i would like to know who has a to do list ....be it for real estate or ANYTHING that has to be DONE today,or this week ... tell or share with me the ONE thing or two if you want that is a thorn in your side and you r putting the whole list off because of it !!! or what is the one task you FEAR or may do last ??? come on dont be afraid ....i have those too and i will share mine when i get 5 or more to share theirs.....

Transferable Vs Assignable

I don't think these are the same thing. I think what the attorney was referring to as transferable was that the mortgage could not be transferred to another person. That would have nothing to do with assigning a property (before there is a mortgage).

My Biggest Silly Fear

And maybe the reason I haven't done my first deal... It's bandit signs. Like Val, I don't want anyone seeing me post them, but worse, I'm afraid the bandit sign police will see me!!! I know.. it's crazy. But even worse than THAT, I don't know how you guys put those signs together. I have looked for them and I see the signs but no metal posts or whatever you use to stick them in the ground. So I just marked it off my list of to dos.

calling realtors

I'm still having problems calling realtors. Have called 2 or 3 so far just to look at properties I found listed on craigs list, etc. I spoke to 1 agent & told her about what I was looking for, you know, the "hot spots", where "cash buyers are investing" etc. & she keeps emailing me back that she will get me the info but hasn't yet. Unfortunatly I have asked her to look at a property that my daughter was interested in personally so this agent is more interested in my daughter's search than mine! Also, as dumb as it sounds, it's possible I may know more than she does about the areas & houses that I'm looking for & she's the "expert". I think I have to politely bow out of this relationship-keep doors open, because you never know & on to the next. But I did just find out that a business aquaintance & part time investor just got his real estate license. He's also a general contractor so you can be sure I will be talking to him. At least I know him already & that takes some of the pressure off!

We all need a kick in the pants once in a while. We need to see others share what they r struggling with and how they can overcome ANY obstacle that finds its way in frtnt of us. We r fortunate to have this forum to PUSH each other and Get on each Other to make things happen .?i know I have been guilty of slacking and use deans blogs and mentor ship to get back on track . WE need to start doing the things it takes to make us successful .... And taking ACTION TODAY with our fears and PRIORITIES are the start of the MOMENTUM you WILL encounter when you do what you fear TODAY , RIGHT NOW!!!!
Don't say I'll do it tomorrow or Monday or MAYBE tonight...... if you do then MAYBE you will be successful ... It's not MAYBE for me ... I WILL BE SUCCESSFULL because I WILL do what it takes TODAY!!!

I use deans yellow pad method of 3 columns 1. URGENT OR TODAY
2. THIS WEEK 3. Soon
you have to do your PRIORITIES first or the ones you HATE to do first...... This is how you conquer the FEAR
Also if u focus and DO the top 2 on your list NOW then the rest will be easy .! DON'T THINK of the whole list . just DO # 1 now then # 2 next . FEEL THE ACCOMPLISHMENT of getting one and two done. Then u will have MOTIVATION to get the others done !!

I, like Valerie, am very afraid of looking like a fool in public. One reason is because I now live in a very small town. I used to live in Houston, TX, but now live about an hour South of there in town with a population of around 3,000 people. Not only that, but I'm the President of the local soccer club.

I don't like playing politics. Growing up my whole life in Houston, the way you advanced in a life, work and relationships was based on what you knew. Education was/is just as important as action. However, living in a small town, I'm learning it has less and less to do with what you know as compared to who you know. That to me is just wrong.

If I go out try something new and fail, the news will spread like wildfire through the town and everyone will know before the week is out. In Houston, if you failed, chances are no one would even find out. I don't want to use my connections from my current job or my associations with the soccer club, because I will feel like I'm no better than the dirty politicians using their connections to get what they want without regard to anyone else.

I know I will need a power team to make my dreams of becoming a successful real estate investor come true, but if I try something and it fails... (I don't know for sure) but I imagine the news would spread and no one else would want to work with me locally. That is why, to me, it is vitally important that I have success right out of the gate. If I failed later, it would probably be not as big of a deal, once I have a good track record built.

It also doesn't help that I don't currently have any extra money to invest. I'm living paycheck to paycheck like many of us still are or like most of us once were. I would need to start out as being a wholesaler first, but how do you convince people to loan or give you money when you have no skin in the game.

Okay I'll stop now... those are my main fears, but I'll leave you with another poem I heard a long time ago that has helped me from time to time.

yes we all have fears and as for me i don't know that it's fear, but i still haven't set up my team for the state i'm in most. i guess it's like anything else, you learn and get relaxed with what you "do" by "doing".
i'd have to say my biggest fear is follow through. i put out the bandits. i get the calls. i call them back. i get their info, then duh.

for top agents that work with investors,(they can also tell you investor friendly title co and lawyers)

listings that are at least 30-40& below FMV, fixer ups,vacant,rehabs,TLC,etc.

Ask for 'cash sold'list of past 90 days,+ listings 120+ DOM.

Ask where the hot spots are(places that are selling fast)

Ask what the average DOM is

DONT try to train your REA on what you want to do

Hmmm...what I fear

What I fear is not increasing my business to earn at least double  in the next 3 years compared to what I earned the past 3 years. What I fear is not providing more for my family members. What I fear is not getting to spend more time with my kids. What I fear is to live in mediocrity because my WHY isn't big enough to make me take more action.  

I know what needs to be done,  just have continue working on the system to make it happen and take action consistently.

Fear

My fear is getting started I have read and done research for months,I know I can do wholesaling. I frequently come to the site to get encouragement from the family reading what others are doing. Today after reading the post I took action for the first time, I took my research and contacted a real estate agent. I felt good after we spoke, I was on my way. I email him two offers to submit, he called be to say my offers were too low and would not be accepted. He said he was telling me this for my own good so I would not be wasting my time. I thanked him and he assured me that if I needed any more assistance let him know. I am feeling a little low right now but I am not going to stay down. Tomorrow I am going to start all over again. I must have lost my mind for a moment to think that I found the right agent with my first phone call. Thanks for listening

NOBODY wants to look like a fool.

I understand this too well, as a friend of mine said as he wanted to go out and start REI, "I dont want to be thrown to the sharks". When I was starting out, I didnt want to look like a fool either or thrown to the sharks.

Well, the truth is, youre not being thrown to the sharks,surround yourself with like minded ppl (REInvestors)

Your KNOWLEDGE of REI will overcome fears because you'll KNOW what youre trying to accomplish,matter of fact you'll find that youll often KNOW more than other REInvestors and be able to help them. Instead of them looking down on you, theyll be looking UP to you and asking for YOUR advice.

NOW, how does that make you feel?? KNOWLEDGE is POWER!

About bandit signs

Quick note about my bandit signs...I got the signs themselves (blank yellow 18x24) from a local sign shop 25 for about $35. Had to order and took 2 days. Got metal posts from Home Depot for 99c each, and the fattest Sharpie ever, the magnum from Walmart less than $5.

Had in my car for 2 weeks before summoning the courage to go out and put them out at 5 am on Sunday morning. And only put out 5. Got 3 calls within 2 days. Tomorrow morning, I'll be out again putting another 10 out. Saving some for the stolen ones. and will be ordering more soon!

As for agents...keep looking. They are a dime a dozen. And someone is out there is either experienced with investors or open minded enough and possibly finacially hurting enough to give you a chance. I've been through 3 now. Considering making it 4.

My Fear

My Fear is like a lot of you up here is looking like a fool. The BIGGEST fear is sounding like a fool once someone does call me and hearing the word "NO." I've been doing a lot of research, I have a lot of notes, just by reading what you guys have to say, but yet and still I don't know where to start. You guys are great up here! I've read every question and reply on this topic of Fear on this site....I can't afford to feel foolish and quit because of it, my children are depending on me.

I just can't figure out where to start with this!! Can someone tell me where I should start?

Have you read any of Dean's books? One book I would highly recommend you read and take MASSIVE action is Dean's '30 days to real estate cash.' That book will put you on a fast track to make your first deal with wholesaling and put money in your pocket in as little as 30 days, if you follow all the steps. Its all about wholesaling and Dean as usual makes it simple and super easy to understand.

I know, it's not nice to say,

What holds me back the most is the same,that some of you mentioned before, talk to people on the phone.I came to the USA recently, and my english is not perfect, and because I didn't have any previous connection with real estate I don't want to sound very unprofessional.
