Got me a great deal here in RI. 3bd 2bth, 2 car garage,built in 1970. Heres the details: Owners called on a craigslist ad i posted. There were losing the house to a tax sale. Owned free n clear no mortgage. They were losing the house for just 15,000 in back taxes. House needed just $20,000 in repairs. You ready? House valued at 180,000. Picked it up for 63,000 from seller,with my buyer paying me a 10,000 assignment fee. I'm so psyched. We closed today. This stuff really works,when you dont give up. I was ready to give up,but hung in there. Never give up. Thanks for reading my story DGS.

Another $3000 Assignment Fee! 25-1 Strategy

The property was listed at 60k.I offered 35k and they accepted right away.It was a 2/1 1 car garage,with potential to put 3rd in basement,which my investor is doing.The repairs are 30k,and the ARV is 110k.It's good to have a good,patient,understanding realtor that is looking out for your best intrest.I think all Investors and wholesalers should have a great realtor.I wholesaled it to my Investor for 38K.The closing was today at 10am.

My First Deal Done...I'm Ready For More!!!!

I found a property on CL and dialoged with the seller through email several times. The seller had purchased a second home and couldn't pay two mortgages. Finally he gave me his phone number and we spoke once on the phone before he accepted my offer. Once the property was locked up I put a lock box on the door (the house was vacant)and started contacting buyers. Two buyers looked at it within two days. They both said that it needed a good deal of work. I had estimated $15,000 in repairs based on the sellers estimates ($6,600) that I then doubled and then padded some more. The buyers estimated $20,000+. I sent the seller an email saying that my partners were telling me that the cost of repair was coming back higher than he had mentioned.

First Deal Done

OK, I don't know if this blog gets read by any one. But be sure it doesn't really matter. The steps in Deans books and Seminars and the encouragement that is all over Deans community is priceless.
My Wife and I where taking in all the info we could in such a short amount of time and loved every moment. We got so excited about looking for deals, We started collecting every realty flyer, paper, Writing down phone numbers on for sale signs and searching lists everywhere.
We looked at our local area and beyond.

Mobile home deal

DO NOT exclude mobile homes from your investing strategy
I just. Closed another deal with a mobile home on a lot. These r EXCELLENT sources for potential profit!!! This another $1000 BUY and sell for a $6000 profit !!!!!
Mobile homes really are little tin boxes that spit out cash !!!!
Look on Craigslist for MOTIVATED SELLERS of a lot with mobile home On it. Negotiate for $6000 or less and you can make some $$$$$ FAST!!! I know u r saying 6000??????? Well I bought this for 1,000 !!!!!
Take the drilled well, driveway, and electric N that alone is over 6k in my area. Now if u got it for 6 say then the septic, land and mobile home r FREE!!!! Just sayin ..... Think about mobile homes on a lot for your next investment:))$$$$$$
