hello everyone, just thought i'd try to kill two birds with one stone so to speak.
i finally completed my first deal yesterday and as i was feeling all good inside and tickled with myself i started thinking, why didn't i listen to carol stinson when she visited my journal (no longer scared to succeed) and welcomed me.
at this time i was just starting out and my journal name was (tired of being scared to succeed).
she saw that title and jumped right on it. after she welcomed me to the site she said the best advise i can give you is "do it scared"!

Found Property while dumping Trash
December 3rd, 2011 | posted by reinvestor42Yesterday I took trash to recycle area, spoke w/lady who works there-she tells me out of state sister in law owns a house on 2acres(inhereted),been vacant for over 12yrs!!! Still has furniture and belongings from deceased family member.
I gave the lady my business card and told her I would pay her $500-1000 if I ended up buying the property, and if she knew or found anymore let me know.
I immediatley drove to property and checked it out!
I reseached property records, typed up "Letter to Seller" and mailed this AM.
IF you just talk to ppl everywhere, its amazing what will just fall in your lap!!!

*** Banks Chipping Away at Foreclosures ***
The inventory of foreclosures held by private banks dropped for the fourth straight quarter to $50.4 billion in property value according to the Federal Deposit Insurance Corporation. The REO level at the end of the third quarter is down 1.5% from $51.3 billion in the previous quarter and 5% lower than the $53.1 billion a year earlier.
Remodeling Reaches Record Levels

The September 2011 BFRI shows that remodeling activity reached a record high that month. The report also gives the type of projects most popular over the last five years. The September 2011 BFRI showed the highest level of remodel activity since the inception of the Index in 2004.
Since 2006, here are the top eight types of remodel projects:
• Roof 21.4%
• Deck 7.9%
• Bathroom 6.9%
• Garage 6.1%
• Kitchen 4.8%
• Basement 2.9%
• Office 1.7%
• Sunroom 0.7%

November 29th, 2011 | posted by Jay Sthilairebeen workin this one for mnths and FINALLY closing on a SWEEEEET deal.the house was listed at 65,000 then lowered to 59,900 ...i offered $25,000 and GOT IT after awhile !!!! this is a 3-4 bedroom home in a nice neighborhood that has a nice porch and a GIANT storaqe barn and garage !!! the owners are the children of two deceased parents.the children live in florida and the parents were in a nursing home so there were some leins on the property.the property is about 3 miles from my home in franklin county new york.
