First the contest and now I am asked to speak at the EDGE! Will you be there?

I am sorry to bother you again but I think you might have missed my questions from the other day. On December 16, 2009 you wrote a story on this website about losing your home to foreclsoure. I read back in 2008 you wrote a story that your home was being foreclosed on. Was this the same home? You claimed to have made $30,000 last year but you are still losing your home? I don't understand, does foreclsoure take over a year? I am trying to understand how foreclosure works and how long it takes from start to end.

I read in your prior stories your husband owns a construction company and does a lot of the work for your deals. Is your husband one of the 2 partners you have talked about? I know you had mentioned a real estate agent was one of your other partners too? I am trying to understand type of partners to look for because I have had bad experiences trying to work at a business with others before. Can you explain who your partners are and what each of you do for each other?

I am still confused how all this is done from home? Doesn’t your husband look at the properties to still do estimates and does the work for the deals? I believe I read about a property that had a fire that he did all the repairs. Can you better explain step by step what it is that you do? I hope you do not mind, I am just trying to learn so I might be able to try this. Thanks.

I am pretty new to the family and am still soaking it up like a sponge. When I look at where you have come from in the past year, I am amazed. As many of us, my financial situation could be better. I have decided to pattern much of my activity after yours. Once I am making things happen with assignments, I can branch into other areas of RE. Thanks for sharing what you have done to become successful in RE and to turn your finances around.

You are just on fire since taking the big win! Now as you reap the benefit and use the leverage of this exciting time it's just another natural step to mentor others. It really makes us better as we do! We all look forward to your ideas and as a speaker I want to share three points that I hope you will find helpful:

1.) Always approach the talk and the audience being very clear that it is about them. You are giving us a simple gift of your story. You are more than enough! You are the winner of something we all wish we could win! Bring your humor, and rehearse a few times on how to recover should something going wrong. If you freeze, or forget something, be ready to move on quickly with something funny, or somehow appropriate.

The real difference between a "Pro" and a "rookie" is in how they recover from mistakes. They all make them, the pros rehearse for them!

2.) As you are deciding what to say, and how...spend most of your time on the first two or three minutes of your "opening", and the last minute or two of your "closing" statements. Since it's your story, the middle, or body of the talk will be natural, and fine. Audiences tend to recall the opening and closing above all unless you will be very emotional in the middle.

3.) All growth seems to come with some discomfort. We all know this as we get going in R.E., and others things. Decide to have fun on the plane ride and on stage. his is awesome growth! Be brave and look out the window on the ride over. It's amazing if you don't fly much. And while on stage look for the smiling faces of support and love. The room will be full of people who want you to succeed!

Carol, you have kept us motivated to make our successes possible, so why not have you present. I believe everyone should have a chance to express what they have done and where they are at present. At this EDGE Conference there should be some networking for seasoned investors to work with others less successful. Maybe breakout group sessions for short periods. I believe that knowledge should not be held back but shared freely. According to Confucius, "There is nothing more gracious in life than to pass on to others what one has learned for oneself." You are granted the opportunity to do so and I know you will make the best of it, because of who you are. God Bless.

First, I want to say congrats on the contest and I feel that you really deserved the win!! As far as flying goes, just take a couple of sleeping pills about 30 minutes before you board the plane and by the time they finish with the safty lecture you'll be asking for a pillow. The next thing you know, you'll be told to wake up and that you're at your destination. It really takes the nerves out of the equation and you get a little rest as well.
I know that you'll do fine at the event and I want to wish you good luck in all your future endeavours!

Thanks Rick, I actually went to Arizona over the weekend and had dinner with Dean. The plane ride was 5 hours long but it went pretty fast. I made it through and I am ready to do it again!

As far as sleeping through it... My husband and I took the baby with us so sleeping was out of the question.

We are driving our 5th wheel to ~The Edge~ My husband is complaining a bit, but its a good excuse to not be in the normal rush of everyday life. The Edge will be just what we need to get on track. I look forward to being submerged with out any distractions for 2 1/2 days, and then on the drive home we will make notes about what to do next. We feel a bit paralyzed sometimes in our direction. How do we know which house or family units to invest in or should we bird dog? Part of that is having so much on our plate and not taking one thing at a time. We have stopped reading book #3 until we can do the things that are recommended in chapters 1 - 4. Yep, we need The Edge because we need to move forward. Can't wait!!!
