i would like to know who has a to do list ....be it for real estate or ANYTHING that has to be DONE today,or this week ... tell or share with me the ONE thing or two if you want that is a thorn in your side and you r putting the whole list off because of it !!! or what is the one task you FEAR or may do last ??? come on dont be afraid ....i have those too and i will share mine when i get 5 or more to share theirs.....

Yes, I have a todo list, and Saturday is my major day for real estate!

Phone calls are my down fall, not sure why, I am on the phone all day at work. But, once I get over the initial fear I am fine.

offers, offers, offers !!
Have finally, through two mailings of last 90 days cash buyers list...got 4 buyers, and I feel 3 are very strong. Have got to start making offers !! Need to learn some more computer skills so that I can use the RE agent that I found last Nov. that gave me that list, need to contact her, make a template contract and start making offers !!
I am up early every morning, and up late every nite.I get sidetracked because by the time I get my thoughts together in the morning, it's time to care for my Mom, and do daily chores, run errands,...etc. etc... I am wearing myself out mentally and physically...by going over and over all this stuff in my head !! I have
Got to start taking action !! Seems like I am paralyzed, almost feel physically bound sometimes.
At nite, I read more, tt go over notes, tt get on track, then get sidetracked again..it's a vicious circle! I am committed and will not fail! I just want to get it done now ! I know that nobody can do this for me...Also, am gonna wholesale first, plan on making offers through a realtor, so I need to write a check, and make a copy to have on hand for my realtor...Wondering if I could get away w/$100 or if I better put $250 or need to put even more to get some accepted or if the higher amount would even make a diference. Don't really understand what is holding me back on these things...also,...am not sure if I should offer 50% of the FMV/ARV or 50% off the list price...sometimes feel like I am physically and mentally bound !! thought I had that mindset stuff all squared away...Also, since I'll also need to submit a POF letter for all these offers I'm gonna have my realtor submit..guess i need to figure out how to download and send an attatchment so I can forward them to her !!...hello angelala !... cheesecake for some, but brainsurgery for me @ I am slightly, verry computer challenged.
But have no fear...
It may be later...
I hope it will be sooner..
But..I will not give up.
I will get it done.
My progress may be slow, but I am thankful for the small steps I have taken, and for "everything" Smiling

i fear

i fear calling sellers about property because i really dont know what to tell them when i dont have the money to purchase the property or dont have credit to get a conventional bank loan even i know u dont need those and there are other ways u can make money like wholesaling. what should a wholesaler such as i say to a seller if i found a super hot deal?

Fear of talking to sellers...we gotta have buyers to back up those super deals that we lock up, after we get over the fear of talking to them.
Shame, Shame...silly me...broke me !!! hahaha !!
We got to get over these silly obstacles if we wanna be sucessful at this !!
Will get over it "tommorrow"....not funny !
So for now, am gonna try to submit offers thru realtors.
We have all the instruction we need to confront sellers in any one of Deans books, just gotta get focused and get our Big Boy Pullups on .

Okay I thought this was going to be

that you shared yours, but I am liking this even better! It is a challenge that will help us. I get it now. I will do mine tomorrow (Monday) I hope. LOL. Today is Sunday, so guess I will have to wait til tomorrow. We are supposed to be hit my winter snow and ice, so might even have to call Tuesday too to get a response. I will post this week on whether I succeeded or not.

Bandit signs

Valerie, I'm right there with you on bandit signs. I finally did it this morning after putting it off for 2 weeks (since purchasing the signs.) Got up and out by 5am Sunday morning to put up my signs. Wore a hoodie sweat shirt and would actually sit in my car til there was no one around and ran to put up my sign and RAN back to the car. Drove around in circles debating where to put them. And drove back to check. CRAZY. As nerve-wracking as signing my name on that first offer!
Actually talking to sellers is next on my Fear list. With the signs out...hopefully it will happen soon (or not Smiling

Basic Assumption

This morning I read Dr. Nemeth's Book "The Energy of Money". (Great book!
Highly recommend people to read it) In principle 6 TRANSFORMING INNER BLOCKS LIBERATES MONEY ENERGY She help find one's basic assumption. No surprise, out of the "FLIGHT, FREEZE AND FIGHT", I found myself freeze whenever I'm out of my comfort zone.

Talk about fear, whenever I think about that I need to call and build my buyer's list, send in offer letter, my shoulder and neck gets really tight, I feel that I'm so tired that I need rest, or else I would follow a real bad headache, so I'd have to take a nap or go to bed early, etc. Now I'm aware that Freeze ( avoidance is my startle response of dealing with fear.)

Dr. Nemeth is a psychologist, she said everybody has fear, successful people has fear too. We don't need to get over the fear, just learn to shift our focus.

I love what Jevon shared with us, write the outcome next to the fear so we can focus on the desirable outcome in stead of facing the fear squarely. shift our focus to the success we all desire to have!

Once you make/put your plan in place, FOLLOW through with the steps to complete,move forward and reach your GOALS by following the plan.

Without ENOUGH action, your GOALS cant be reached or it will take ALOT more time. Complete your steps/goals for the DAY, each day!

I did put up 24 a few weeks ago, and got 3 calls, but no good leads... I have to keep putting up my bandit signs, because I know that I will get calls if I do....

DO IT AFRAID!!! I am glad to hear some Of you went out and conquered your FEAR
some days I have fears .... Some days I fear nothing!!!
The trick is to face fear head on and overcome it . Befor long fear is NOTHING but in your mind and you can automatically tear into the very task you were afraid of.
This week my fear was not getting all I needed done while being sick in bed . I took all week off but still did business laying in bed half minded with medicine. I STILL GOT UP EARLY AND MADE CALLS and STILL filed deals and still got organized for tax season end!! Tax season end of yr still makes me worry some as I still need to get better organized.
I USED to fear cold calls when I first started. I USED TO fear bank presidents and company presidents until I DECIDED to face my fear and continuously be PERSISTENT in talking to them day in and day out .... Even when I stumbled over words. The FEELING I get now while negotiating with them is empowering. I KNOW I overcame this by PUSHING MYSELF to action by just DOING IT !!!!
and YOU can do the same by getting up right now , jumping in the car and putting those signs out!!
Get up RIGHT NOW and make 3 calls to sellers from your local paper and follow that lead sheet !!!
NO EXCUSES get on it !!!

FEARS

Ive been a member for awile,but just got serious about this 2 weeks ago.I have no other options but to succeed with this,my fear is calling agents I guess I fill I dont know enough.
I downloaded the agreement to purchase & I dont have the slightest idea how to fill it out.
I am talking to sellers with no problem & have found 1 buyer so far,I need some pushing to really get things going.

Should not be scared to pick up a phone and speak with someone, which I believe everyone on here does anyway outside of real estate.

I'm sure everyone here has been rejected for a job, opportunity or even a romantic situation. I'm sure you've also gotten over it. Well get over this and move onto doing something.

Bubble burst!

Okay I just spoke with another attorney and she was very helpful and nice, and please note she was not trying to turn me away, but, big but. Here is the info I got:

1) Free consultation is only if I retained them. Okay so it is only $175 dollars, but to me that is a lot right now.

2) She says using forms from the internet or from the stores are blanket forms and does not recommend using them, because she says that is the bulk of their business to litigate contracts.

3) It is about 500- 1000 dollars to have them draw up a contract
aGain a lot of money to start.

And if this wasn't bad enough; the whopper was:

She said most mortgages have a clause that they are not transferable, meaning they cannot be assigned. Does someone one to tell me a way around all this? It sure burst my bubble, and really makes things feel hopeless to me as far as assigning goes!

Congratulations for taking a bite out of your fear ... Now he back on the phone and call 5 more different attorneys and get a 5 or 10 minute fear buster chat and learn more from each Of them . If you call and ask if they give a free consultation and they say yes then this is free education. BUT do this out of your area in case you need to use a free consultation in your hometown.... It won't be used up. The advice they give you may differ a bit?? Although most mortgages cannot be assigned as it says.... Don't let this deter you.... It happens all the time. When u get in the game and keep learning When someone says you can't do something you persevere to find out HOW YOU CAN !! keep calling and learning YOur fear is now beginning to fade:)))

I know how you feel about not knowing enough. When I first started learnIng I felt I never would know enough to make deals happen,!it wasn't until I started taking action with what I DID know AND jumping head first into discussions and questions to make me more knowledgable that things started happening for me. Just get on the phone and TALK to agents, sellers, buyers, learn by doing. I reccomend getting on some 3 way calls or conferences to hear how others are doing it also. Read about the subject you are wanting to improve on. Then take ACTION with it . All the study in the world will not make things happen .... Only action . It's now or never to get in the game.... Pick up that phone and make some calls.?ask a mentor to listen in on some calls. Get u tube n research cold calls and practice roll playing with another investor ......go gettum!!!!

What a ride

Hey everyone there just people, we talk to people all the time, when we go places and 99% of them we dont even know.We are out here to change our lives and help others who need help. When we need help we dont have a problem calling who we need be it a doctor, policeman,fire department, taxie, tax preparer, or a wonderful friend.These are tough times peole need our help so lets step up to the plate and get rid of that negitivity between your ears and maybe in your heart, most fears arent even real, so come on look to the sun and who knows what you will reach.Hey lifes fun if you make it but it takes action to feel the joy and if we dont reach out we wont feel a thing. Put some gas of joy in your cars tank and lets take the drive and Ill bet you we will be ever suprised as to where it takes us. Think and act positively and good things will happen, trust me life is a wonderful journey and sure there are some bumps but who cares we will appreciate the shock obsorbers every once and awhile. You dont have trouble talking to a friend, think of them as your friend and reach out and there will be plenty of wonderful suprises and a win-win for every one. Yes Angie Ieve where you are to and I take my hat off to you for helping Mom, time management will help and dont worry, think of what you can do with some deals under your belt not to mention how good you and Mom will feel.Elix came up with some good points as well as all the rest of you( Jay and Mike). We can be dome and gloom or we can make it fun, make it fun and be thankful for what we have each day no matter how big or small it may be, reach out and you will be wonderfully suprised as to how wonderful the fruit really is. we can thank Dean and the whole DGer family for there loving help. First realtor on board

well I did it & made some calls to realsors & Ive got a good 1.
He said he is working for me & howevermany offers I want to make & at whatever discounted offer I feel the property to be worth,he's up with it & willing to help.He told me about a property listed @ 65K needs about 15-20K
in rehab with a ARV of 160K Im excited now nothing can stop me now.

I've been discouraged lately from calling RE agents. You know, the "you can't do that...walking a fine line...why do you need cash purchases..."etc etc.

So I called today and got one that knew exactly what I was talking about and am getting a cash purchases list from him tonight.

I've had 2 other agents before that sounded like they were on-board and then never followed through. It's almost like they're disposable. I wish there was a way to let them see what we do, let them improve their lives more.

Anyways, just wanted to thank you Jay for the kick in the pants that I needed.
