Hey I have a buyer that has all cash and is looking to buy in a certain area! I have check everywhere but I can't find him nothing! I'm new so I don't know if I should contact a real estate agent or what should I do!

How about going in with someone on your first deal and splitting the commission? The person you partner with doesn't have to know your connection and make the deal in writing.

He'll probably tell you if its on the MLS he knows about it. look for run down /vacant properties and fsbo's. The see if you can find pre-forclosures.

Is their any benefit in getting a Interest Only Loan if I am concern about the monthly payment and want to obtain the property for a short period of time just to get the Equity out. Because I am concern about the monthly Payment? And what is the danger of that I don't trust my Lender because I think she just want my business.

Hey I have been on craiglist and backpage no houses in the area and price range that he wants! I found him from putting out flyers for a buyer for 3 other houses that I have struck a deal on. I'm just looking for a buyer for them. While I was putting flyer out he called and told me what he is looking for and how much he has to spend, plus this is a all cash buyer no hard money loan! But I'm ghoing to put out some I buy houses signs! See what that will do!

She's looking for a property

She's looking for a property in the Spring Vally area of Las Vegas, Nevada. 3 bedroom 2 bath with a big backyard for her kids and she wants it to be facing north or south:) I drove around the area putting up flyers yesterday and found one FSBO no one has answered the number they have posted so I'm still looking.

Reach out to other

Reach out to other wholesalers and see if they have anything locked up in that area. If they do, come to an agreement on the deal and bring them the buyer. get everything in writing to protect yourself. Any deal is a good deal.

I got two call backs from wholesalers that has property locked up in that area Smiling this just might work..Do you know weather or not I can lease option a property from a wholesaler and then do a lease option with my tenant buyer?


Someone wholesaling won't

Someone wholesaling won't hold the property for a lease option. If you dont have a cash buyer they propbably won't deal with them.
If your looking to do a L/O you need to find a FSBO.

If you called the fsbo and did not get an answer than you should hand write a letter to them on yellow paper and mail it without your business card. The letter should talk about you buying there house make sure you put the address in the letter and state some benefits of working with you.

The automated system that Dean talked about in his book. I found a seller that has to move out of state because she lost her job and she is willing to do a lease option with me for 5000.00 to catch up her back payments and 1250.00 a month. I have my tenant buyer in place with a 30,000 down payment I'm on my way to the recorders office to check the title but after i lock up this property I had planed to charge my tenant buyer 20,000 and 1750.00 a month is that asking to much???

Its not to much if they will pay it!
What are you buying the house for should you exercise your option, what are you selling to the buyer for? Will it appraise for the amount you are buying for? Is your buyer pre qualified with your broker so you know they will have the capability to buy at the end of their lease? Are you using an escrow company to make your lease payments to? How much of the rent will apply to the purchase price?
