Went and met a real estate agent today that my mortgage broker told me would be a good one to work with because he has been in real estate for alot of years and knows alot of stuff. I told him that I was going to be assigning contracts and was going to need an agent to work with me. I asked him if he had ever work with someone who was assigning contracts and he said he had done it all they just have different names for it. So I started telling him how I was going to do it and he was dumb founded. I asked him didn't you say you had done it all. Even though he had never done this system he still went on and tried to crush my dreams by telling me that if I did not have any money to invest myself I was wasting my time. He told me that everyone owes more on thier house than what it is worth. I said but if I can get 2 out of 50 offers accepted and then assign a buyer for say 5k for each that is 10k for me for the month,and a great commission for my agent. He agreed and then went on to try and shatter my drems some more, and more, and more. So finally he told me he was not interested and said he wished he could give me some advice on where to go next. I just smiled and said well I know were I will go next. He said where, and I said across town to the other real estate company, once again he looked at me dumb founded and I said, well there has to be someone in this business that would be willing to do some extra work to make alot of money.
Well to all who have not met with any real estate agents yet keep your head up no matter what they tell you. You will never achieve your dreams if you listen to all the negative people in the world. I am glad Dean's books told me about this type of person. If I had not been prepared for it I would have been crushed, and maybe just gave up. I mean when someone who has done it all according to himself says that it will not work why would you try. Well I hate to burst his bubble but nobody has done it all.As I walked out I thought to myself I bet he will regret that in a year or so when he see's how much money he could have made. Because I was prepared I walked out the door with a smile on my face and more fire under my toosh to get the ball rolling. Just remember there is a way to make money at anything you just have to be determined enough to figure it out.

I'm a newbie and almost every agent I've called has had some negative thing to say. "This market didn't get hit as hard so not a lot out there" or "you don't want expired listings, they aren't interested in selling" one lady told me. I might be new to wholesaling and Dean's program but I'm not an idiot, so my search continues for a killer agent that will do what I ask and let advise me but also produce what I request.
I'm going to keep calling offices till I find one. I already have a cash buyer to and just need a deal to give her.

I wouldn't let RE agents get you down. The hard skin we develop as investors is good for us. It allows us to wipe off the rejection and keep moving forward. That is one of my biggest mottos I live by. If i fail at something, I just find a way to pick myself back up and keep moving in the direction of my long term goal.
I know if I do I will eventually make it. that is my story so far. I haven't made it, but i'm on my way

Agents come as varied as jelly beans
RE agents have different backgrounds, knowledge, experience, personalities and specialties. Just like Dr's, RE agents specialize in different areas. Some specialize in "First time home buyers", some in "Short sales" etc. You may go through several different agents before you find the right one that fits you and is an asset to your business. Don't get discouraged - you are lucky because YOU get to pick which agent you will work with and will be an asset to your business. Remember that this is YOUR business and you get to interview and decide. Be an awesome CEO of your business and make decisions for the success of your business. If you have a bad agent - get rid of them...NEXT! Don't dwell on it - move on and find another one. Sometimes it's just that simple

"if you want to work with me I'll need a Buyer Representation Agreement signed"?
We want to tell her to forget it, but I need some suggestions on how to respond to her.

I sign them all the time that are specific to the property they bring me that I am offering on. I never sign one that is not related to the specific property we are working on. Tell her that! Tell her you work with more than one agent. Who ever brings the deal, you will sign a agreement for just that property.

I have been having a hard time finding an agent....I am starting to wonder if they really exist? I know Dean says to get an agent to help you but do you really need a real estate agent to help you as a wholesaler ? Can't you do it without them ?
You can definitely wholesale without an agent. Look for FSBOs. You can very often get better deals and less EMD with them anyway.

In response to the buyers representation agreement, I think if you've found a GREAT agent, I have no problem signing one of those forms. I did. After a year of working with him, he started giving me less than what I needed so I had to "fire" him and terminate the agreement in writing....basically I just sent him an email.
No big deal....I'll probably work with him again in the future. He's having some issues with his broker and he needs to clear all that up and maybe change offices before I work with him again. We've talked and there are no hard feelings between us.
I too was asked to sign a buyer rep agreement before the agent would show me any properties or represent me in any way...I did not feel comfortable so I did not sign. But, he also asked me to complete a financial statement....I did not do that either. Reading the post here I know you don't need an agent to wholesale so I will continue to search for an agent but will not allow the fact I have not been able to find one hinder me.
I am currently reading Dean's 'Profit from Real Estate right now' and Matt Larsen says to get a RE attorney and not a title company involved with the closing. Because I am very low on funds how would I have the end buyer cover the earnest money and also the attorney fees so I don't have to pay anything out of pocket ? I have alot of anxiety around "How will I cover the earnest money ?" and " How will I pay the attorney?" So if anyone can help with a way around this I would be very appreciative...

NEVER tell an agent what your strategy (or its details) are. It's like trying to explain to your boss that he isn't the most important person in the world. He won't understand, he won't believe you, he'll throw you out of his office, and make fun of you after you leave.
"Assigning a contract" is a legal process. Assignments are to be done by attorneys, and in some states, title companies. Not agents, not realTORs, not brokers. If you're not there with 30% down, 70% in your wallet, happily willing to pay retail PLUS, all they hear is "wot wot wot wotttt!" (like the grown-ups in Charlie Brown).
That being said, there are still agents out there who can help, but they're seasoned "buyers agents," or investors themselves. Tell them what you need: Comps, market data, seller info., and the 1st word on properties that haven't hit the MLS yet, or just expired. Anything else you need to invest, you can get on your own, and should.
Don't commit to any agreements, don't make fun of them while you're there, and make sure you remind them "State law requires that an agent presents ALL offers." As I'm sure other agents will try to "explain" here, they're not your servants. That being said, 98% of them are not investors either. Don't try to convince them to understand what you know how to do. Get out there and do it regardless. Keep your head up, best of luck to you...

As a broker for 35 years I can tell you there are real estate agents that understand investing and wholesaling and will work with you, but you need to do your best to not utilize their time unwisely. When working with a realtor, emphasize the positive aspects of working with investors. Say, “we will need to make multiply offers to find a property for the price necessary to make a profit, but when we do, we will close quickly with cash and then turn around and do it again.” Realtors just want to know they will be compensated for their time. One way to not waste your time or theirs is to make offers at 65-70% of the listing price without running comps or visiting the properties. This way you don’t spend wasted time on those 24 properties that don’t have a motivated seller. On the one property out of 25 that does have a motivated seller and he comes down close to your offer, do your due diligence on that property only by getting comps and visiting the property to determine the rehab costs and then run your regular formula to check your offer and see if it works. You will find that most of the time the short cut formula will pencil out. If it is too low you are better off. If it is too high, renegotiate by saying, “my contractor gave me a bid and it is going to cost more than I thought. I need you to lower the price by 5-10k for me to buy it”. This process will save you hours of time and not burn your realtor out.
I have went through 8 agents and afraid tell this 8th agent to make low offer to scare her away. I felt that I am stuck here (for a while) and not sure what to do to move. then just found the site contain these RE agent post today. I felt that I can move forward again. I will continue try as many useful comments suggested. Hopefully, I can find one willing to make low offers. Thanks for the encourage comments
