I have offer # 2 accepted but am a little worried.

Hello Everybody. Edward here from Nc. Well like the title says I have offer # 2 accepted. Its a 3bd 1 ba home. Offered 22K for the house, ARMV for the house is from 73K-78K. Needs about 15K-20K in repairs. I want at least 4K for the assignment which would leave about 30K for the investor in equity on the property if they want to spend 20K on fixing it up. Only one concern. When I Talked to the listing agent when I put my offer in I told him that I wanted and or assign writting beside my name on the offer to purchase and he said no problem. Well a day later I got the contract emailed to me.

I got this Lock up with a great price in a Hot Neighborhood. This time is from a Post Card that I sent and when I check the address, the property has a Tax Lien of about $1,500. The owner is in Califoria and i'm in Maryland. He sounds very motivated and would ask his Son In Law to show me the property.

We agreed to a certain price that I can make some decent profit because buyers in that area are lined up. Since the owner wants everything on mail (postal) I mailed him the Contract last Thursday, April 22. So, to make the long story short, I talk to him on the phone, asking him if I could get the keys to his property so I can put inside the Lock Box,

April 24, 2009 - The Day that Started it All!

....I can't believe it has been a year already! How time flys! April 24, 2009 was only one year ago and can you believe that one day can have such a significant effect on the rest of your life? My wife Stacey and I had recently purchased Dean's book the month prior and received a call about Dean's Gain the EDGE Live Event 09! We were so excited to hear about Dean's EDGE event because we finished reading his book several times. We wanted to go to the event but we did not have the money.
