Hi DG Fam, Hope you all had a great wknd

Just wanted to share with you the power of driving your farm area. I was driving around when I saw a Boat in the back yard of a house, I get off the car knock on the door to ask if the boat is for sale. Now keep in mind that this boat is in real ugly conditions lol, grass is growing out of the boat already. Owner says no not for sale, I look to my left & right and notice that the house is also on bad shape so my next question to the owner is " Are you selling your house " He says yes and I immediately ask him what price. I go home, draft up a contract and drive back to the house and locked it up.

Contract price = $105,000

Called my buyers and got it sold in 2 days Smiling

Sold house for $142,000

So now when you're driving around and you see a ugly house you better make sure to get off and knock or at least leave a letter in the mail box saying you are interested in purchasing the house.

One note though, if you leave any kind of messages at the house, don't put it in the mailbox. It is illegal to leave anything in a mailbox unless it is sent through the postal service.

I do this ALL the time. We have gotten many, many deal this way. It does require that you get off your rear end, out of your comfort zone and put forth some real effort. MOVE AWAY FROM THE COMPUTER!! You also have to know your market. I.E. what is a REAL deal.

This is why 98% never use this terrific strategy.

Hey if you're doing all that driving, keep 2 pre-filled out purchase contracts in your car with the price part blank. one for you and one for the seller
...and 2 Letters of authorization just in case you need to talk to the bank for a payoff.
