I just had an offer accepted this past weekend. I personally dont have the ernest money to put up myself. So what is the best way to get around this while I market the property to buyers? I have 13 days left for the inspection period.

if you have a solid deal, you can work out an agreement with another investor here who could loan you the $1000 EM for a $500 fee- you pay them after the deal closes and you get the money from your buyer.

Earnest

I remember my first accepted deal. I did not have the money to cover the check. I took a cash advance on one of my credit cards. I got it under contract and paid back my credit card with the non refundable earnest money I collected from my buyer! Where there is a will there is a way!

Why not create a contingency

Why not create a contingency (inspection) that would allow you 14 days to pay the EMD after the offer is accepted?

Defintely go with the contingency clause

add a contingency clause to give you a 14 day inspection period - that gives you time to get the end buyer in place and collect the EMD from your end buyer

Oops!

If you have a signed accepted offer it is to late to add any contingencies. If not signed yet you can add anything you want. The more weasel contingencies you add and the more you put off coming up with earnest money in the contract the more likely your offer will NOT be accepted. Say you offer earnest in 14 days and the other guy puts up earnest when the SELLER requests. Which offer do you think will be accepted?

Supreme617, may I suggest that you do a lot more research before you go out submitting offers? If you don't know about contingencies you need to do some study before you get your self in trouble. If your contract states that earnest money is due and you have not provided it, you have NO contract OR an inspection period, unless stated differently in the contract. When is the earnest money due? How many hours after the accepted contract was signed?
