My Situation is THAT my realtor told me that he can pull anything off the MLS that I need to but he said that he wasn't able to give me the cash buyers that bought and sold houses in the last 6 months? If anyone else has purchased the Edge 2010 Videos do you ever remember on the VIP Video About where they talk about give your realtor the 1 800 MLS Hotline they can call so they can get instructed on how to pull Cash Buyers for An Investor. He didn't he couldn't do it. He just said that he didn't know how. Can Anyone help???

I was doing some quick research I was mistaken or maybe I wasn't

I was researching the Matt's last Monthly Conference call with Dean 9/14/2010 where he was talking about asking your realtor to call the 1 800 MLS HotLine. Matt doesn't say what the hotline number is to call and my realtor said he is not aware of any number like that. I did my best to google it and nothing. So this basically where I am stuck at with him and he wants to work with me. He says there is several deals out there for me but I need to get my Cash Buyers first. So any suggestions??

In CA

an agent can click on the APN number which takes them directly to tax records. The agent can then see who that cash buyer was. Unfortunately, this is time consuming, so I suggest that your agent uses a filter for the agent remarks like CASH ONLY NO FINANCING, etc. This should pull up all listings that were cash only deals. The agent can then go through the tax records. This is very tedious, so your agent may not want to do this. Another alternative is to get the print out of the SOLD CASH ONLY properties from the agent and then you go to the court house and look up the names. Pulling the info is not the hard part, it is going through the tax records.

Find out where your local REIA clubs are and join some, typically there are several clubs in your area unless you live out in the boonies!!Then thats a little more difficult without traveling a fair distance..There you will find all investment, tenant buyers and landlords etc. Over the last month i followed Carol Stinsons Ghost Ad system with a few tweeks here and there but managed to get good qualified buyers of all types , approx 140 at my last count with 44 of them being cash buyers. If i can help in any way don't hesitate too ask.
I also thought that there was a 1800 helpline for realtors too, but i too cannot find the link.

ABOUT THE 1800 MLS THAT DONT EXSIT.

I AM JUST NOW ABOUT TO LOOK FOR A REALESTATE AGENT. WHEN I FIND ONE AND TELL THEM I WANT THE LIST OF CASH BUYERS:THEN WHAT. NO 1-800 NO EVEN EXSIT? MAKES YOU WONDER IF THE MONTHLY CONFERENCE CALL IS TO HELP THE NOVICE INVESTER OR TO MAKE DEAN AND MATT SOUND GOOD.

As a Realtor I work with cash buyer's often, and have not heard of such a thing. Doesn't mean it doesn't exist though. Good to see someone from NM on here!

I need a favor from experienced realtors or agents dealing with the MLS......Ok Would you do me a favor?? Well actually 2. Would you find out what number the hotline is??? I KNOW Matt would not lie about anything he just sounds too sincere to be that way. If you could help me get that MLS number so I could give to the realtor I have I would so much appreciate it. Favor number 2. Could tell me exactly what to instruct my realtor on getting Cash Buyers?? I don't have access of course so I don't know what he is capable of looking at. The last thing I told him was 2 things I would have that number when we meet the first time and 2 that I would have some more info on how to exactly do this. Your a Real Estate Agent So could you give me the steps please? Thanks.

P.S. I told him to pull all the sold homes in the last 6 months contain the description or word "Foreclosure" "Handyman" Ect... and also mention that they have been "rehabbed" or they have" 0 to closed possession time" Now what I am giving him instruction to do. Is this at all possible with the MLS??

Short Sale

I submitted a short sale package on behalf of my seller it was a FSBO property. The seller has written several letters explaining to the short sale department that she is representing herself in the transaction. The mortgage adjustor keep assisting that we submit a listing agreement..
I live in Conn can anybody give me some advise on how I should handle this situation without losing the deal.

Short Sale

You need to list the property with an agent. Banks want to know that an agent is involved. The bank will pay the agent fees. The agent will list the property and put pending on the listing because you are the buyer. Any other agents that see that pending will know that the house already has a buyer... you!

I am a Realtor and have never heard of any 800#. I didn't listen to the call so I have no idea what Matt is talking about.

Have your agent call their local real estate association they belong to. They should be able to help him. You can even call the association and they will give you the number.

I am in the process of writing down Keller Williams and ReMax office phone numbers to follow the same strategy in finding an agent. If I find out anything regarding the MLS hotline, I will make certain to let you know, too.

Hmmm..

First of all, I help everyone on this site for free-so why would I mislead anyone?

Second of all,just think for minute-The MLS costs realtors several hunderal dollars a year to subscribe to and it is a pretty complex software program. Doesn't common sense tell you guys that MLS would have some kind of support line to help realtors learn all the functions? Of Course!

Third- My own realtor did not know that a helpline exsisted until I told her to call it. SHe had to find out what it was as well!

Fourth- If your realtor isn't resourceful enough to figure out how to pull cash buyers from the MLS (or at least find someone to show them) then how in the world are they going to help you with anything? There not! Move on to someone that knows whats going on.

Fifth- The number is different for every area or I would have provided it.

Sixth-I made a note of everyone that blasted me. Don't ask me for help because you won't get it.

You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!


Realtors and Cash Buyers

Daniel, i'm confused and hopefully you can shed light on this; are you asking how to get your realtor to find you cash buyers???

Isn't that your job??? If I can find my own buyers and have access to homes why would I need you???

How long has this realtor been in the biz because it seems like while he is willing to help, to do that seems somewhat extreme and he's willing to do anythging to get a check. Which isn't wrong if you can use it, but also be aware that time is our(realtors) most prized commodity, so if he ever feels like his time is being wasted, it will be a quick ending.

I suggest you start looking for properties AND cash buyers on your own as well; since nothing has started now is the best time to make things happen and working as if you're doing it yourself is the best way to get your feet wet.

Look for FSBO's and For Rent signs; Lots of landlords would love to get rid of their homes, but can't find a buyer and there is nothing more appealing to a buyer than an unlisted home.

Support Line

Okay, I did not hear the call with Matt regarding the MLS hotline, but he just said above it is a support line. Your Realtor can get their MLS support line # by calling their local Realtor assocation. The associations are the one that MLS accounts for agents. If your agent calls his/her local assocation and asks for the support line for MLS they will give it to him.
