The journal of an “aggressive” twenty-year old college student.

One Month Ago.
Neogiated a deal with owner on a vacant lot on my street for 32,000. The property is a little over an acre. It’s a lease with an option to buy.

Cleaned up the overgrown trees, grass. I spent one hundred dollars and got about a thousand dollars worth of lawn work done.

Three Weeks Ago:

I continued to make improvents on the property by simply maintaining the area and knocking down the old, old trailer on it. I got rid of the trailer pieces the same week. Now that was a job!

The property is now completely cleared off.

Two Weeks Ago:

I started mapping out my business plan. If I can put another well and septic on the property, I plan on splitting it up in two lots.

One Week Ago:

I’ve been talking to brokers and found one that thinks my lofty aspiriations are definitely attainable. I’m going to split the property up into two lots, build a new house on one side and sell it.

Today: Finished Mr. Graziosi’s book and got even more good ideas! Came on the website to interact with some other students and pick some brains!

Well, here's the big deal

Well, here's the big deal for me! My friend is into flipping houses and it seemed he went broke trying to rehab his house. He was going to miss his own house payment, a few other bills and not even have enough to finish the house. So I offered to give him five thousand dollars to make it through the month, but he had to give me 50% of whatever the house sold for that was profit. He said he would call me back. He obviously agreed to this and I was able to give him the money. This was a month ago. Apparently the house just sold three days ago. I netted 15,000. He brought the money over this morning. He asked me what I was going to do with it;

"I'm going to Disney Land, yeah!"

"Really?"

"No."

So it was sort of anti-climatic! But I'm feeling mighty good this morning. Someone has a deposit to make!

I have returned from the

I have returned from the bank. That was 15,000 plus my 5,000. It was actually about 14,204 but 15,000 sounds better! I wanted to get 1,000 in dollar bills and swim around it in the nude. The teller just gave me a weird look, so I just played it off.

Whoo Hoo! You did it! Awesome job! Helping a friend sure paid off, isn't it the best feeling in the world? Now you know what it's like to laugh all the way to the bank... I hope you made a copy of that check so you can put it up on your wall and see it every day. I wanted to do the same thing with the money... Ha Ha!

This is a great day for me

This is a great day for me today. There is a lot on the end of my street that is on the water and currently has two houses on it. I’ve known about this lot for a long time, but thought the price was too outrageous to ever attempt to secure it. The owner has gone down on the price about twenty-five thousand and now I’m going to offer him even less. He’s a former real-estate agent and doesn’t live at the property, so I’m banking on that knowledge combined with the casual relationship he has with my parents that I’ll be able to get the property. He’s had it for sell for ages. And now it’s time to make my move.

If I can get this property, I will rent both houses out. The long term investment is the waterfront property. Because they don’t make waterfront. I’m hoping that when the market goes up again, I’ve sat myself up for an amazing deal.

I’m going to call him tonight.

I’ve been MIA for about a week now, because I’ve stumbled upon a good opportunity. I’m going to be partaking in an online venture. A few things. I had a date

A few things. I had a date last night! I'm not sure if I'll get a second one, but I did let her get cheese with her hamburger. I thought that was a pretty romantic thing to do.

Secondly. I'm still developing and maintaining my vacant lot. The payments are low. So I'm not real a rush to do anything but what -I- want. I'm not letting the down market get me antsy.

Third! I've decided I'm going to buy a pretty bad house. I'm going to make sure the foundation and major things are in order, but I'm going to call this house my 'learning tree'. So I can start to learn some of the details of rehabbing in an learning enviroment. So I'm starting to look into that.


LOL!

Good to know that a cheeseburger can be an aphrodisiac!!! Good one James, I'm sure there'll be a date number 2... LOL! Let us know about your ventures, always great reading! Eye-wink

Wow. It has been a long

Wow. It has been a long time. Hurricane Ike really put a hurting on me. But I've recovered. I'm still standing!

Here's a little update;

I have been in school, working hard to generate some income and continuing to invest my money into real estate. The economy shift made it a little more difficult to secure any type of loan, but with my positive work history and credit rating, I have been able to make a few moves.

After a lot of legal wrangling with a property that two divorcees were fighting over, I managed to get them to sell it to me. It's a little over an acre and I've just cleared off. As it is just a plot of land, I have to decide what course of action I want to take. Mr Graziosi always preaches patience and I plan on using that lesson until I get the right idea.

But yeah! It's good to see the site has really grown and some of my friends have become staples in this community as I always knew they would be.

A story from the frontlines!

I've recently had my eyes on a four plex for sale here in my hometown. It's actually a three-plex and a house on the same lot for a little under 100k. All four units are occupied. I met the owner in person a day ago and we talked. He was surprised to see how young I was, but once I started talking turkey(the universal language), he started to really dig what I had to say. I offered him a lot less. About 20%. He told me that was out of the question and that I should go shakedown the Junior High vending machine.

I politely informed that I while had shaken down my fair share of educational vending machines, I was serious and stern about the offer I put in. He told me to get off his property and I politely agreed, but not before I gave him my number.

Well, he's already left me two messages. They both state he wants to talk to me again.

I guessed right that he was really hard up for cash and plan on taking this really slow. I want to get him down as far as possible. This is straight out of Mr. Grazisosi's playbook!

Now I'm off to shakedown some more vending machines.
