We closed today on that REO that was with Hudson & Marshall. It was a long battle back & forth with many offers & counter offers, but we finally prevailed.
The bank painted the interior & installed new carpet
so there is only minor cosmetic repairs left, around
$ 2,000. It is in a neighborhood of 80K to 120K homes,
but we'll sell it in the mid 50's.

It was one of the most difficult deals to put together. After not selling the property at auction we made an on-line post auction bid ... received a call from a different guy who negotiated the price, emailed a contract & had us send a $ 2500 EMD. We thought it was a done deal, WRONG; H & M put it back up on post auction bidding again, it seemed that they changed & made up the rules as it went along. Finally the bank accepted. You would of thought it was a million dollar property.

I'll be attending a conference with Dean, April 5th, and I can't wait! I am super exciting. My goal is to close on at least 4 deals by the end of this year. That may be a tall order for a newbie, but hey..without stretching you will never get up the ladder! Wish you guys the best of success.

We did pay cash for the property. We will fix & flip it, unless we get a quick wholesale deal. I would let it go for 49K "As Is". It's a 2 bed/ 2 bath/
1 Car garage with a separate office that can be used as a 3rd bedroom. It has 1593 sq. ft under A/C with a screen room that can have an a/c duct installed to increase living area up to 1747 sq. ft. It was built in 1995 & is a block

Thanks Raymond. We currently only have 3 properties in our personal name & 1 in our corporation. We do buy/fix & flip & have done about 55 rehabs here in Citrus county, Fl. We have had rentals & have a property that we own free & clear that we lease-optioned. It is coming due mid June & was a property that we purchased & did not do a thing to but put a tenant-buyer into it, collect 10K deposit, make about $ 500/month positive cash flow & have a sale price of 68K; we paid 41.5K.
