New Forum Idea - New Investors: How to get started, how we got started, a Mentor for everyone, etc.

Hello DG Members,

I have been reading a lot from the new members and I see a common theme. Most new DG Members have a fear to start or a fear that holds them back from taking action. I see many new DG Members join but over the course of a few weeks, they do not take action or join or participate in the threads or forums to share ideas and ask questions.

I always believe everyone has something to offer and we can all learn form each other. I want to see the DG website continue to grow and prosper with knowledge and information for all. Because knowledge is power! Knowledge will replace fear and uncertainty! Knowledge will lead us all on a path to financial freedom to achieve our goals and make the people close to us proud! Dean has generously shared his knowledge with all of us by taking his time to write several books, create various programs and a website to teach to other's what took him more than 20 years to learn. I can not believe the information that Dean makes readily available to all of us just for the asking.

Thus, I am proposing a new forum topic area for New Members. The area can discuss how each of us got started, how we overcame our fears, and how today we move forward. I believe new DG Members have a lot of questions, but often are afraid to ask because they do not want to look like they do not know the answer. How often have we heard in a class that one person may ask a question but 5 other people wanted to ask but were afraid to raise their hand. I want all the new members out there. Jump in, jump into the DG website, TODAY! Take action and be a part of something that is great! The only questions that may be viewed as a "bad question" are the questions you are afraid to ask. So, be sure to ask and be part of something, something that can change your life, something that can give you hope, something that will reignite the American Dream inside of you!

Also, many new members are looking for mentors. Mentors are great and can help in many ways. But to those of you that can not find a mentor, here is my advice. Dean is the best mentor of all! He is on demand for you 24 hours a day with the videos such as "Deal of the Month," or "Dean's Weekly Video Blog," his books, videos, etc. You can have Dean there 24 hours a day on demand to help you through the day. Be sure to take advantage of this benefit as well as the DG website. These benefits are like the Mastercard commercial......real estate investing....Deans books and programs and the DG website.....PRICELESS!

Today is the day, do not put off until tommorow what you can achieve and accomplish today! The plan and information is right here for the asking for the taking, but it is up to you? Are you Ready?...Lets GO! Believe and Achieve! Smiling - Joe

Thanks so much for your insite. I was thinking...she fortunately only made one of us sign the contract in our own name. She did not make me sign it so I was thinking i would set up a meeting with another agent that sounds more suitable.. I know this may not be ethical but I will be honest with the other realtor on what is going on. I will first try to sever our contract with the other agent. I do not want to be unethical. That is no way to do business....I will also try to be more aggressive with her and tell her straight forward what we need and what we expect....thanks again. I will be watching and see if anyone else has these problems....

You may want to try to find a partner that has cash for the first one or two that you buy. Real estate clubs are a good place to network and meet other investors. Also, consider people you know that may not have the time but do have some cash to partner on a deal. Once you work the numbers, then show them what you would like to do. Buying foreclosure

Hi Joe,
Thanks for getting back to me. I don't think I explained my situation properly. I was nervous, being it was my first time here. I already have my own money for a cash purchase. The problem, is getting someone to refinance for 80% of the appraised value to get my money out and some money for repairs on house. One bank told me I had to own the house for a year before I could do this. I thought Matt from Deans book used that method, unless I misunderstood it. Thanks very much Joe you are an inspiration to us all especially the new people.

You may want to try a small local independent bank in your area. You can call banks and inquire if they have the seasoming requirement (that you have to own the house for a year or so). Some small local banks do not require this but they may only loan up tp 70% of appraised value if it is a rental property. If the home is owner occupied you may have more options. Matt Larson did do this these types of deals and at the Gain the Edge event he did discuss with a small group of us that finding good little local banks was the key. Thus, look in your area, or the next closest area to you, ask other investors, or top realtors in the area, they usually know who's financing the deals. Good luck and I hope this helps. Thanks for the insight and comments. We can build a good list fo potential sources such as the following:

- local area banks
- credit unions
- private investors
- friends and family
- mortgage brokers
- hard money lenders
- other professionals we know - Dentist, doctor, etc.
- financial planners, CPAs, attorneys specializing in trusts, retirement issues, etc.

The more resources we have to get our money to buy properties and we can succeed in the REI much further. I know this is exciting to read other peoples posting and get them motivated and you have to remember that Dean did this all alone and didnt have any help in the 80's and now he is teaching us how to do the easy way. Not too many guys would do it to help others.

It is so great that what Dean learned in 20 years he has condensed and is teaching us and wants all of us to succeed! He is very inspiraton and is the real deal! Everyone is a student AND a teacher

Your comments gave me the courage to write my first post. It is so amazing that the DG organization (students and professionals) is so dedicated to the success of each member. I am a newbie and I am just finding my way but knowing that everyone is ready to offer the benefit of their personal experience is very refreshing and empowering.

IF ANYONE WANTS TO WORK TOGETHER

I have been had deans book for about 2 months and also been in the acadamy for about 1 month and still am having problem with my fears in the central VA area. New Investor

Hello I am a new investor and I have been reading DG's books and I am very excited about the program. I have been looking for homes and I have talked to a couple real estate agents. I am working with the Finders Fees and the Contract Assignments. Now I am trying to find buyers but I have been unsucessful in doing so. Thank you for being interested in helping a newbie like myself with so many questions

Hi, i'm pretty much new myself and havent read the book yet because i'm living in Puerto Rico and the book went to my Florida address where my daughter lives. I want to get started already but I know that I need to acquire a lot of knowledge. So far I have learned a lot just by reading the blogs and by deans emails, letters, and articles. Can you give me an example of the offers you made? what do you mean by offers? Thank you so much. I will be traveling to FL end of month & will pick up my book. But here in Puerto Rico there are a lot of houses for sale at very cheap prices and I want to get started. My fear is finding buyers.

Congratulations on being the the DG website. You can do several things to build your buyer's list. You can network at real estate club meetings, advertise on craigslist or through posting flyers. assignment

Hi Joe,

I have been out of the loop for a couple of months now so what is the best way to assign a contract currently? Things are changing rapidly and I know here in Arizona very few banks will accept and/or assigns on an REO. I know it has been mentioned about the land trust or adding your potential buyer to the contract and then quit claiming the deed to them after close. Is this the best option, or has something new been found out that I have missed in the last few months? Eye-wink What's your technique on assigning?

Niki,

Usually cash buyers can making assigning a deal go smoother. However, there are various other ways to make it happen. I am in the midwest so I am not as familiar in Arizona, but I would think it should work the same in most areas. Most of these banks just want to ensure they close the deal and move the properties off their books.

Dean can probably explain it 100 times better than I can. So you may want to reference the assigning of a deal section in Dean's book "Profit from Real Estate Right Now". It really covers the topic well on pages 151, 153, 164-170. On page 164 is the assignment contract and on pages 260-261 covers assigning the property. I hope this helps. Good luck with your REI! The "Just ask" works

Hi everybody,

I'm new to the program, well sortof I bought the books in April then all heck broke lose in my life for the next couple of months. I was able to read the books and loved them. I didn't get much time to take action yet, but I've been getting on this website as much as possible just to listen and learn. I listened to the teleconference this week and I wanted the edge package. well I'm married to the biggest skeptic and naysayer I think in the world LOL. So all day Wed. while I was at work I was trying to come up with an approach to go to husband and tell him I wanted to invest in this. Since we don't have much money I knew it was going to be a hard sell. So after work I went home and after about an hour (I knew I didn't have much time to get the program) I finally got the nerve up to bring up the subject. It was just what I was expecting!! Alot of negativity, no's and I'm crazy comments. Well we went back and forth and every question he had I had an answer (I shocked myself when I realized I had answers to his questions), this went on for about an hour, and he asked me if I could show him proof, so I said I would call in and get a coach to talk to him, well he didn't want that, so I seen that indianajoe was online and I tried to e-mail him to help me out(wasn't sure how to e-mail through the site) well I guess he was impressed on how hard I was trying to get him the proof he wanted before time ran out. He came to me and said I could do it!!!! I couldn't believe it!!! He gave me a 6 months window to prove to him that it works, so I'm counting on my DG family to help me get this done!!! I can't wait to get the edge program, I'm so excited!!! I have already found 2 house less than a quater mile from me that are in need of rehab and been sitting empty for about 3 years, thinking this will be my starting point!!
