For Anyone Finding It Hard to Talk To Buyers w/o Any Real Property...

Hello DG members. I thought I would share this little wealth of knowledge with everybody here, because I've found it very helpful.

I have read "Profit From Real Estate Right Now" and have been reading "Your Town, Your Real Estate Profits" and was finding it hard to speak to buyers/investors w/o having any real property to work with.

I was on the computer late one night when I came across something called a "Super Option". It intrigued me and so I read about it and watched the video. Seemed like the ideal way to "Lock UP" a piece of property w/o having any real commitment to buying it. There are many ways you can do this, and in Deans books he explains quite a few of them. However, I was still finding it hard to talk to investors/buyers, or even advertise for them w/o having anything to tell or show. So, when I heard about this "Super Option" I wanted to find out more.

I did a little more dabbling on the web and I happened to stumble into this site, it's actually called an "Option Contract"

And waalaa, a great way to have equitable interest in a property w/o being tied to it. Even the seller can receive other offers, so they aren't tied down either. Its a win win for everyone. I'm going to start using this method so I have something to market, and won't feel intimidated when talking to buyers/investors. what exactly does this do for you to get clients for homes you still don't have access to???

Does this now make investors want to speak with you even though you still have no homes???

This option gives you access to the home(s) your trying to sell, so you can find buyers for them and show them the property(s). I'm not sure what your really confused about? If you click on the link and watch the videos or read the contracts you would understand. This helps you talk to investors, not the investors talk to you, get it?

Here, just to clarify, let me explain. I'm finding it difficult to talk to investors about a property that I have not "Locked UP" yet. Some theoretical property that I put down in an Ad for investors to just call me. Basically I don't like to LIE. So this way I can find a 3BR/2BA house FIRST, that is below FMV and put that under a "Option Contract" with the seller for an agreed upon price. That then gives me rights to market and sell the house for w/e I want, within a certain timeframe, 30-60-90 days, what have you.

This has nothing to do with getting investors/buyers to contact you about a property. Advertising is the next step. The only thing this does is GIVE YOU RIGHTS to a property TO TALK TO investors/buyers ABOUT THAT PROPERTY. So if you advertise that you have a 3BR/2BA and you REALLY DO have a 3BR/2BA, you wont have to LIE about, oh well that ones gone already. Its helpful if your just starting out and don't have any properties to show and don't want to LIE!

Of course, after you start advertising your first property and you get investors calling, and then that property really did sell, you wont have to. Listen, this might not be for everybody, I realize that, but some of us don't like to lie about anything. Call me strange, but it's true. Do you think God lies?

...when someone asks a question, cut down on the sarcasm and condesending tone in your writing. I don't need you to capitalize certain words to emphsize a particular point you're trying to make like i'm a grade school attendant.

Completely unnecessary, especially when you haven't done one thing and you're co-signing something that you haven't even tried yet and if you have, haven't fielded any results from.

I haven't nor do I have the time to watch the videos at this time because I have two DEALS in place that I are in the process to CLOSE this friday so that I can cash TWO CHECKS!!!! The methods I use are proven and not something I found on the internet by chance.

Thirdly, you should watch the videos, they helped me, and they are helping others. If you want to be a naysayer and not even look, thats totally up to you. But don't make others feel bad because they don't do something YOUR way.

I'm glad you have two deals in place and you are cashing two checks. That's good for you, you get a cookie. However, if your going to sit here and try to make me feel bad for what I found, and for what I'm trying to accomplish, and for what I feel like others could really find helpful, then your very well mistaken sir.

I simply asked how this works because I was confused on what you mentioned.

I'm not trying to make you feel anything, but at the same time if I feel I am being talked to in a manner that I don't like, i'll say so.

No vulgar remarks at all towards you or the website; just didn't look at it and asked you about it and responded in a manner I didn't like.

Just read all the post before you assume something please

Just read all of the post before you make such comments as "Does this now make investors want to speak with you even though you still have no homes???" or "what exactly does this do for you to get clients for homes you still don't have access to???" Because if you clicked on the link, read the contracts, or even watched one of the videos you wouldn't have even asked these questions.

That doesn't sound like "simply asking" to me.

BTW, there is very little tone in text. You cannot tell what tone they are speaking to you in, if they are not verbally speaking to you. If you played any kind of video games online that sometimes require a vent server or mic, you would understand this concept very well, because it happens all the time. People get into a fight in text with one another, but when they actually talk with a mic, their tone is way different from what they each thought when they were texting each other.

I still find it totally absurd that you sat here and went back and forth with me about all of this, and you still haven't watched not one of the videos on the site I linked. They are not even 10 minutes each. Could save some time. Yours and mine, as well as everyone elses who is going to have to read all of this crap.

I'm telling you all of this to help you, otherwise I wouldn't have even started typing the first response back. I hope you take this to help yourself. Everyone can use help sometimes. It doesn't mean that there's anything wrong with them, it just means that you're gaining knowledge that you once didn't have. Just like I'm learning and getting help in RE because at first I didn't know S*#% about it. Think about this, when you took your first baby steps, you didn't just get up and start walking did you? No, of course not, you had someone there to help you along the way, at least for the first few steps. Well its no different from what you and I and everyone else are doing on here. We are helping each other. I would love to sit here and go on about knowledgeable insight that I've learned over the years, but I really have to get out there and start mowing my grass.

I hope this clarifies the whole cap usage. I never meant for you to take it that way, and to be honest, I don't understand why some people do. Caps to me are used to CAPITALIZE something so you can SEE IT EASIER, and make it STAND OUT. It has nothing to do with tone.

Introduce yourself to buyers-exchange business cards
“Hi (their first name), my name is (your full name), it’s great to meet you. I’m just getting started with real estate investing. Currently I’m out looking for property for other buyers. Now, you mentioned at the beginning of the meeting that you’re buying homes, so I’m curious as to what you’re picking up right now?”
Get personal criteria
“What kind of deals are you working on right now?” (Buy & sell/buy & hold/lease options, etc.)
“How often do you buy?” (Frequency)
“How fast can you close on properties”? (Cash buyer, has financing lined up, etc.)
Get property criteria
“What kind of neighborhoods do you buy in?” (Low, middle or high)
“What’s your price range?” (100k-125k, 250k-275k, etc.)
“How much equity do you need”?
“What size of homes do you buy? “(sq ft, # of beds & # of baths)
“Do you work with rehabs?” (if so, what type and how much)

First, yelling back at people and getting nasty is reason enough for someone to be kicked out of this community and be banned.

To come on here and discuss things that someone has no experience with can cause people to ask hard questions.

Super option, nice name for a very old technique. That has been around for the twenty years I have been around this business.

Many so called guru's in todays circles have a knack for taking a old technique and giving it a new name. I will watch the video however please know that I am hopeful that it does not come along with a invite to attend a webinar where I have to spend some money.

I'm seeing and reading passion. Keep it up. Try not to fight with the people trying to help you.Sometimes the lessons we learn or the people that teach us are not always the way we would like to be taught, but you will remember. Which ever method you feel comfortable with use. You will learn what type of deal works best for you. and it becomes very easy.
In your quest to become and investor you can't forget to be a salesman. Just because you don't have a house to talk about doesn't mean you can get one quick.If your putting out offers to won't feel like your lieing much longer

What's wrong with new strategies?

It's nice to share different strategies. Markets vary throughout the U.S.(Oops, sorry for the caps). It's a great challenge to find the strategies that do line up with these markets.
I'm sure we all read Dean's books and said "These strategies sound logical and could work". There is also a reason Dean's has written numerous books; to put out updated info in relation to the ever-changing markets. Although Dean's books are fantastic and provide great teaching and info, it's always great to share another strategy that could not only be something that agrees with that particular market, but also to help someone that lends confidence to securing deals.
I welcome all strategies anyone can share, and I will pick the one(s) that fit my needs, personality and experience.
