Sandra, Angela and Marc,
I have only been quickly in and out of the site the past few days and just now had a moment to read through the postings here of the past few days. I am blown away by you all going to the www.freerice.com site and having fun while at the same time, as a result, making sure rice is being donated to the hungry through your simple actions on that site. Amazing! I sure hope more and more people see the site, realize it's run by the United Nations, then go there from time to time each week and enjoy a few minutes of playing a "brain teaser" that results in doing so much for people who are hungry. I had known about it last year and I regret to say I had forgotten about it, but no longer. Having it as part of my signature on the site is a constant reminder to me to go there at least once a day and do something good for people. As you know, it couldn't be easier and doesn't cost a thing!

Thank you, thank you, thank you. And thank you, Marc, for starting this Positive Thoughts forum so that every day we can all post something good whether it's about real estate or not! I do my best to always stay in the positive and leave no room for the negative.

Nancy - as far as this forum/post, your welcome...I just thought that people need POSITIVITY in there life, and this is a great way to do it. Great site, and great people...And positive vibes cant hurt...I know being positive is hard on a regular basis, so why not see if people will jump in and post great things in and out of real estate...

so anyways, my positive stuff for the day
-appraisal came back on the multifamily I have been working on...
-got some feedback on our offers, none accepted, but feedback is better than nothing
-moms birthday went well
-got compliments on my car again

So I realized that I hadn't yet posted my positive thoughts for today, and Marc you are very good about posting yours and keeping this forum going! So here's mine for today:

Today I received my "badges of honor" as I'm calling them from the DG site. Take a peek under my photo, etc. and I've gone from a bronze medal all the way up to a gold medal and knowledge discovery symbol. I had a big smile on my face when I saw it. Funny how something like that can make you feel so good! So my thanks to the DG team who felt me worthy. I must be doing something right!

Other positives today:

It's a beautiful day in the Chicago area today, sunny and the humidity is gone.

It's near the end of the work day and I'm looking forward to going home and spending time with my husband.

I had a really fun time this a.m. on the DG website; a lot of nice exchanges with different people.

Thank you...It is kind of like my second journal, with just the good stuff...and not basically just my real estate stuff...its nice...

anyways, lets see...I guess today is starting off pretty good, so
-got plenty off sleep last night, since I was way over tired
-not looking forward to work, but today will be a good day(ill make it a good day)
-Tomorrow is the big Kenny Chesney concert that I have been looking forward too
-2 days in a row off from work starting tomorrow
-always moving forward in real estate, even if it is only a little on some days
-always moving forward in life, even if its only a little on some days(learn and grow everyday)

- Everyday I find an interesting article to brief - like the 353 new species they have found in the Hymalayian(?) Mountains from 1998-2008.
- When I am with someone or a group and the conversation starts getting way negative, I get this big surprised look on my face and literally blurt out the main topic of the article.
- Most times people are stunned at my loudness (I'm soft spoken usually) and it catches them off guard. They have to rearrange their thinking pattern to the new obsurce topic.

This works like a charm. I'm lovin' it!!!

Well, I may not be going to a Kenny Chesney concert this week but I'm looking forward to spending the weekend with my sister and her kids.

This morning I wrote an encouraging post to someone on this site and hope they get at least one positive thing from it.

I'm about to tackle a project at work I've been putting off and I'm determined to get it done and off my desk this morning and with it a big sigh of relief.

It's a beautiful cool morning and the day is suppose to be another winner!

KENNY CHESNEY - country music...one of the biggest "stars"...I listen to literally everything...Country, Rock, little bit of rap depending on who, pop, and even a little bit of classical...but don't tell anyone...I may get embarrased over telling you that...

Some More Positive stuff in my day
-hot and sweaty, but work went well
-my aunt went in for a surgery today cause of possible cancer, and came out well
-it wasn't cancer

As for tackeling something you have been putting off, congrats...sometimes those are the hardest to take care of...

Richie - appraisal came back(i updated in my journal) came back lower, which is a GOOD and BAD thing...I don't want to sound repeaditive if someone already read my journal...so I won't get into it to much, but I am in the process of waiting for the broker to get back to me so we can go over the new numbers...

Haven't been around much at all the since thursday...Its Monday today...and work in a few minutes...

Positive thoughts of the day
-kenny concert was awesome on thursday
-got to spend lots of time with friends
-sister and I have been hanging out more lately
-spent saturday night with my uncle for his birthday at a Dokken(80's "hair metal" concert)
-got lots of sleep I needed yesterday after work
-Back to Real estate, cause slacked off for a few days

The website for the grains of rice is a fun site. I use dialup, so I put it on my favorites. This way I can play while waiting. This makes the time pass in such a productive way.

Positive for today:
Going out of town for a seminar on marketing my real estate websites.

-Spent a great weekend in Michigan with my sister and her family.
-Got a great deal at a MI roadside stand: 6 squash for a dollar!
-So happy to come home after the weekend and be with my husband.
-CHOOSING to be happy and positive on this day!

Well Mark, you can use the low appraisal in your favor. Tell the owner you need him to work with you to renegotiate the price because of the low appraisal. Let him know that you really want to get this done and make it a win win for both of you.
Di you ever find out what he owes on it?? If not , it would help you with getting an idea of how low he can go with the price and still make a good profit. The other thing is if you think the house will be worth alot more in the near future, maybe he can carry a note for 20k or something like that and sell the house for less to you. just an idea.
stay positive and keep trying. You will get it done!

I have thought about that as well Richie...I have tried getting things done another way, but aint working...So called my agent, and explained that over message...so hopefully he will call me and we can figure this stuff out...

I know the house will appraise for more when the market gets better...but I also know, even if the appraisal never goes higher, the cash flow is awesome in it...

so the deal is great even without equity in it...

so trying to be positive since this forum is about that...
-I keep working at it...it aint over till the seller says NO...and until I hear that, I am going to work at it...

In addition to my committment to RE I also committed to myself to get back involved in local theater (after a more than 12 year absence) and as of this morning I have been cast in a production that will be staged in late October. Fun!

My day so far hasn't started off that great at all...
-glasses broke in half
-positive side though...i had my old glasses to fall back on
-just kinda cranky today, and I think i slept to much
-positive side - well rested
-work in a couple minutes
-make money, and atleast I have a job

This is a great post and a good reminder to everyone that we all have those days. But we all have good days too.

About the naysayers and negative people, we all know they are out there. I try to remind myself that they just don't know any better. They are not the types to step out of their comfort/safety zone and take a chance or try something new. How boring for them it must be.

After attending my first RE investors meeting I realized that a lot of people are not negative about what we are doing. I also learned that some of what I have been hearing about realestate in our area is not always the case among all investors.

Thanks for the freerice.com, it's a fun way to help make a difference for others and improve ones vocabulary too. I e-mailed this website to my friends.

Another day, Another opportunity!!!!!!!!!!! Start Again......

-Got an awesome phone call from Sandra and lubertha, who are helping out with a possible deal
-bout a week for my new glasses to come in, but they cost nothing since under warranty
-old glasses work fine for right now even though they are nowhere close to as good as the newer pair
-starting to regain some much needed real estate energy
-things are coming together it seems as always
-never quick enough, but always moving along and never stopping

I was on my way from work with maybe two dollars in my bag, very contented and cruising home on my P2 LOL (my two feet). Something just told me to look down, and there in front of me lying on the ground, two crisped twenty dollar bills and one five dollar bill. With a group of men standing a few feet to the side of me,I calmly bent down and picked them up and put them in my bag. Still a little perturbed if they were really real, since I had never found money before. Immediately, the second feeling came to me, I wondered if I was depleting someone of a few dollars. Off course, I spoke to God, wondering why he did not show me who had dropped the money. But I guess, he alone knows why. Then I began to ask him to please bless the owner bountifully. Up to now,I am still concerned, and by the way they were real genuine bills. God Bless.

-off to mass tonight for the night and heading back sometime tomorrow
