I can't assign the property since it is an REO. Before the EDGE I would have planned on a double close. But from what I learned at the EDGE I am going to get a hard money loan, fix the property, lease it to own, the refinance and cash out! Yeah BABY!!!!!!

I just want to encourage everyone not to give away the keys to your car. What do I mean? There was heavy discussion at the Edge 2010 that most real estate agents so no because they are not in the know when it comes to creative real estate investing. I encourage everyone of you to search for that local agent that embraces these principles through his/her real estate practice.

First time on here; well I have found like 5 deals I know I can make money from, but no clue how to process since this is the first; I have buyer all lined up but do not know how to do the transaction and making sure I make my money; one property is a REO I was thinking to get that one and use for a rental 2 floors then flip when the market is good, bank asking $16000, one tenant still living there; great condition; well how do I do this deal with no money down!!

I have received many emails from folks at the EDGE and a couple questions have repeated themselves. One fellow DGer suggested it would be nice to see one bite of info from me every day rather than the smorgasbord laid out Sunday. (I thought that was a great description) I am not sure I can come up with something that would be of interest, but I will give it a try for a few days and if it is helpful, I will keep doing it and if not, I will save the space in the DG computer server. She suggested a daily info of importance journal and I will try that title.
