of oil stock and it's doing extremely well for me. I would suggest it to everyone. That is, if they have anything left after investing in real estate.

Interesting facts though: Gas prices in Europe are around $10/gallon. I believe the average in the US is $3.75 and the cheapest is Venezuala where it's 12 cents.

Maybe the key is moving to Venezuala.

$10 a gallon?!!!! They must have very fuel-efficient cars! Then again, we probably drive the most of anyone in the world. I'm curious, has anyone here adjusted their driving habits as gas prices rise? I hate to admit it; I complain, but I don't do anything different. We're so spoiled.
