Finally, First Deal!!

Sorry for not posting this earlier but after struggling with fear and doubting myself for 2 years, I finally closed my first deal and profit $2,500! Thanks to the Success Academy and the DG family I managed to wholesale in North California.

I was at the last day of the time frame for the Earnest Money, since I did not count with the $5K that was required to move on, but I persisted on finding a buyer and finally one of my buyers said YES.

I got it under contract on 9/12/13 for $424K and assigned it to my buyer for $426,500 which closed on 10/08/13. The property had an ARV of $560K.

I feels amazing!!! Thanks Dean! you changed another life!! Smiling

I think it might help if we could hear more of the story, maybe with more details?

Seems like the size of the selling price wasn't as important as the willingness of the buyer and your compromise on profit margin. and what did you mean about not counting the 5K that was required to move on? where did that come from and why was it "required"?

Still I'd like to read about this more (if your willing that is)

The seller was only taking offers with $5k as EMD, and I didn't count with that amount of money. So, I had 3 days to send my agent and contractor for pictures and for rehab estimate plus presenting the deal to my buyers and giving them time to view the property. All this took 2 days and mostly half of the third day but before the time was up. One of my buyers finally agreed and we decided to make this work by removing my name from the contract and placing his name as total control of the property. We also agreed he will put in the $5k for the earnest money.

Congrats on getting the first deal done and out of the way. It only gets easier. That first one is tough for most people. You now have a greater understanding of the entire process. I tell students everyday taht the first hurdle is the biggest. Keep moving forward and you will do a great job of changing your life.

Keep offers going. You have the momentum and will do well. the more experience you get you will discover that the excitement does not change. Opportunities will increase. Best of luck moving forward.

First Deal

Hi Gildardo,

I have a question -- after you had your agent and contractor took pictures and estimate, how did you show the house to your buyers. Did you have them come in at the same time or different times. And what did you have to tell the seller when you have several people coming in to inspect? Also, on assignment deals, is it true that you have to tell your cash buyer your profit and if so did you tell him before or after he agreed on the price.

I'm a newbie and would appreciate some basics on the process.
