Help Newbies Find Buyers

I am asking again for your help in finding buyers.

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

Finding Buyers

Hi Roy,
We have put out bandit signs and are attending the local investors meeting once a week. We have been fortune enough to get a couple of buyers this way. We haven't closed first deal yet but we are putting it all together and getting our buyer list.

Newbies - Committed To Doing What It Takes

We're new to this. We're attending our first three day live event this weekend in Denver. After reading almost all of the material that we received, it seems like setting up the 24 hour recorded message is a must. We're curious as to how much of a factor something like this has played in the success of those who have built a steady buyer's list.

Buyers & Ducks in a Row

I just attended the buying summit in Vegas and what a great experience! I will say, though, that I am completely overwhelmed and need direction as to what to do first in order to get going. I'm not an overly confident person and this is all a very BIG stretch for me. Is finding buyers the first order of business? How does that work? I feel like I'm asking people for money! There are very few opportunities in our immediate area for wholesaling, or any other profit from real estate transactions. I want to and need to succeed but boy do I need direction! Thank You!


Finding buyers for newbies

I would say the best ways I have found buyers and still working for me would be

1. Going to my Real Estate Investor club meeting every month, I add a couple of buyers every time I go.

2. Post ghost ads of a property on Craigslist or Postlets.com, I get a lot of buyers that way also.

Finding Buyers

We love Bandit Signs: 3 Bed 2 bath (list your area and a very competitive price) MUST Sell by Thursday CASH only. You can do the same ad on Craigs list.

I have found buyers by calling on "For Rent" ads. Often times these landlords are looking for more rentals to purchase.

REI Meetings are a great place to find buyers too!

Thanks for posting the question. I've just went to the buying summit in Las Vegas. The energy of the summit was phenomenal! I want to do Craigslist too. Is there any good ads that i can use? Any tip help.

REAL buyers

I LOVE finding REAL CASH BUYERS that are currently buying in the area I am wholesaling. Where do I do this? AUCTIONS!! County foreclosure auctions are filled with real buyers that OBVIOUSLY have cash and are actively buying in the area! There is no need for a pre qualifying interview. Just approach the active bidders and ask if they would be interested if you could supply deals cheaper than they are paying at the auction. Get their contact info, add them to your buyers list.

The Same ones will be there week after week competing against each other for a 'Deal'.

They pay TOO much!

YOU can get them REAL DEALS to make MORE profits AND get paid!

GO TO AUCTIONS and USE the Investor/Buyer form to get ALL needed info.

Three More Places to Find Cash Buyers

Frequently program members limit their searches for cash buyers to rehabbers. In competitive seller's markets, meeting the price demands of these rehab and resell buyers is not as easy to do. But during the same market conditions, there are landlord buyers and speculative buyers as well, neither of whom are dependent on reinserting the property back into the resell market within 90 days or so. Consequently, they do not require as deep a discount for the property to be attractive to them. Landlords are interested in cash flow, and speculative buyers are interested in appreciation.
So I suggest that we all add as many landlord and speculative buyers to our cash buyer lists as possible. Here are some places to find Landlord Buyers.
1) Call on rental properties--you could find a property purchase opportunity from a tired landlord, or you could also find a landlord who is interested in acquisition. Don't be afraid to ask them if they are, or will shortly, be in a buying mode.
2) Call Property Managers--Landlords frequently communicate that they are looking to purchase properties to their PM's. Ask if they have any owners who are looking to expand their holdings.
3) Attend an Apartment Owner's Association Meeting--These are frequently similar to the Real Estate Investors Associations, but are more geared to buy and hold owners. Meet owners and see if you can help them expand their holdings. To locate associations close to you, go to the National Apartment Association's website, www.naahq.org. Click on the state link to find a list of affiliated organizations, and contact the contact person for more details on meetings, etc.
Build those Cash Buyer Lists, these people are your treasure chest, and can transform over time from Cash Buyer to Private Lender for your deals, to Partners for your big projects and syndications.
