signing over the deed

How would one go about signing over a deed to a property with no lawyers. Just one on one. I know I need a notary public. Can someone tell me step by step?Do I use a quit claim deed Or what? I called the county assessors office but they didn't have a clue!

when house turned over to me in divorce i think all the lawyer did was have both owners sign the quit claim deed and he filed it with record of deeds? I received it back with a stamp from them?? I have since sold house with no problem?? I hear ya trying to do it without lawyer, it seems fairly simple have you checked with thw towns deed department.. (assessors office). not real sure about all this i am still learning..


A quit claim deed transfers

A quit claim deed transfers whatever interest the person has in the property ie may be NO interest. I could Quit Claim you the GOlden Gate Brige but I have no interest in the bridge.

It needs to be notarized then recored with the County Recorder. That is basically it.

This as an income

I have noticed that a lot of ads are popping up to get peeps out of foreclosure by putting buyer and seller together and the buyer will pay whatever the seller is behind on in the mortgage and Quit Claim it over to them (Transfer of title)

They charge them a small fee (the company) to perform this service. Providing the buyer a regular list of pre-foreclosures that they can contact the owners on DIRECTLY and work it out with them, then they charge a fee to do the transfer of title.

Then in that case money is needed to pay whatever is owed or may be if you can make an arrangement with the owners that you will pay the arrears but also to give you the opportunity to reassign it. I don't know, just a thought I am very new in this.

Pre-foreclosure

You can always do this yourself- get the seller to QuitClaim the property to you. There is no need fora 3rd party.

The problem in a lot of these deals is that the owner is upside down (owes more than the property is worth) and/or the financing is awful (eg sub-prime, adjustable).

The only solution I have been able to come up in these cases is a massive short sale (if there are multiple mortgages you might be able to buy the junior liens at a discount).

Have you had a chance to read through Dean's book yet? That's a really great place to start absorbing the information. And reading through the forums will give you much more understanding, from the questions others have asked. If you go to the upper left corner of your screen there's a white search box under Dean's picture. Type in your key word, like "tax lien", and then hit enter. It will search through the forums for that word, and you'll find every post that includes it. That might help. But don't be afraid to keep asking questions if you can't find your answer.
