Help Others Find Buyers

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

What has helped me the most is putting a ghost ad on Craig's List. I've gotten about 10 calls from just one ad. And I only posted it one day only. It amazes me that people will call even 10-12 days later on that one ad. This is what mine said:

3 bedroom, 2 bath, Mold Everwhere
(someone on the advisory line told me to misspell the word "everywhere")

Cash only

Call fast (979-____-______) (my google voice number)

I'm going to put another ad on Craigslist tomorrow.

I need HELP!

I have been trying to build my buyers list for 3 months. This is what I've done so far:(1)I got following lists from my Title Co.on:cash buyers only,vacant properties,cash buyers and the properties were Non Owner Occupied,did all the necessary research,sent out letters w/ business cards.(2)I've posted multiple ads and answered all "We Buy Houses" on craigslist using Yahoo and Google.(3)followed all the steps described in "30 Days to Real Estate Cash".(4)Emailed all ads the were posted as Rentals in the area.(5)Joined Insider Elite even though I'm on Social Security.What I have been told when something doesn't work is that not all strategies work in some areas.Now I've been told by a D.G. rep.(name withheld)I need to start going to R.E. Auctions to find my Investors no matter how far I have to travel.What I don't understand is,everyone I talk to or read about says finding buyers is easy when you follow the steps.If this was true I would have a 100+ investors on my list right now. I have also have been told if something doesn't work, try a different strategy.Would you clarify what I need to do or give this email to someboby who can. Thank you for your time. Hi Roy my name is Jesse, to answer your question "What is the one thing you are doing to find buyers?", first of all I have been putting my R.E. Investing on hold for over a year now due to personal crisis so recently I have decided to move forward and start it up. Finding buyers was pretty easy for me more like staring me in the face, and I knew it was there but I just didn't take advantage of it. My mind wasn't really into R.E. due my personal crisis issue, but after seeing a couple of Dean's weekly blog and seeing what my life has been and how it is now and not happy with it, I know I had to do something. So this is what I did, since I have been working in the Title Industry here in San Diego CA since 1991, I starting asking everyone I knew if they know someone that is interested in buying properties and wow did I get a reponse. I am now working with 3 big auction investors group who is willing to pay me big if I can locate properties for them. I am now working with a friend I met from my current Title Company that's a R.E. broker and is willing to team up with and talk to owners in pre-foreclosures to lock properties under contract and assign them to end buyers. Right now we are working on 12 pre-foreclosures hopefully they are willing to do a short sale to save their credit from being tarnished for years by the bank by letting their property go through foreclosure. My advice to everyone "Title Companies, they deal with R.E. Agents, Brokers Lenders and Attorneys, perfect place to get your end buyers because someone knows someone looking for properties and deals.


Canada and the USA

We have posted ads on Craig's list in the USA and Kijiji in Canada and so far have had no problems finding buyers but we have had problems finding realtors in the US. We are looking in Cincinnati and none of the realtors we talked to want to work with us. In Canada realtors have not been a problem. Selling property is the problem there as property is priced very high and now there is no deals on property in Calgary AB Canada

Finding Buyers

Hey Roy,

The #1 way I built my buyer list is going to my local real estate investing club. My REIC has a lot of member and every month I go I add at least 10 buyers to my list. Also I go to my local tax auction in my city every 1-2 months and add at least 5 buyers every time. I also run ghost ads on Craigslist every once in a while and add alot of buyers that way.

5-15 new leads a day! if I'm really hunting for buyers.

Craigslist is like 5 a week.

However, there are a lot of 'FAKES' on LinkedIn, so be aware of that! A lot of people have been burnt because of connections on LinkedIN.

But I'm new and I PURPOSEFULLY ATTRACT DIVINE PEOPLE who i would love to work with. and guess who i attract?!?! Just that!

Buyers

Hi Roy, I've found some at my county court house tax foreclosure auction those that win the bid as well as those who loose the bid add them to your list and tell them you are finding some amazing deals cheaper than anyone else can find!
And. ask for their email to send them deals that fit their criteria, make sure to get their criteria. This was one of Dean's blogs a while back, my favorite! Also bandit signs from when I was advertising my second deal: Investor special for sale 72k
ARV-200k with my number! And I have a free google manta page with my picture an company name and phone number... My first deal came from this buyer who did a search for wholesalers in my town, he bought my FIRST assignment!

I'm a beginner, and I come here for inspirations, and to see how other are succeeding.

I also put few adds in CL, and didn't get a respond right the way, but slowly they are starting to call , as of right now I have 4 cash buyers, and I'm putting my add back on CL Smiling

The trouble I'm having, I also put " we buy houses cash " adds ,so far just one home owner called.

But I'm not loosing home, I'll keep putting adds till I get what I want Smiling

Buyers List

Building a buyers list has been a challenge for me. I live in a small town in Northern New Mexico. Not many houses for sale, lots of foreclosures and those have been interesting to work on. I had a couple of rentals for a while but now want to ramp up the business to do wholesaling/flipping etc. I have done Craig's List ad and got NO response. I have read that some of you get great responses. Can some of you post what exactly you post on CL to get such fabulous results, please. Thanks! Marilyn
