Have about 53.5K into it, Sold it for 72.5 to a Cash Buyer ... 19K gross profit, after closing costs, taxes, insurance & utilities should clear about 15K!
I am going into the hospital on the 13th for gallbladder surgery, will be searching for another property in the next couple of weeks so we have something to work on we I'm recovered.

October 28th, 2013 | posted by GildardoHSorry for not posting this earlier but after struggling with fear and doubting myself for 2 years, I finally closed my first deal and profit $2,500! Thanks to the Success Academy and the DG family I managed to wholesale in North California.
I was at the last day of the time frame for the Earnest Money, since I did not count with the $5K that was required to move on, but I persisted on finding a buyer and finally one of my buyers said YES.
I got it under contract on 9/12/13 for $424K and assigned it to my buyer for $426,500 which closed on 10/08/13. The property had an ARV of $560K.
I feels amazing!!! Thanks Dean! you changed another life!!

I closed Another $25k Assignment Deal on Friday, which was a FSBO From my bandit signs ARV Was $280k
needed around $35k In rehab, Locked it up for $146,500 Sold it to one of my Big buyers for $171,500 in 6hrs And The seller threw in a 74 Stingray Corvette for another $1k That was in the Garage! When I made my 1st offer for $141,500 He declined it ,wanted closer to $150k, So I offered him $146,500 & The Stingray "He Accepted"

Of course, the big players have been throwing cash at the market and still are. This doesn’t mean that those of us who are cash-challenged can’t benefit from this market. We don’t have to go hat-in-hand to lenders either. They have cash and a desire to invest just as we do. We just have to show them that we’re their opportunity to cash in on this improving market.
