The market is starting to shift as dean has been saying. I'm in Connecticut and I'm starting to see the market shift out here.

Shifting Markets

It shifted in Boise over the last year, big time. You have to be on your game, jump on deals fast, change up your stratagem, or advertise other ways. The problem with using craigslist in most markets is competition from your buyers who market there, too.

I've noticed some markets are shifting faster than others, and others markets are catching up.

time for us to make the shift

as the market shifts, we as investors need to make adjustments to our strategies as well; since it's getting more difficult to get properties under contract 30% or more below market, we need to get 'speculator' buyers on our lists; they are the ones buying to hold for some time waiting for prices to go up, then sell and make some profit.

Let's go DG investors!!! Let's make some $ with this shift!!! Smiling

Market shift

I am seeing the sift too every where except the condo market. I see it still dropping in that area of re market at least where i am. I dont know how the condo market is elsewhere.

Inventory is drying up, and there's bidding wars on every REO and STD listing; FSBO are almost as bad. I guess it might be time to go to the auctions and bid on properties there. To make matters worse, rumors are flying that the Backstone Group has moved into the Central FL are and is going to be buying at least 500 houses/month in order to rent them out. Doesn't look like wholesaling will totally work right now. Condos don't seem to be in demand......yet


Looking at national

I Agree with TSRD

I agree with tsrd on this. I have also heard that the big hedge fund groups are only in Major cities not the suburbs. They also dont touch short sales. You can go to the auctions if you wish but those big groups are already there too. Work in the suburbs. There are other ways to find properties that they arent buing in bulk.

Now I have seen everything!

Camping out to be on a waiting list to buy new construction - now I have heard it all! I am amazed on how quick the market turned from a buyer's market with dirt cheap properties to a seller's market - with a change happening almost overnight. I am seeing in some markets bid wars on newly listed properties.


Seller's Market

There has been a seller's market for sometime here in Colorado. The old 65% of ARV minus repairs = your offer has not worked for over a year now. We are seeing REOs selling at ARV when they need a $40,000 rehab! We are still getting lots of deals, we are just paying more. The margins are smaller but not really a lot smaller. There is money to made in any market, you just have to "shift" your acquisitions strategy. HINT: Marketing to unlisted sellers (no agents involved) should be tripled. Your MOAs must come up.
