Just got home from the EDGE and ....WOW what a weekend!!!!!

I just got back home from the Edge and could not wait to jump on DG and share the excitement.

The Edge Weekend was INCREDIBLE!!! It was so awesome to finally meet everyone from the DG family. All of you are incredible!!!!

I cannot wait to put all that I have learned into action (After the jet lag wears off Smiling )

The Edge was absolutely amazing!!! The speakers were awesome and truly gave us some great information and techniques. Dean was incredible and his staff... words cannot even describe how awesome you all were!

I am still running on adrenalin and probably will be for days!!!

If you could not make it this year I strongly suggest that you make it a goal for next year.

You are ALL amazing!!!!!!!!!!!!!

I'm Going to Dream Again

WOW.....what an unbelievable event...the EDGE 2010 was amazing!! We almost didn't go and I'm so glad we made it happen. We drove from So Cal to Scottsdle...appx 6 hour drive and all I could say was I hope and pray that I get just ONE thing....that's all I'm asking for...one thing to help me find my direction and move forward.....I was blown away...we met so many people ...have some great new friendships...listened to some incredible speakers show us what they did..we drove home last night and I couldn't beleive how quickly it all went. I have a lot more then ONE thing to give me my direction!

My first DEAL! Under contract...

So, I have been watching a property in one of my target areas for some time. It sits across from a lake and a commercial property. It went to a foreclosure auction today. I set the limit I would go to and the auction never reached that price! I WON the auction! I AM NERVOUS! To say the least!

I found out the 'commercial' property across the street is being rezoned to residential... and is on the market for $1M!!! Now that ought to be a good thing for this property's value. Laughing out loud

Here's the info:

4bed/2 bath
1465 sq ft
Price paid 43,000 + 2500 for costs (New price I'm trying to renegotiate is now 5K in light of the findings and would require a total rebuild (basically buying land)
Conservative ARV: $180-200K
EXTREMELY LOW rent: $1200
Estimated (VERY)repair costs: 40-60K

Bank Accepted My Offer on Foreclosure!!

The house was listed at 49,900 for about 6 months (after being listed at 75,000 for over a year). I offered the bank 40k and they countered with 47,500. So I walked away from the deal.

Then today, 2 months later, I received a call from my RE agent, saying the bank would now accept my offer of 40k if I was still interested!

So, any suggestions?

Should I still offer 40 or counter with something lower? Should I negotiate that my offer needs to include all closing costs??

The house is just over 3,000 square feet. I will need to put in about 10-15k to finish it all up. Then it will be a completely redone 4 bed 2 bath house.

All ideas/suggestions are appreciated!!

DEAL #1 COMPLETE!

Hey everybody. I just wanted to report in that I have completed my first deal. So here is the story. The house is a HUD home, 4 bed/2 bath, .50 acres, I was going to submit a low offer and I was going to fund it using private funds do a little rehab and then show it to my buyers. My partner providing the funds backed out. My other business partner who was going to help me rehab it backed out because he is currently campaigning for city commisioner which is taking all of his time. AHH!!.... Frustrating!!... So I just started calling of my buyers to see if they were willing to do a finders fee agreement if I just found them a house. Apparently that was the right choice and the only other option for me at this time so I made it work. My buyer happened to be my real estate agent.
