Forecast: 95 Degrees today, with snow?....Real Estate photos have snow could be a deal for days on market!

Hello DG Members,

I really enjoy the forums because I can share my thoughts with other real estate investors. I want to share with you a potential tip. If you live in a climate that has snow, look on-line for pictures of real estate listing with snow in June or July! These listings were listed in the winter and the photo has not been updated.

I laughed today because it was so hot, you could have cooked an egg on a sidewalk! It was 95 degrees, hot and humid. When I got home I looked at various homes on the internet and laughed because some had so much snow you could barely see the home! I feel you know these homes had to be on the market a while and they could be a potential deal.

So look for the snow in June and July, it may lead to your next deal! There is no need to bundle up so you can leaves your hat, gloves and boots at home, after all it is summer time...right? Good luck with all your deals! Believe and Achieve! Smiling - Joe

This is very true. I come across the same thing looking at pictures at homes in NY. It was in the 80's today and yet there are still manyyyy homes listed obviously taken during winter. We can use this to our advantage. Jeremy

Yeah, the midwest had more than it's share of snow and cold this winter. I don't know about you, but it seems like we just got rid of the last of ours, and like you said, it's already right around the corner. lol. Enjoy the heat!

Thanks for the comments. It was a really tough winter with ice and snow almost every week. My snow shovel was working over time. I could not believe how we would run to the local Home Depot to try to get bags of ice melt before the 10 other people saw the same last 2 ice melts bags you were going after. I even would carry 40 pound bags of ice melt in my car so my car would not slide on the icy roads while driving. Most cities including Chicago were trying to save on road salt this year. I remember one bad snowy day in Chicago, it took me over 4 hours to get home, I was ready to start walking as 5 lanes of traffic were reduced to one lane out of the loop.

I have a car with over 100k miles that has doors that freeze in the winter so I need to carry a hair dryer to de-ice the locks and door. One time I had a frozen door that I held closed all the way home from Chicago. Thus, I do not miss winter and I hope summer stays around for a while. It is always nice to see the marinas fill up with boats as people anticipate the summer.

You sound like you're describing a view from my town, looking over the marinas on Lake Superior. I can totally relate. I think we should have a DG convention up by the Great Lakes during the summer so everyone can experience the beauty. Smiling

Thanks for the reply. Yes, Dean came into our lives at the right time. Sometimes you hope and even pray for a change and what an enlightening time it has been. We feel like different people. We are working on paying off credit card debt, etc. I hope to buy another car by the end of the year. Everytime I look at a car, I think it could money going toward another investment home purchase Smiling Thus, I am like the kid in the candy store looking at my $1 bill in my left hand and looking at the great candy selection in my right hand and trying to decide what do I really want more!

In the last few days, I have complained a little about the traffic for the Taste of Chicago, but I have to give equal time for the benefits in the City of Chicago. The summer is the best time of the year. There are so many outdoor cafes and live music in restaurants and on patios that it is great to walk around during lunch. The streets that cross the Chicago River are actually draw bridges and when the sail boats go out on the river to Lake Michigan it is so fun to watch the boats glide on the river and each street bridge go up. There are also tour boats that go up and down the river and it is fun to watch all the boats and people havaing a great time.

At lunch time, I also enjoy taking a walk to the Lake Michigan lakefront next to Lake Shore Drive. There is a boat marina and you can watch boats go out to the lake. It is a truly awesome site on the lakefront. You have Lake Michigan and the boats, then you have Buckingham Fountain across the street and the Chicago skyline, the museums and the planitarium in the distance. It is rather relaxing and often hard to go back to work.

We are currently on Deal #9. I have to post Deal #7 and Deal # 8 which involves more tax sale deeds. I hope to post these in the next day or two. We have a few properties on the radar and hope Deal # 9 will be soon based on some recent offers we have been making. I really like a 4 bedroom 2 bath home with a 2 car garage with a one bedroom apartment above the garage in the rear of the property. I have been making offers on this one for the past 6 weeks. But the bank and I keep inching back and forth on counter offers. I want the deal for 50% or less of FMV and they are looking to get around 80% of FMV.

The midwest (Great Lakes Region) sounds like a great idea for a DG member gathering. I know Dean was in Chicago a few months back when he was interviewed by WGN TV. I would have enjoyed the opportunity to take him to a Cubs game and show him the local sites. We would have even had to make time for a world famous Chicago deep dish pizza!

Thanks for the comments. The garage does need cleaning but the bottom of the garage door was iced shut a few times this year so it was a catch 22 about where to park the car. I am looking forward to the Fall because I believe real estate prices will "fall" in the Fall when children go back to school and home sales will slow a bit.

Iced garage door

Put down a line of ice melt salt along the bottom before it snows or ices and it should keep it open. You may need to replace it so keep a watch on it. I have used this before and it worked.
