Need Advice in Finding the Deals Please

I've built a decent buyers list and I'm ready to start finding houses to assign. Bottom line - I'm not finding them. All the houses I'm coming across are priced too high to be able to give my wholesale buyers the built in equity they are looking for. How do I find houses with deep discounts? I know I'm suppose to find motivated sellers, but they are eluding me. Please help and thank you!!

Drive around

Get out and drive around and look for empty houses that are in need of repairs. Look for FSBO's and call them. When you find an empty house look it up on the Tax Assessors web site and find the owner.

Go to for sale by owners website www,forsalebyowner.com,type in your state or city,look through the list of motivated sellers.In the email question box,
tell them who you are and that you work with a group of investor buyers who buy houses fast.Leave your contact information,when you get a responce talk with them and see what they would sell for if you could find a buyer for them and close in 14 to 30 days.And go from there.

You got some good, solid advice on how to look for those deals in the first several responses above --- go with it and never give up!

This is what Dean teaches us and as long as we follow it you WILL find the great deals you are looking for! You have received alot of good ideas above - keep being persistent! Are you in Yucca Valley or Victorville area?


Don't limit yourself....

to just trying to find houses with deep discounts and massive amounts of equity

Look for cash flow properties as well. There are a ton of buyers who don't mind buying homes with relatively little equity, but are in nabes that command high rents and net cash flows

my opinion

Rarely are good deals "found". They are created. You create a good deal by putting in a lower offer than they are asking. That's what I do month in and month out. Hope that helps.

assignment deals

So johnathan....what particular law or code does an assignment deal violate, or is your statement based on another he said/she said conversation you heard? Nevertheless, continue to think assignments are illegal and that will be one less tool in your tool box.
